Wow, that's really wedged in between Vision and Victoria One!

Reasons for MCC objection:

8. OFFICER RECOMMENDATION
That a letter be sent to the Department of Environment, Land, Water and Planning
advising that the Melbourne City Council does not support the proposal on the
following grounds:
 The proposal by virtue of its height and inadequate setbacks will have an
overbearing impact upon the public realm contrary to relevant provisions of
the Melbourne Planning Scheme, including Clause 22.01 (pre amendment
C262).
 The proposal does not adequately respond to the development potential of
the adjoining sites to the north, south or east.
 The proposal will result in unreasonable amenity impacts to the existing
development to the east and will result in poor internal amenity for eastern
oriented accommodation.
 The proposal does not provide adequate information with regards to car
parking, loading and access arrangements and may result in unacceptable
traffic conditions.
 The proposal fails to achieve a five star green star rating in accordance with
Clause 22.19.
 The proposal will compromise the health of existing street trees.

I think it might be just a private individual, perhaps looking to flip. The client listed on the plans as L1-2013 Pty Ltd comes up registered as a self-managed super fund. A report from last year said the plans were lodged by "Adelaide Smith" who/whatever that is.

It's crazy that they set this back on all sides rather than building it right up against Visions's 72 story blank wall to hide that eyesore which would allow more setback from other sites and is probably what MCC are encouraging

There's still the little building at 490-494 Elizabeth Street in between this and Vision. See plans above.

Can't figure how professionals make the picture version of a render line up with Zen yet the drawing/model version sit beside Vision ? How can anyone rely on a render...wonder if one day a render will show what a finished building will look like relative to its surroundings...I know marketing means emphasis on their own project...

Disappointing... loved the design. But hated the location wedged in between Vision and Victoria.

Why was this rejected? Design looks good, height wise its smaller than its neighbours and the set backs look to be ok....??

What's more it's just pure deceit red. Imagine buying from OS, off-the-plan, with that lovely northern aspect - of Visions massive concrete arse!

I know it's also very much a situation of 'buyer beware' and if you don;t come and inspect yourself etc., etc. However, those representing the building and it's placement surely must be held to some account for a lick of honesty in what they're representing to market.

You may recall this site was being sold subject to a planning permit being granted for the proposed scheme. Interestingly, there are now 'sold' stickers up on the boards. If someone has acquired this site for development without a permit (surely they wouldn't have purchased it to occupy for the price they would have to had paid), they are one brave hombre.

There is a 50% chance that Matthew Guy is Premier next November.

Planning rules, such as C270, will certainly change (again) if so.

It is possible to squeeze a tower between Vision and Victoria One:

I'm glad skyscraper city hasn't implemented downvotes, because what I say will probably not go down well here. I honestly hope that corrupt Guy will not be in a position of power come 2018. We need quality not quantity in this city, when it comes to construction. Matthew Guy is nothing but corruptible and in a position of power, will simply take hand outs from his mafia cronies in exchange for prime positioning for new construction.
