Townsville rail yards have been sold for development. It should be big, like a couple hundred million dollars worth I think, and near the CBD.

The new train station is not as grand as the old one, much like a standard suburban one you would see in any city.

I'm planning to do a write up of current Townsville projects soon - there's heaps happening.

Last year the railway station was moved from the middle of the CBD out to the periphery. This was so that the above mentioned railyards could be freed up for development. It was announced last week that up to 400 units would be developed on the North Yards worth $145m. The South Yards will also be developed some time in the future.

The old railway station, shown below was built in 1913


The new station is not very popular, being little more than an overgrown bus shelter, but the platform does stretch over Ross Creek, which is interesting.

Other projects planned or underway are:
Development of the old Townsville General Hospital
A large reclaimation project including Cruise Ship Terminal & Marina
Magnetic Harbour development
Riverway Project including test cricket ground and swimming lagoon

plus plenty of low and midrise units in the CBD. Stand by for more at a later date.

Well Townsville is absolutely booming at the moment with many highrises recently built, under construction or proposed. In addition there are several huge projects in the pipeline that will change the face of the city.

I’ll start by going through some of the highrises popping up in the CBD.

Metro Quays (Ogden St)

Before

This is the project that started it all. Up until 2000 it was an ugly grey multi-storey carpark, until the top half was converted into 92 apartments (the bottom is still parking).


Urban Quarter (cnr Hanran & Stanley St)

Currently under construction, includes 124 apartments in 2 nine storey residential towers and a Coles supermarket with several specialty stores. Due for completion June (one tower is already finished)

Mint Apartments (Stanley St on Ross Creek)

Due to begin construction soon. 55 apartments

Sanctuary on Flinders (Flinders St)

Site demolition under way. 2 buildings; 6 st & 5 st opposite the old railway station. 55 apartments

Highpoint (end of Wills St)

This 92 apartment complex is only about 5 storeys but is elevated up on the slopes of Castle Hill, making it look a lot taller and giving fantastic views

There is also a proposal for 6 st apartments on the site of the T&G Building

but in response to the proposal someone had it provisionally heritage listed. The listing is to be appealed. It’s a nice clock but the building itself is hideous & anyway the apartments were to include a new clock tower (they are actually called the Clock Tower Apartments)

Over on the southside (of Ross Creek that is) there are several proposed highrises but so far non of them are goers. Includes a 12 st (first 12+ skyscraper for Townsville in 14 years if it goes ahead) apartment tower at cnr of Palmer & Dibbs & a 5-star hotel in Palmer St.

Of the 4 big projects in South Townsville one is having problems with NIMBY’s, one has problems with soil contamination or something, another is currently under consideration by council & the other I haven’t heard anything about for a while.


Apart from unit development there are plenty of other big things in the pipeline. One of the most exciting is a reclamation project that will extend out past Jupiters Casino. It includes another marina, cruise ship terminal and plenty of space for development. The State Government has just announced a comprehensive feasibility study into the cruise ship terminal. Heres the plans - thats it on the far right (other marina is existing).


Over in North Ward the old Townsville Hospital is soon to be redeveloped. This could be huge – some of the buildings are going to be demolished (low building at the front for instance) but some are heritage listed and will stay. It will be mixed use.



Pioneer Park in the western suburbs is soon to be redeveloped (starting June) with a swimming lagoon, cultural centre, eateries, apartments on the river and a test cricket ground (because Cairns has one and Townsville doesn’t – can’t have that can we). There is strong opposition to this & the NIMBY’s are quite well organised but it looks like they’re going to do down. I won’t put the plan in because it’s pretty big. Then we move on to Magnetic Island. Well, where to start. Last year Magnetic Harbour at Nelly Bay was finished after laying idle for over a decade & it’s brought an avalanche of development, mostly apartments. Includes:
$100m Peppers Blue on Blue Resort (156 apartments)
$16m Banyans Resort (Picnic Bay Mall – 40 apartments - uc)
$70m One Magnetic (124 apartments)
Radical Bay Sea Temple (not a fan of this one – Radical Bay is one of the most pristine on the island). Many other properties have sold & look like being redeveloped. Most are still on the drawing board.

However Magnetic Island is very beautiful and has a unique character which could be destroyed if these developments aren’t sympathetic. Maggie isn’t the kind of place where you can just clear all the vegetation and wack in a few bloody palm trees.

What do you think?
Very exciting times but will somebody please build some proper highrises!! The CBD could certainly do with a bit more height.

Townsville May Get New Tallest

The Townsville Bulletin yesterday reported that an apllication is before council for a apartment tower that may be up to 23 storeys high. The developer, Gordon Property Developments said that he favoured a tall thin tower over a short fat one & also that he wanted to go higher than 12 storeys, possible "22 or 23 levels".

The site at the corner of Denham and Wills St is currently occupied by YMCA and the North Queensland Club and facilities for these groups will be retained in GPD plans.

If approved and built to 23 storeys this may become the tallest (Holiday Inn is only 20 storeys but has a cone on top) in Townsville and consequently the tallest in Northern Australia. The site itself is several metres above most of the CBD so in any case this will be a new landmark on the Townsville skyline.

Townsville is really going well, and this proves it. I'd prefer to see renders/plans before i give it the "great news" label, but the possiblity of a new tallest for Northern Australia deserses it...."Great News!"

Metro Quays looks 1000 times better.

wow, 23 levels sounds good, probably 23x3m=69m so might still be lower than 76m cone atop Holiday Inn, but sounds promising.
the 90ft T&G tower is great! i think it was built in 1956?
i guess this was "Northern Australia's" first skyscraper? as you said the bldg isnt much but the tower definatley is priceless!

Culwulla - here's the entry for the Townsville T&G building in the Queensland Heritage Register.

Seems it built between 1952 and 1959.
What's interesting is that the status listed at the top is "Permanent". Last I heard the Provisional listing was being appealed by the owner and the case was yet to be heard (I think they held the directions hearing a couple of weeks ago)

Thanks Oriolus, you are a wealth of information. I had been hoping that someone would have some info on Townsville soon. My boss, who is also my partner, has just come back from Townsville and was pleasantly surprised to see the very positive development, especially along the waterfront. Looks like a very busy time for Townsville.

Supurb job with the Townsville updates Oriolus. It's great the forum has somebody in the northern capital giving us quality information.
Love the Metro Quays development. Hopefully the 20+ floors tower goes ahead, it might start a new trend.

Sharma - there's been nothing in the media since the TB article on the 29/5/04, after it was initially reported on 24/5/04. I'll keep the forum updated if I hear anything.

And no, this is not Metro Quays (see above posts). Metro Quays is number 3 on the aerial above (near the white strip (old Victoria Bridge) across Ross Cr), while the GPD tower is the big X that I put in near top left.

Hedley Proposes 18 storey twin towers



The Townsville Bulletin reported yesterday that the Hedley Group (along with Honeycombes one of the most prolific apartment developers in the city) has plans for two residential towers of up to 18 storeys in Sturt St.

This is incredibly good news for the city - it is to be built on the site of an old derelict supermarket that is currently one of the biggest eyesores & right next to the retail precinct around Flinders Mall.

There will be 142 apartments with several $1m plus penthouses. Approval is yet to be forthcoming but mayor Tony Mooney seems to be behind it.

If built it will probably be the second & third tallest buildings in Townsville (not including Gordon Property Developments proposed 23 storey tower)
