Veranda's `HIP' style takes aim at Hua Hin

Trendy professionals targeted by new resort

Veranda Resort and Spa Co, a new local hotel development firm, hopes to capitalise on the growing popularity of Hua Hin through its first investment, a 10-rai project under its own ``HIP'' trendy resort concept.

According to the Tourism Authority of Thailand (TAT), about 1.8 million people visit the beach destination each year, including 300,000 foreigners.

The company's president Verawat Ongvasith said that the number of visitors to Hua Hin was expected to grow 10% annually for the next few years.

The hotel is expected to run at a 50% occupancy rate in the first year of operation, with most of the customers being Thais. In the following year, the hotel expects to have a 60-70% occupancy rate, with a higher proportion of foreign guests, he said. HIP, according to Mr Verawat, means ``Highly Individual Person'' and refers to the growing consumer demand for a unique style and originality.

Although the concept is similar to that offered by boutique hotels, HIP hotels are generally larger, usually having over 50 rooms, Mr Verawat said.

The resort, which has already had a soft opening, offers 97 rooms which are categorised into five groups, including deluxe, beach-front, executive suite, pool villa and honeymoon beach-front pool villa. Its special features include a very big swimming pool.

The target customers for the resort are trendy professionals aged between 25-40 who appreciate conceptual designs.

Less than half of the funding for the project came from a bank loan. Some 10 million baht has been budgeted for a marketing campaign including print ads in newspapers and magazines.

The company is eyeing Krabi and Koh Samui as its next destinations for opening resort hotels, he said.

Grand buys land plot at Hua Hin

Grande Asset Development Plc (Grand), a hotel operator, said it had purchased a land plot in Petchburi worth about 62 million baht to expand its Sheraton Hotels business.

Grande Asset chairman Pongphan Sampawakoop said Honor Business, 100 percent owned by Grand, had purchased a land plot next to Sheraton Hotel, Hua Hin worth 61.6 million baht from Pattana Sinsap to support the operation of Sheraton Hua Hin.

He said the land plot of about 44 rais will be developed into a residential building for staff, a laundry factory, and a warehouse for machinery and equipment, which will improve the hotel’s operations.

Recently, the company announced that of total revenue in 2004, about 557 million baht is expected to come from its hotel business, with the rest coming from property development.

Grande Asset has projected a net profit of 272 million baht for this year representing an earnings per share of 0.48 baht, said Pongphan.

In the first quarter, the company reported 1.18 million baht in net profit, an increase from a 11.2 million baht net loss a year ago.

Grande Asset's hotel buildings were renovated last year to upgrade them to five-star hotels, which resulted in a substantial decline in revenues during the renovation period. This year, Grande Asset plans to develop a two billion baht condominium project on Sukhumvit 13 and a serviced apartment project in the same area.

so hotel business is booming everywhere huh, not only in Phuket, Chiang Mai, Pattaya, and Bangkok.

Five-star resort set to offer pet facilities

The Regent Cha-am Beach Resort is turning part of its property into what it calls a ``pet hotel'' as an added facility to its human guests, to accommodate families that want to bring their dogs with them on their holidays.

``Several clients have asked us if they could bring their pet dogs with them while staying at our resort, and that gave us the idea to set up a pet hotel at our resort,'' said Piyaman Tejapaibul, managing director of the resort.

The resort decided to go ahead with this project because most of its customers were families with children that also have pet dogs she said, adding that pets are more often being seen as family members that should be included on family holidays.

According to Ms Piyaman, the resort is spending about two million baht to renovate part of its property into 11 air-conditioned units for dogs.

The new facility would be open for customers at the beginning of November, with a charge per unit per night of around 500 baht.

For the dog owners, room rack rates range from around 2,000 to 3,500 baht per night.

As the resort lacks any expertise in pet accommodations or dog caring, it has linked up with Thong Lo Animal Hospital in Bangkok to manage the pet facility and related pet care services.

Ms Piyaman said as far as she knew, her resort was the first five-star hotel facility in Thailand to offer a comprehensive range of pet accommodation services.

She expects this project to break even within the next three years.

The resort plans to promote its ``pet hotel'' by sponsoring the forthcoming Pet Expo Thailand 2004 at Queen Sirikit National Convention Centre, and by marketing it directly to clients of Thong Lo Animal Hospital.

I like huahins train station a lot. Doesn't look like those other crappy stations from other provinces around Thailand, but yeah that's the king's train station so that's why it looks nice

บริษัทเจนเนอรัล เอนจิเนียริ่ง จำกัด (มหาชน) ผู้ให้บริการเสาเข็มรายใหญ่ที่สุดในไทย ขยายฐานธุรกิจสู่ธุรกิจพัฒนาที่ดิน และเอ็นเตอร์เทนเม้นท์คอมเพล็กซ์ โดยเริ่มจากโครงการเดอะ มาร์เก็ต พัทยา ซึ่งใช้เงินลงุทนทั้งสิ้น 60 ล้านบาท ในการเข้าไปซื้อหุ้น 85% ของทุนจดทะเบียน 70 ล้านบาท ในบริษัทฉัตรเฉียบ ล่าสุดวานนี้ (27 ก.ค.) ที่ประชุมผู้ถือหุ้นของบริษัทมีมติอนุมัติให้บริษัทเข้าลงทุนในโครงการดังกล่าว

นายวิชญา จาติกวนิช กรรมการผู้จัดการ บริษัทเจนเนอรัล เอนจิเนียริ่ง จำกัด (มหาชน) กล่าวเพิ่มเติมว่า ปีนี้บริษัทได้ตั้งงบลงทุน เพื่อใช้ในการขยายงาน 2 โครงการ คือโครงการเดอะ มาร์เก็ต พัทยา และคณะผู้บริหารกำลังพิจารณาการลงทุนใหม่อีก 1 โครงการ มูลค่า 60 ล้านบาท โดยบริษัทได้กำหนดเงื่อนไขการลงทุนไว้ว่า จะต้องเป็นโครงการที่มีอัตราผลตอบแทนไม่ต่ำกว่า 15%ต่อปี

"โดยขณะนี้เราได้ดูทำเลโครงการที่ 2 ที่หัวหิน และเชียงใหม่ มีความเป็นไปได้ที่จะเลือกลงทุนที่หัวหิน แต่อยู่ระหว่างเจรจา ส่วนรูปแบบ หรือลักษณะโครงการจะใกล้เคียงกับโครงการพัทยา ซึ่งจะใช้เงินลงทุนราว 60 ล้านบาท ทั้งนี้จะเป็นโครงการในลักษณะของการร่วมทุน ที่เราต้องถือหุ้นมากกว่า 50% และเข้าไปบริหารงาน คาดว่าโครงการนี้จะได้ข้อสรุปใน 1-2 เดือนนี้แน่นอน" นายวิชญา กล่าว

รายได้จากธุรกิจพัฒนาที่ดินจะมีสัดส่วนรายได้ในปีหน้าประมาณ 15% และจะมีการลงทุนเพิ่มในโครงการใหม่ๆ อีกหรือไม่จะต้องศึกษา หรือดูโอกาส


ด้านนายกิตติชัย รักตะกนิษฐ์ กรรมการผู้ช่วยกรรมการผู้จัดการ บริษัทเจนเนอรัล เอนจิเนียริ่ง กล่าวถึงสาเหตุที่ขยายสู่ธุรกิจพัฒนาที่ดิน และเอ็นเตอร์เทนเม้นท์คอมเพล็กซ์ว่า "เนื่องจากกำไรไม่ทันใจปันผล จึงต้องหารายได้จากส่วนอื่นมาเสริม"

เขากล่าวเสริมว่า โครงการเดอะ มาร์เก็ต พัทยา จะมีส่วนที่จะต้องขยายลงทุนเพิ่มอีกคือ ธุรกิจโรงแรม เพื่อเป็นการรองรับโครงการหนองงูเห่า ซึ่งอยู่ระหว่างการศึกษาว่าจะต้องใช้เงินลงทุนอีกเท่าใด โดยโครงการนี้ จะต้องดึงพันธมิตรเข้ามาร่วมลงทุนด้วย โดยจะให้เข้ามาถือหุ้นในส่วนของบริษัทฉัตรเฉียบ ซึ่งจะเป็นตัวโฮลดิ้งส์คัมปานี และจะเปิดทางให้ถือหุ้นมากน้อยแค่ไหน ต้องศึกษากันในรายละเอียดอีกครั้งหนึ่ง

"ขณะนี้โครงการเดอะ มาร์เก็ต พัทยา มีการแบ่งพื้นที่ห้องเช่าระยะยาว 411 ห้อง และขายพื้นที่ได้แล้ว 281 ห้อง หรือ 68% ซึ่งโครงการนี้ จะสร้างความเติบโตให้กับเจนเนอรัล เอนจิเนียริ่ง ในระยะยาว และให้ผลตอบแทน 18% ต่อปี"

ส่วนกรณีที่มองว่ารายได้ธุรกิจพัฒนาที่ดินขยายตัวเพิ่มมากขึ้น จนอาจมีผลทำให้ขยับขึ้นมาเป็นรายได้หลักนั้น "แต่เราก็ยังคงจดทะเบียนอยู่ในกลุ่มเดิม และปล่อยให้เป็นไปตามธรรมชาติ ในการปรับเปลี่ยน เหมือนกับกรณีของยูนิเวนเจอร์"

นายวิชญา ยังคาดด้วยว่า ปีนี้จะมีรายได้ 1,000 ล้านบาท และในปีหน้าจะมีรายได้เติบโต 10-15% หรือมีรายได้มากกว่าปีนี้ เนื่องจากมีงานในมือที่ทำสัญญาแล้ว โอนไปในปีหน้า 400 ล้านบาท และจะมีงานสร้างสะพานและถนนอีก 300 ล้านบาท อย่างไรก็ตาม สำหรับโครงสร้างรายได้ของบริษัท จะเป็นรายได้จากเสาเข็ม 65% พื้น 15% ผนังสำเร็จรูปและจีอาร์ซี 10% และผลิตภัณฑ์เชื่อมต่อสะพานอีก 10%

Pile maker plans to diversify into property market

General Engineering Plc, a major manufacturer of pre-stressed concrete piles, has decided to diversify into property development to leverage risks associated with its existing business and cope with future growth, said managing director Vichaya Chatikavanij.

About 120 million baht has been earmarked for two property projects.

One is a retail business complex in Pattaya called the Market of Pattaya, similar to Suan Lum Night Bazaar in Bangkok, and the other will be either a hotel in Pattaya or an entertainment complex in Hua Hin.

Mr Vichaya said the board had approved 60 million baht in funding to buy shares in Chut Chieb Co, the Market of Pattaya operator, currently the largest shopping centre in Pattaya.

The company will buy 85% of the company's total equity after Chut Chieb raises its capital to 70 million baht from 10 million.

The Market of Pattaya, to be built at a cost of 200 million baht, will go up on a 23-rai plot, of which 13 rai has already developed.

Of the total 411 retail outlets in the complex, 281 have already been leased out and the rest will likely be gone by September.

``We are confident this project will help improve our growth in the future with a return of 18% per year,'' said Mr Vichaya.

The company chose this project because it was located in the centre of Pattaya where buying power from both Thais and foreigners is high.

In addition, about 10 rai near the Pattaya beachfront is available for business expansion in the future.

Mr Vichaya said another project is still up in the air and two other deals had not made it past the negotiation stage.

The company, with 60 million baht ready to invest, is seeking strategic partners for a co-venture in either the hotel business in Pattaya or an entertainment complex in Hua Hin.

Negotiations are under way with the owner of the Pattaya Palace Hotel which was left unfinished on a 23-rai plot. The existing structure might be renovated or demolished.

As well, the company is negotiating a land deal in Hua Hin for building a modern entertainment complex there.

``We do not restrict ourselves to only buying shares or developing new projects. But before we'll co-invest in established projects, we must hold at least 50% of total equity to allow our management to have a say in the operation,'' said Mr Vichaya.

The company, founded in 1962 by Khunying Chatchani Chatikavanij, has been listed since 1990.

General Engineering shares closed yesterday at 1.26 baht, down seven satang, in trade worth 4.76 million baht.

Home Pro moves into commercial property

Home Product Center Plc, the operator of the Home Pro home furnishing and hardware retail chain, is set to enter the commercial property development business.


It is spending nearly two billion baht to develop retail sites in Hua Hin; on King Kaew road in the eastern suburbs of Bangkok; and Nong Khaem in Thon Buri.

Each location will be developed as a Home Pro Village, consisting of a Home Pro store, restaurants, supermarket, entertainment establishments such as multi-screen cinemas and bowling alleys, in addition to other retailers.

The three sites could create more than 1,000 jobs, according to managing director Khunawut Thumpomkul.

Until recently, Home Pro, founded in 1996, was strictly in the retailing business. It now has 17 outlets, of which 13 are in Bangkok and four are upcountry.

Mr Khunawut said the company planned to spend 750 million baht to develop the Home Pro Village in Hua Hin. About 150 million baht would go for the land purchase and the remaining 600 million baht for construction.

The first site, on 26 rai located opposite the Sailom Hotel, will have 40,000 square metres of retail space and is scheduled to open by the end of this year.

''We chose to develop Home Pro Hua Hin as the first big retail centre as there is high purchasing power in the area which is continuously increasing as new property projects and hotels are set up there and in nearby areas such as Cha-am and Pran Buri,'' Mr Khunawat said.


The King Kaew and Nong Khaem centres are due to open in the first and third quarters of next year, respectively.

The company also plans to open an additional Home Pro store at a Carrefour outlet in Hat Yai by the end of this year. The total number of Home Pro stores will reach 21 next year and will increase to 30 over the next three years.

Mr Khunawut said there was still huge potential in the home improvement business here adding that in some countries, the home improvement market accounted for about 3% of GDP, compared with just 1% of GDP or 50 billion baht in Thailand.

It is expected that the total market value of the home improvement business will increase to 60 billion baht by the end of this year.

Mr Khunawut also said that Home Pro had cancelled plans to sell up to two billion baht worth of bonds this year, and instead would take out loans because the interest costs would be lower.

Home Pro expects sales to reach 10 billion baht this year. In the first half, it posted sales of 4.59 billion baht, up 59% from the same period last year while net profit rose 127% to 167.1 million baht.

Home Pro shares closed yesterday on the Stock Exchange of Thailand at 4.18 baht, unchanged, in trade worth 988,000 baht.

Home Product Centre Plc, which runs the HomePro chain, is allying with hypermarket operators and entertainment firms to launch a new type of building-materials retailer twice the size of its largest outlet.


The first store – 20,000 square metres – will open at Bang Na-Trat Road kilometre 12 later this year, [colo=rblue]followed next year by another in the central resort city of Hua Hin.[/color]

HomePro president Khunawut Thumpomkul said his company was targeting a sales increase of better than 60 per cent this year, to more than Bt10 billion.

Khunawut estimated the total market value of home-improvement materials at Bt60 billion. Within three years, he said, HomePro plans to have 30 outlets commanding a 35-per-cent share of that market.

The chain opened its 17th store on Chaeng Wattana Road last month. Only three of the 17 branches are upcountry: one each in Pattaya, Korat and Chiang Mai, which together occupy about 96,600 sqm.

Its smallest outlet takes up 3,600sqm at The Mall Korat (Nakhon Ratchasima), and its largest has 10,400sqm at the Fashion Island Mall in east Bangkok.

The company yesterday reported to the Stock Exchange of Thailand its second-quarter results, showing that sales increased 52.25 per cent, to Bt2.37 billion, and net profit 86.2 per cent, to Bt87.52 million.

The firm is 30-per-cent owned by Land and Houses. Quality Houses and American International Assurance are also major shareholders.

Sun, sea and condos make Hua Hin a prized address

1,250 new units on market in latest boom

The common perception of Hua Hin is that it's world apart from racy and garish Pattaya. That could be why a lot of Thais prefer to take their holidays on the western side of the Gulf of Thailand, rather than in the eastern city favoured by foreign tourists, even though both locations offer roughly the same sun, sand and surf.

Those who can afford it would love to own property in Hua Hin, just a couple of hours' drive from Bangkok. Now, with the economy doing so well, savvy developers are luring well-heeled buyers with attractive projects.

According to Apisit Limlongwongse, managing director of Nexus Property Consultants, Hua Hin's limited beachfront has pushed prime real estate prices up to 24 million baht a rai or 60,000 baht a square wah _ on par with Patong beach in Phuket. The local boom has also resulted in the launch of 10 condominium projects in Hua Hin and the adjacent Pranburi and Cha-am districts in the first half of this year alone.

A survey conducted by the real estate agency shows these recent arrivals have brought a total of 1,250 new units onto the market.

``Our survey shows that 90% of the units in the projects that are almost complete have already been sold out at an average rate that works out to be about 75%,'' he said.

All the developers undertaking the projects are in a strong financial position. The cheapest units are available at developments in the Khao Tao area close to Pranburi, with prices of around 35,000 baht a square metre.

``But there are expensive units costing 60,000 baht a square metre within the same developments,'' Mr Apisit said. And good units with a sea view in Hua Hin itself cost almost 90,000 baht a sq m.

The Nexus survey showed that the majority of developments were not very large, comprising a little over 100 units each, with only two over 150. One reason is that zoning regulations in Hua Hin forbid any construction within 20 metres of the coastline.

Within the next 30 metres, only structures under eight metres high are permitted. Further inland, in the third zone, the maximum building height is 12 metres.

``That is why, in the first zone, developers normally don't build anything at all, maybe just swimming pools,'' Mr Apisit said.

In the zone where 12-metre structures are allowed, developers can build only villas or small houses, as yet another regulation forbids structures taller than 75 metres. This automatically compels mixed-use developments, Mr Apisit added.

The market price of older high-rise developments is around 40,000 to 50,000 baht a sq m.

``However, a lot of people do not like living in high-rises even though the view is really splendid. Low-rises have the advantage of lower density because mostly there are no more than 100 units in a development,'' he said.

``There are plus and minus points to both. With high-rises you get a great view but the density is also high.''

While property development is spreading toward Pranburi, this area still lacks any substantial commercial or recreational development, apart from a national park.

``It does not look exciting but it could slowly boom,'' Mr Apisit said, adding that the hotels in the Pranburi area tended to be offer a total getaway experience.

No single-detached housing projects have been launched in Hua Hin of late due to the prohibitive price of land.

Mr Apisit indicated, however, that there were parties considering such a move, adding that the houses would likely be very successful if they materialised.

Hua Hin is so popular that on weekends it is often difficult to find a hotel room. Rates for grade B hotels have risen to 2,500 and 3,000 baht from as low as 1,500 baht a few years ago. For five-star hotels a room can cost up to 4,500 baht a night.

Condo units are not rented out, however, unlike the growing condotel phenomenon that is catching on at other resorts.

``In Hua Hin people are looking for capital gains, so there might be some limited rentals but not much,'' he said.

The resort, which was popular long before Pattaya even starting blinking on the radar screen, will become even more sought-after should the government go ahead with its proposal to build a causeway from Samut Sakhon, southwest of Bangkok, to Hat Chao Samran near Cha-am.

The express route would slash travel time from two hours to just over an hour, putting Hua Hin within 140 kilometres by car from central Bangkok.

However, the plan has run into opposition from local environmentalists who fear the megaproject could have adverse effects on fishermen and wildlife.

Pena House plans to open huge Cha-am outlet in March

Pena House Plc, a leading local garment retailer, yesterday announced plans to open an outlet in Cha-am in March as part of its business-expansion plan.


Supoj Tantichirasakul, the company’s president, said the outlet would house at least 30 international and local brands, including Levi’s, Lacoste, Xoxo, Pooh, Speedo, Diesel, Pony, Dapper, AIIZ and Nautica.

Pena group brands such as Pena House, Ten&Co, Items and U-Fo would also feature at the outlet, he said.

“It will cost Bt150 million to develop the Cha-am outlet on 10 rai of land with car parking space for 600 cars,” Supoj said.

Following the success of its first outlet in Pattaya, which opened three years ago, the Cha-am outlet would break even in the next six years, he said. Rental fees at the outlet will be between Bt700 and Bt900 per square meter per month, a little lower than the Bt1,000 a month at the outlet in Pattaya.

Supoj said only about 10 per cent of the customers at the Cha-am outlet would be foreigners, compared to the 30-per-cent foreign clientele of the Pattaya outlet.

Pena House Plc is considered one of the few local apparel companies that has sought to adapt to the changing marketplace by transforming itself from a garment producer into a retailer.

Over the last two years, the company has sought business alliances to join forces with other companies.

The first of these was a joint venture with BEC Tero Co Ltd, called Pena-BEC Tero, with Bt30 million in registered capital.

The new company, 80-per-cent owned by Pena, received a licence from Warner Bros to manufacture character shirts and collectibles, and ship Warner Bros products to official stores around the world.

Pena’s four-storey store at “Urban 22” in Siam Square will reopen in mid-September as the first Warner Bros store, Supoj said.

Pena House has also diversified into other fashion product lines such as accessories.

The company sells apparel and souvenirs through subsidiaries Iyara Oriental Co, which now has 11 branches. The company has also entered the retail business of sportswear fashion apparel and shoes through its subsidiary GCL (Thailand). The brands under its subsidiary include Diesel, Nautica, Pony and Mecca.

Pena develops mall outlets to increase its distribution channels, but it doesn’t consider the outlets to be its core business. The company doesn’t intend to enter into the property business, he said.

“Pena’s business is focused on retailers, so we have to increase our distribution channels as much as possible.”

One third of Pena’s distribution channels are department stores, which puts the company in a risky position if the department stores cancel rental contracts.

Pena House posted Bt1.07 billion in total sales revenue last year and Bt34.4 million in net profit, he said.

"การปรับรูปแบบครั้งนี้ เนื่องจากกระแสความต้องการขนาดบ้านของผู้บริโภคที่ต้องการขนาดบ้านใหญ่ขึ้น ประกอบกับรูปแบบการพัฒนาบ้านของคิวเฮ้าส์ซึ่งเป็นบ้านสร้างเสร็จก่อนขาย ทำให้ได้เปรียบคู่แข่งในพื้นที่เดียวกันที่ขณะนี้แม้จะทำบ้านขนาดใหญ่และหรูแต่เป็นบ้านสั่งสร้าง ความแตกต่างในรูปแบบการดำเนินการผลิตบ้านนั้น ทำให้ลูกค้ามีโอกาสเปรียบเทียบและมีหลายรายเปลี่ยนใจมาซื้อบ้านในโครงการดังกล่าวของบริษัท" นายรัตน์ กล่าวและว่า จากความต้องการของลูกค้าที่มีอยู่อย่างต่อเนื่องในโครงการเก่าและการเปิดโครงการใหม่เพิ่มขึ้น ทำให้ปีนี้คาดว่ายอดรับรู้รายได้รวมทั้งปีน่าจะเป็นไปตามเป้า คือ 7,000 ล้านบาท โดยปัจจุบันมีแล้วกว่า 4,000 ล้านบาท และในปี 2548 คาดว่ายอดรับรู้รายได้น่าจะเพิ่มเป็น 9,000 ล้านบาท ส่วนหนึ่งจะมาจากรายได้ในโครงการคอนโดมิเนียมที่ชะอำ จำนวน 2 อาคาร รวม 108 ยูนิต ประมาณ 600-700 ล้านบาท จากมูลค่าโครงการทั้งสิ้น 800 ล้านบาท
