Philadelphia's Brandywine Realty is dipping their toes in the white hot Austin market...and in a bold way:

Office building planned for Colorado, 4th streets in downtown Austin

Amid Central Texas’ thriving office market, another new office building is being planned for downtown Austin.

Brandywine Realty Trust is proposing to build an office project at the northeast corner of Fourth and Colorado streets, a site that is now a parking lot across from Truluck’s restaurant. The project, at 405 Colorado Street, is expected to include structured parking as well as some retail space.

Executives with Brandywine, a national real estate investment trust, said the project is not on a site where height is limited to protect views of the state Capitol. Brandywine closed on the sale of the property in April.

Brandywine has not yet selected an architecture or engineering firm for the project, and there is no timetable as yet for breaking ground.

The project comes as downtown Austin, and the larger Central Texas region, continues to see strong demand for office space due to job and population growth.

“Austin’s commercial market is doing remarkably well, and we’re excited about the possibility of delivering our first class-A project in Austin’s central business district,” said Bill Redd, executive vice president and senior managing director with Brandywine Realty Trust. “This property is an ideal central downtown location that will be appealing to businesses interested in attracting top talent who want to take advantage of all downtown Austin has to offer.”

Brandywine’s project would join Cousins Property Group’s newly built Colorado Tower a block away, and an office tower Lincoln Property Co. is building at Colorado and Fifth streets.

Brandywine Proposes 25-Storey Austin Tower

This one is approved, and tower crane plans were submitted to the City this week. But there is no announced groundbreaking date.

In their 4th Qtr. financial report the developer Brandywine REIT stated that ground breaking is scheduled for "the spring."

The tower crane permit was filed today. In the 10+ years I've been following Austin projects, a tower crane permit filing means a project is a 100% go.

Per the city permit, the tower crane is scheduled to go up the last weekend of the month.
