RM2b project to spruce up PJ's Section 52

BUILDER and property developer Bisraya Construction Sdn Bhd will develop 4.8ha in Section 52, Petaling Jaya, Selangor, by the middle of next year as part of efforts to spruce up the city.

The project, dubbed PJ Sentral and with RM2 billion gross development value, will involve upgrading and rehabilitating several buildings and facilities in addition to implementing traffic dispersal systems and new routes.

"The project will be carried out over four phases over the next six years, and will be financed by raising bonds, borrowings from local and foreign banks, and internally generated funds," Bisraya director Imran Salim told a media briefing in Petaling Jaya yesterday.

It will be undertaken as a joint venture with Selangor economic and investment arm Perbadanan Kemajuan Negeri Selangor (PKNS).

Bisraya, a subsidiary of Gapurna Group, received approval from PKNS in June last year for the development.

The project is in the vicinity of Jalan Barat, Hilton Petaling Jaya hotel, A&W drive-in restaurant, light rail transit (LRT) station and Amcorp Mall adjacent to the Federal Highway.

It will have four office towers, a residential tower and a hotel with green features. It will also be the site of PKNS' new headquarters.

The proposed traffic dispersal is aimed at easing the bottlenecks at Jalan Barat and Jalan Templer, such as new alternate routes linking directly to existing high-ways like the New Pantai Expressway.

The development will also be pedestrian-friendly with good connectivity to the nearby Asia Jaya and Taman Jaya LRT stations.

It does look much better. But the tower on the left looks like Shell's HQ in Sentral

de carpark land in front of Armada is another upcoming project....

i envisioned PJ will have its own skyline in future...

PJ State already has a nice skyline but no density... Once Sentral is completed, the skyline will look like a mini Melbourne cluster!

Right now, the few dominant ones in the area are these four: MBPJ Tower, PJ8 Suites, Amcorp Serviced Suites, and PJ Exchange. Hopefully the new towers in PJ Sentral will add more height to these skyscrapers as well!

A total of 1.6ha will be marked as open space in the proposed PJ Sentral development project in Jalan Barat in Section 52.
Developer Bisraya Construction Sdn Bhd director Imran Salim said this was to provide Petaling Jaya residents with access to recreational facilities while opening up business opportunities.

"It will be like the KLCC park but on a smaller scale. We are also planning to have a rooftop garden with a cafe for people to sit at with family and friends."


Open space, including those in the building, will take up 40 per cent of the total development area of 4.85ha.


"The idea is to enhance the image of Petaling Jaya and not let the area become run down. It will also boost the value of land and properties in the area," he said.

Imran said the development was an urban regeneration project to enhance Petaling Jaya through redevelopment and revitalisation.


He said this would be achieved by demolishing the Selangor State Development Corporation (PKNS) building and two colleges in the area.

The development will be carried out in four phases comprising six blocks, and will take six to nine years to complete.

Sub phase 1 has a 34-storey office tower and infrastructure, sub phase 2 has a 44-storey tower including office, retail and food and beverage lots and infrastructure, sub phase 3 has a 29-storey business hotel, 34-storey office and retail lots, and sub phase 4 has a 29-storey service apartments, a 29-storey office and retail lots, central park and infrastructure.


"Public transport is also key in providing better accessibility to the public. We want people to take public transport and walk, which can help to mitigate the traffic problems.

"We even had talks with Syarikat Prasarana Negara Bhd to improve facilities for the disabled, including the building of lifts and ramps at the LRT stations."

The project, with a gross development value of RM2 billion, is a joint-venture with PKNS, which will allocate RM14 million for the upgrading of the infrastructure.

"We hope to start on the upgrading work by the end of the year, although the development may start later next year. It includes the building of bus stations and the pedestrian walkway network that will connect not only building to building, but also to the nearby LRT station, which is Taman Jaya," said Imran.

He said the land was already zoned as a commercial area in the PJ1 Local Agenda.

"It does not mean, however, that its social impact is not taken into consideration. This is different from ad-hoc developments which only focuses on upgrading the infrastructure within the area without taking into consideration the surroundings, including the traffic situation.

"We understand the residents' concern over the congestion issue. We had carried out a traffic study to ease the bottleneck at the interchange leading to the area.

"Traffic will always be there with the increase of population, but what we can do is offer alternative routes so that the traffic is dispersed more effectively," Imran said.
