  • Plans for the third commercial building at Birmingham’s Arena Central development have been unveiled at the MIPIM international property event in Cannes.

    Designed by renowned practice Make Architects, 3 Arena Central will offer 182,181 sq ft of high quality space over ground and nine upper floors, including 165,174 sq ft of Grade A offices on efficient floorplates of up to 18,299 sq ft, set around an offset core.

    Opening directly onto Bank Court, the centrepiece of the development’s brand new landscaped public realm, 3 Arena Central’s ground floor will feature a fully fitted reception and circa 7,500 sq ft of retail or restaurant amenity.

    The building’s three basement levels will also provide capacity for 66 car parking spaces, over 40 secure cycle spaces and associated locker and shower facilities.

I like the look of this together with the other 2 buildings. I don't like Centenary Square.

Is the Municipal Bank to be refurbished as part of the site?

Also 1 Arena looks different in this render, or is it just the angle?

This is 3 Arena - we've had 1 & 2. I accidentally put 1 Arena when it should be 3 Arena.

3 Arena Central, as in Plot D, in the middle, that was to be the tallest? Had consent for a tower no taller than 175m, and this is what we get?? Joke.

I really hate being negative but this is too short, Josh is going to cry, and I think I might join him!

Reminds me of Canary Dwarf.

P.S. If the very highest quality materials are used to finish these buildings and to create the surrounding landscape, then this should turn out to be an extremely pleasant place to work and visit.

Expected bigger, even to the casual observer, a bigger centerpiece building behind the bank would finish the site off a treat. 10 floors, why the need to be so sympathetic to Alpha? What a farce. Yes, it gives us a density we never thought possible a few years ago, no question. I'm in a state of meh with this at the moment.

I don't get the height hangup.
London only started getting tall buildings after a long time of incredible success. There are lots of other successful cities that don't have tall buildings.
Look at Paris. It only has one tall structure and it's not even a building.
I don't think aspiring to be the next Manhattan is particularly desirable.

A wasted opportunity for centre piece tower. Years of waiting for something to offer that wow factor and while it's a great development, I can't help but feel extremely disappointed with this scheme, just wish Dandara would sell to someone with high ambition.

Not exactly what you think of when you think Paris though is it?
There's a reason they're all on the outskirts of the city.

Tall towers aren't the be all and end all. There's a lot more to a city than that. Like character, transport, the economy... All of which should be considered well above height.

I know that everybody really wants talls, but to be honest I think it would be a thousand times better for the city if Arena Central and Paradise were both densely packed with high-quality buildings of 10-15 storeys. There isn't an unlimited demand for office space, and this would make a lot more sense and add more to the urban fabric than the odd monster surrounded by a lot of empty space.

I'm more than happy for the talls to be confined to Snow Hill and possibly (although not to the same extent) the Great Charles Street end of Paradise for the moment. Streetscape and legibility is going to be far more valuable - filling up our empty sites with midrises will stand the city in much better stead than throwing up a 'landmark' and finding that there's no demand left to fill anything else.

That said, I do still think that 1 Arena Central could be a bit more imposing.

I don't think there is a hang up on height. I just think many people with firstly a 245m then 152m tower expected something significantly tall for this masterplan.

I'm happy with what we're getting however looking at the render provided so far - it does shout out 'another 10 more floors' ... especially now we've lost a 26 storey tower in the residential element.

Maybe Alpha's listing has really nullified any chance of a large tower within the scheme.

If they got something in the 4th commercial block around double the height of 1 Arena though it could work or even the 5th at the rear of the site.

What do you mean we've lost the 26 floor residential? You mean Plot E that is still sitting on the planning portal after a year? Apart from HSBC, those buildings were the best part of Arena Central.

If that's the case, huge well done! The tallest building of AC will be Dandora, perfect!!

Yes. The two residential blocks 26 & 14 floors will be replaced now by office blocks. More than likely going to revert back to the 2014 masterplan it seem's.

Centenary Square is a beauty.

It would have looked better had 3 been slightly taller than 2.

1 been pushed back again then. 4 and 5 will probably be built before it lol.

3 doesn't look very nice in the visual though, I hope it doesn't look like that when going for planning. MAKE did so well on 1 and 2. An Eric Parry building would have been a great centerpiece.

Never liked the residential massing either. It's all falling into place though, the whole massing of the scheme looks much better now. If we don't get a tall on the V tower plot, Axis is next door.
