PALMERSTON - #UC: The Gateway, Palmerston (shopping city)

I thought this may be getting some renders in the coming months so it may warrant it's own thread in competition to Casuarina Square.

Proposed a planned Shopping Centre for Palmerston will be potentially bigger than Casuarina Square - If approved, Stage ONE is to be built by Christmas 2014 and the final stage of all stages would potentially be double the size of the current Cas Sq????

Ian Abbott says the Palmerston centre is planned for completion by Christmas next year, and will be built off Roystonea Avenue.

He says there will be 70 shops and 1500 car parks as part of the complex.

"Palmerston is geographically located certainly for both rural and Palmerston residents, for ongoing this growth, so this also gives the opportunity for more people in Palmerston to stay and shop," Mr Abbott said.

Some locals were disappointed when efforts to convince Myer to drop plans to build its first Territory store at Casuarina, and set up in Palmerston instead, failed.

Mr Abbott says the final conception of Palmerston's planned centre will be as big – or bigger – than the Top End's main shopping centre at Casuarina.

"As you're coming into Palmerston over the overpass of the Stuart Highway, as you're coming down along Roystonea, it is on the left-hand side," he said.

"It's a large triangular block – that block is actually again larger than the Casuarina site."

The Gateway centre is being proposed by the Coombes Property Group.

The NT Government says, if the application is successful, the total investment will be $300 million over all the stages, with hundreds of jobs in construction and in the complex.

The mixed-use development, named The Gateway, will incorporate a full-line supermarket, a discount department store, six family-orientated restaurants, various specialty stores, an outdoor space, a petrol station and a 1500-space carpark.

The 15ha centre will be built on the intersection of the Stuart Highway, Roystonea Ave and Yarrawonga Rd.

The project will generate 1200 jobs during construction and 1800 jobs for the operation of the centre.

It will cost an estimated $300 million to build.

Exactly which retailers will set up shop has been kept under wraps but it is understood that hardware giant Masters will be one of the stores on the site.

The Coombes Property Group, the company proposing the complex, has highlighted Palmerston as an area of future growth.

The initial development has been given the completion date of Christmas 2014 with further development to follow in the next five years.

Stage one of the complex will be only three-quarters the size of Casuarina Square but the final development will be almost double that size.

The second stage will boast a cinema, 1600 more parking spaces, as well as a second supermarket and discount department store.

Chief Minister Adam Giles said The Gateway showed recognition for the NT from investors.

"The proposed investment is evidence that business recognises the Territory is on a huge growth path," Mr Giles said.

"Doing business here will be enormously rewarding as the Northern Australian economy heats up."

The proposed complex has to go to the Development Consent Authority for approval.

If given the go-ahead, work will begin by the end of the year.

you'll have to excuse my incredulity here.

1) the size, 40000sqm straight up.

2) the timeframe. they haven't even got it re-zoned yet and then they have to get planning, before they start. then they are going to build something more than double the size of the cas square extension in half the time.

3)the size of everything. the new myer is 12000 with 50 specialties taking it to 17000. this has 70 total and is 2.5X the size. the anchors must be enormous or each shop is huge in its own right even with normal sized anchors.

A1 & A3) Myer is 12,000sqm (it would be built over 2 levels) meaning it only needs about 6,000 sqm of actual land.

From what I can tell the zoning of the land is currently Service Commercial. Source - Department of Lands, Planning and the Environment (Land Services) zonings of Palmerston

The Palmerston City Master Plan outlines that the "triangular piece of land" will effectively allow for a mix use development to occur. The land directly across the road, neighbouring the university (currently bush) is also effectively zoned residential.

The Palmerston triangle looks smaller but i measured this and then measured the current Casuarina Mall with some of the outside carpark attached, and it appears the triangle block is bigger than the existing Casuarina mall.

So the article is correct.

However I am not sure the article takes into consideration of if Myer and all the extensions were built. If that is the case then Casuarina would be bigger.

Unless Palmerston floor space goes into 2 or more floors up.

A2) The timeframe is crazy I know. Not even at approval stage yet, it's only for public consultation stage. Stage One is not going to be double the size of Cas. They claim Stage 1 is only a portion of Casuarina Sq. To build by Christmas next year is quick if they do Tilt & Lift for the mall, the multistory hotel I don't think they can do in less than 2 years. So the credibility is not quite there. They must be going to build everything at once and use Chinese or foreign Labour????? as they build things fast.

Don't care about the size of the land. When they claim 40000 sqm they mean lettable space. That is a boatload of space, especially straight up.

+ the timeframe is quite ambitous.

And, its not Westfield building it.

Fairwell Smith St Mall..

Sure stores like Masters etc would be perfect for that site, though not so much for a proper shopping complex. It would be much better if the focus was centred on the existing city centre of Palmy.

For example and a bit pie in the sky....... I would love for the current Palmerston Shopping Centre to be redeveloped into a two-level complex and expanded to Roystonea Ave. It could feature a dining precinct, cinemas and a modern bus interchange. Could also add in 5-10 storey apartment buildings.

I think they had the sod ceremony earlier this week. The buildings that were there are now gone. It will be interesting to see how it turns out in terms of traffic.

“This will be a landmark development not only for Palmerston, but for Darwin in general,” he said.

“Our group is particularly proud of the economic and social benefits that will be generated by this development … which are not only the creation of 3000-plus jobs over the three stages, but retention of retail spending in the Territory that’s escaping interstate.”

He said the centre would also “encourage further development around Palmerston”.

Upon completion, the centre will boast a Woolworths, Big W and Event Cinemas, as well as a dedicated restaurant precinct and a food court.

Chief Minister Adam Giles said the investment by Coombes was a solid indication of the state of the Northern Territory economy.

“I think the mayor and council would be happy to see a new $300 million shopping centre investment within Palmerston,” he said.

The stage one and two of the shopping centre will open in mid-2016.

Looks like it has been downsized to 30,000sqm. Or 40,000sqm was just too ambitious or not allowed/ couldn't be fit or what ever.

Also:
Apparently the block is going to eventually include a Masters and a motel in future stages.

Cinemas, BigW and Woolies will be at least 15,000m2, the restaurants and food court will be another large chunk.

interested to know if the 30000m2 is lettable space or total space.

tropical soil gents…reason most of Australia is all red now is because it was once all covered in tropical rainforest…of course most of what is left is now desert!

Another photo of this development site. Has been announced that BIG W and WOOLWORTHS are to anchor the centre. This would probably mean the end of the proposed shopping centre in Rosebery which was going to have these tenants.

looking at that site i don't see how it is bigger than casuarina.

I recall reading somewhere (maybe here) that this place has more land than Cas.

May or June iirc is when its opening. Its pretty advanced. Hard to get a read on it. I go past doing 100km/h
