Thanks! I don't know why, but I've never noticed it before. Usually come into NE on Hennepin as opposed to Central, I guess.

I just want to point out that the tower, most recently pictured, is not 467 feet. They re-orientated the roof... sort of spun it 90 degrees counter clockwise. Then they reduced the height of the peak. It looks to be maybe 455' now. I hope tallbob is ok with that. In spinning the roof plan, they also increased the front right quadrant height.... creating another unit/area of the tower with 2 floor ceilings.

Secondly, the tower is still 40 floors. However, they increased the base of the tower by 1 floor. To offset, they reduced the tower portion by 1 floor. They also moved the lobby entrance and added residential units into the base.

Third, the side building, at pool level, looks like it's 2 floors now... instead of 1.



Last, I like the warm hints on the insides of the trim (added to the new design). I don't know if that's wood... or what?

Thanks for the insight m b p! I would have not caught that before now that you mention these changes. Thats interesting they increased the podium height and reduced the tower height a little.

This all gets me excited. m b p, would you be willing to do a few more renderings of different angles from before like maybe looking from the 35W bridge? Or just an overall arial of DT with this in it?

I echo your sentiments m b p, I am worried we have not heard from TallBob since you came to the revelation that this project may be 12 feet shorter than anticipated

Last weeks planning applications included 2 permits for the site. One was for demolition of the existing buildings and the other was to allow the 40 story mixed use tower.

Photo of the current site. Superior to online street views because there are no leaves or vehicles in the way. You can really see the scale of that parking ramp. I'll take another photo from that spot in two years.

Meets with HPC on April 5th, staff recommends approval of demolition of the site. Important to point out that the crown design and mechanical is not final. The height of the structure itself is 447', but with the crown and mechanical, it will be closer to 477'. Page 104 shows a good representation of it.

oops, that's counting underground parking.

Mechanical rooms on taller buildings are always near 16 feet, so this will be over 480 for sure.

If the mechanical floor is 14' as depicted on the diagram, the tower would be 483'. Guaranteed over 480'. Could this tower go over 500' and be the first 500'er in over two decades? All it needs is another floor or even a cheat stick.

Keep thinking about how this project and the similarly tall Carlyle condos will pretty much anchor each side the 3rd Ave Bridge. Wondering how this will look visually from different vantage points. Could be quite striking.
