You know, I was returning home and decided to take a walk from Bursa area to Azrieli towers.
On the way I saw a zoning notice regarding Ben Arim tower.
Didn't read it, but I think it says that the plan is currently in the "waiting for objections" phase, before it will be reviewed again and get the final approvals.

Really? Ill take a look. Havent seen that. Ben Arim Tower is one of my long awaited towers to be so thanks for the update. I remember close to a year ago they had fences surrounding that plot with ״סכנה כאן בונים״ signs all around, giving off the impression that construction was meant to begin. Then they took it down and the plot continues to act as a conventional parking lot.

I donít think Tel Aviv municipality will care of any objections for this tower. Itís meant to be their crown jewel and they will build it at any expense. When they will start is another question altogether.

No, they won't. Most people don't event know the lot is a part of Tel-Aviv. The municipality will probably approve the tower and then try to sell the lot to the highest bidder. I highly doubt the project will be built by the municipality.

It is a very bad idea for the city council to invest public funds into what is essentially a high risk investment.
I don't think any mayor would risk doing that.
If the real estate market moves in the opposite direction, it will be hundreds of millions of shekels lost.
Not to mention the tarnished public image and zero chances to get re-elected, there is always a possibility of criminal investigation that could put the involved in jail.

The Diamond Exchage had a launch party with scale model and in interviews they said it would be completed by 2030 with over 700,000 sqm, Israels largest project of office towers complex. They somehow plan to start work after permit next year.

I don't know much about it, but yashar architects posted an article on their instagram page, and they gave a presentation to the diamond exchange regarding it.

What a stupid article, as expected of mako.
Let's go over their mistakes:
1. 0% chance that construction is going to start within 2 years. There is no developer. No marketing was done. I'm not even sure the tower was fully approved.
2. Once construction starts- 0% chance it's going to take 4 years. Construction of similar towers in China took roughly 6 years.
3. The article claims it will be the 2nd tallest building in the Middle East- which is wrong since both Burj Khalifa and Abraj Al-Bait will be taller. Maybe they are referring to the top inhabitable floor or something?
4. The article claims it will be the world's 4th tallest tower- again, wrong, since there are 5 towers which should be significantly taller (and a 6th one U/C), as well as 4 towers with similar heights, so it should be 7th-11th tallest.
5. The article claims there will be 1 "shuttle elevator" which goes up 80 floors at once. This doesn't make much sense- such a tall tower should have an observation deck at one of the top floors with a direct elevator.

Will it be developed in the future? Probably. At that height? Probably not. With that design? No chance. When? Probably not before both Toha2 and the new Azriely are fully marketed, so I don't expect any significant progress in the next few years.

they can hire contractors and be the developers they dont need someone else.

IMO This design is very elegant. Yashar have done a great job.
Now hopefully they dont change or scale it down.

Yashar Architechts have posted a video presentation of the project with some more details, Hebrew only. Iv'e also updated the new tower name - IDE tower, can a mod please change that in the title as well?

wow thats double Azrieli Center.
also double Azrieli Spiral Tower (91 FL u/c)

looks unrealistic so much space.

In the video, the entire space of all three towers in the complex will be 780,000 sqm once finished. Sounds very inflated and grandiose.

But Azrieli Saron's floors for exmple are about 2400 sqm each, so if it were a 120 floor tower- the total floor space would have been almost 300,000 sqm.
Shanghai Tower for example is about 380,000 sqm for 128 floors and looks quite slim:

My guess is that this tower's floors are larger than they look.
