Imagine how futuristic Rialto was in the mid 80's...

I watched some of it built in January 1984 my first visit to Melbourne.

Sadly, the bus I was on where they were talking about it just ranted on and on how it would be taller and better than anything in Sydney. Sad this nonsense still continues in 2019.

...or 11th tallest, depending what you are measuring to!

It would be great if someone would build an office tower of at least 265m to roof so we could unequivocally have a new "Australia's tallest office tower" title.

120 Collins St has held the "tallest office tower to architectural top" title for 28 years now and still nothing in the works to beat it! If only CQT would go a couple of metres taller.

Due very soon I hope.

The site has now been cleared, and CBUS intended to start construction this year.

My original estimate was 243m, but there is lots of confidence that it is well north of that. Rialto is quite likely to be piped.

Note ground is quite high, between +17m to +21m, so a 255m 435 Bourke could be 270m+ RL. Very significant for the middle of the Melbourne CBD.

Anticipation is high.

What's the ground level elevation for CQ Tower? Am I correct, is it 2.8m?

So 263m + 2.8m? ~266m above sea-level?

db2, only one building on the site has been demolished. Two more to go. It would take 6 months to demolish the larger one of 14 levels.

435 Bourke Street will not start until mid 2020 at the earliest as:
1. They do not as yet have planning approval
2. Majority of demolition still to take place
3. There is no anchor tenant committed

This won't be 270m RL. Yarra shadowing kicks in a few metres under that even at the site boundary on Bourke Street and it won't be allowed to rise sheer from that boundary in any case.

So 265m RL would likely mean 245-248m above the street then. The ground is quite high, up to +21m on Queen St.

Tower Melbourne was 245m RL, 224m above street and +21m ground.

Rialto may still win, 251m being the magic number above the street.

Maybe my 243m guess will prove right after all.

Looks pretty tall here:

will 21m be official lobby entry?

i remember for many years 120colins had an offical height of 262m. the enormous mast structure which is antenna not spire /which is another weird fact, most like this aren’t included in height, / had a small cone structure mounted on top which gave it the extra 3m to 265m.
having said that , i still say CQT is tallest office.

Sticks and masts should never count.

Eureka/A108 are/will be taller than Q1 and CQ will be taller than 120 Collins.

There will always be different views on this, so we need something that's at least 265m to roof (for tallest office) and 323m to roof (for tallest building) so there is no question about it!

Hate spires being included unless they are real ones like 120 Collins.

Cul, what tenants have signed up for CQ? If it's under construction it must be significantly pre-committed.

US group salesforce will anchor 25,000sqm in CQT
com bank has also committed 20,000sqm
also parts of the Colonial First State Global Asset Management business will take up space in the 70,000sqm tower.

Yeah sorry but street level won't be the foyer/lobby FFL. It'll probably be a metre of so higher.
