Čučnula i reklama za bioskope na zadnjoj strani Plaze.

odakle ti sad ovo? nikakva zvanicna potvrda ne postoji. jedino onaj plan lokala sto se vrteo na forumu..

Plaza vam je fenomenalna i sve pohvale ,menli licno drago sto je u KG a ne u NI ili NS i ako su malo veci ,jer ja bas gotivim KG.. A sto se tice H&M mislim da nazalost za sada nece doci jer posto sam radio sa njima u HR, oni imaju politiku sljedecu... Prvo se otvara butik u glavnom gradu na udarnoj lokaciji .. nakon toga u trznim centrima tog grada ,i posle se siri po drugim gradovima... takva je politika skoro svih vecih brendova .. Zara,Mc Donalds... ali valjda ubrzo dodje.. jos jednom bas sam srecan sto ce KG dobiti ovako kul mol..

Ne znam što su ljudi navalili na H&M, oni uopšte nemaju neku robu, jedino što su jeftini.

Mislim da, ukoliko u Plazi ne bude H&M, da bolje ni ne otvaraju trzni centar, jer kakav je to trzni centar ako nema H&M, odbijam da idem tamo ukoliko ne bude H&M!!

Postavljena ulična rasveta na parterima oko Plaze. Svetiljke su plave boje i nisu mnogo visoke. Radovi na uređenju partera se privode kraju. Postavljena reklama za cineplexx i sa prednje strane Plaze.

A New Era for Retail in Serbia

After a considerable wait, modern shopping centres have begun to arrive in Serbia in earnest and not just in the capital Belgrade either. March will see a truly landmark project beginning to welcome customers, when Kragujevac Plaza, developed by the Israeli-based Plaza Centers, is launched.



Until quite recently the country could boast just two state-of-the-art malls, the first being Delta City, opened in Belgrade in 2008, and the second the Usce Shopping Centre, which began doing business the year after. The investor behind the first was the local company Delta Holding, while the second was developed by a joint venture of MPC Holding and Merrill Lynch Global Real Estate Principal Investments.



Market watchers have long bemoaned the lack of quality retail space in Serbia compared to its neighbours, whose populations are mostly a lot smaller, with some pointing out that whilst nearby Zagreb is “half the size” of Belgrade it has to date been able to offer shopping centre space that is almost three times that of its counterpart across the border. But that may well be part of its appeal for newcomers.



Although EU member Slovenia and prime candidate for the European club, Croatia, have seen retail centres sprout up in abundance on their territory in recent years, Serbia’s dearth of them arguably makes it a more attractive starting point for international developers, such as Plaza Centers, for instance.



The retail centre developer has been building projects in Central and Eastern Europe for 15 years and is already present in the likes of Poland, Hungary and Bulgaria, as well as a number of other countries in the region. The Kragujevac Plaza mall – located in Serbia’s fourth largest city – will be its first in the former Yugoslavia and will open on March 20th.

To some observers, opening a shopping centre in the current economic climate in one of Serbia’s less prosperous regions might seem a bold, even foolhardy move. However, Sagiv Meger, the general manager of Plaza Centers Serbia, told R.E.D Star that he was confident of its success, not least because its catchment area would extend beyond the town in which it will be based.

“We believe that in the long run the project will perform well,” he said. “We are directing our marketing activities throughout all of the Sumadjia Region [of which Kragujevac is the largest city] making it a regional shopping centre and therefore increasing the number of customers we attract to it.”

This strategy of casting its net over a wider area than just the host town of its new shopping centre would present new challenges for Plaza Centers, Meger said.

“By approaching a wider range of inhabitants from neighboring cities such as Kraljavo, Cacak, Jagodina and so on, we are focused on the 790,000 people living in Sumadjia as a whole instead of just the 178,000 residents in Kragujevac,” he added.



Kragujevac Plaza will consist of 26,500 sqm of leasable space, with room for 100 retail units, as well as banks and chemists, among other types of outlet. But perhaps its most groundbreaking feature, as far as the locals are concerned, will be a family entertainment centre, which will consist of a seven-screen multiplex cinema, a ten-pin bowling alley, billiard tables and play areas for small children.

“Kragujevac Plaza will be the only shopping centre outside of Belgrade in Serbia to have these types of facility so they will increase the quality of what we offer and foot fall too,” Meger said.

Plaza Centers’ plans for Serbia will see it enter the Belgrade market in the not-too-distant future, with two projects being opened in the capital, though one of these will be a mixed-use scheme. These ventures would appear to involve different scenarios to that existing in Kragujevac, as the capital already has two highly popular large-scale shopping centres, with others on the way, and smaller schemes, such as the Pasino Brdo shopping centre, already open for business.



The 48,000 sqm Visnjicka Plaza is the more likely of Plaza Centers’ Belgrade schemes to open first. Its features are due to include a 6,550 sqm hypermarket, a gym and a 10-screen cinema. The more-centrally located Belgrade Plaza will combine a five-star hotel with a retail centre leased to high-end fashion outlets.

“Our Belgrade projects will be open to the public between 2013 and 2014 and we see no problem in their being a success due mainly to the high demand for space we are experiencing,” Meger told R.E.D Star. “We make our decisions based on the interest we receive from potential tenants and we value their opinions and plans. Serbia is also very under-developed regarding the presence of international retailers so we believe there is a lot of potential for growth in the future.”

Though Belgrade is reasonably well-served for cinemas, hosting as it does a popular film festival every year, the multiplex concept is a relatively new one for the city. With Plaza Centers’ arrival, that is set to change.

“We are planning to have at least one multi-screen cinema in one of the Belgrade schemes but we will be conducting thorough feasibility studies with operators before making any decisions,” Meger said. “In our opinion, the availability of cinemas in Belgrade is limited and modernization in this sector is still needed, so there is definitely room for an experienced operator on the market.”

As for Plaza Centers’ intentions for the rest of the former Yugoslavia, they seem more pioneering than most, considering that it is a relative newcomer as an international developer.



Serbia is a natural country for it to begin operating in, given its status as the largest in the Western Balkans, but there are others which some companies might baulk at, given their apparent potential for instability and the smallness of their markets. Not so Plaza Centers.

“We will be looking at all the capital cities in the region as well as other attractive destinations with development potential,” Meger said. “These might be in Bosnia & Herzegovina, Montenegro, Macedonia, Albania, Croatia or Slovenia, though the last two might be less attractive because they are more saturated. When we believe there is an opportunity, we are ready to enter a market.”

Plaza Centers is clearly aiming high with its plans for the former Yugoslavia but for now its focus is on Kragujevac and then Belgrade.

“Serbia and the region is a market of great potential, particularly as we are almost the only active international developer here,” Meger told R.E.D Star. “We want to do our best to create a stable, wide and sustainable network of Plaza Centers all around Serbia and its neighbours and see ourselves as becoming a dominant player in the years to come.”
