Hi

We have been contacted to go to Uniestate to finalise the SPA agreement but are very unsure of doing this because the property will not be furnished and we will be responsible for finding tenants with no guaranteed minimum rental. It seems to be a messy situation which has been going on for a long time and all we want is closure so we can see some returns.


I have a few questions in relation to the SPA agreement that Uniestate will be publishing to individuals who accept:

>is it provided when we meet with them?

>can you confirm that there will be no furnishings and that we are expected to find our own tenants?

>is it confirmed that they will reduce the price due to these changes?

Your help with these questions will be greatly appreciated.

It all sounds a bit dodgy to me. Uniestate just want to make a loads of money and are not conforming to the original SPA document. Be aware there are all service charges which are quite high around 17 dirhams per sq metre. confirm this too. Personally I think it's illegal what they are doing. They must keep the same details from the original SPA document. However someone please find out on this issue. Also you will have to pay government tax on the original selling price which is far more than the current price.

You also have to pay land registration when you sign , but they won’t take you to see your apartment until After you have signed that’s not right. They only contact you to sign Spa when you ask questions they do not respond it’s just like Blu Mirage they stopped emailing near the end and wouldn’t answer any questions and we all know what happened next.

I have some more BAD news did everyone know that we DO NOT have a Private Beach as promised , we did with Blu Mirage . Because of this and All the other changes our apartments are not even worth Half the price we paid . Uniestate are not helpful, they won’t even let you see it “ I Wonder Why “ Also it’s not 7 flooors high it’s 9 , I can’t believe we have been treated badly the second time round.

Hi all, I was in Marjan Island few days ago. An agent told me they are selling UNIESTATE in bulk deals.. He told me there will be restaurants, cinema, and one amazing beach club with floating ocean pool. how is possible ???
how is possible to sell floors if it was sold out and old buyers are still struggling with payments ?
The project is almost finished (maybe is finished) there is no beach at moment and the pool is not a "floating ocean pool" . I not understand what is really going on .. They told me the building now belongs to Sheik, so maybe he is selling and making money without considering there are old buyers with a contract ?
