1. The proposed development would give rise to the encroachment of built development into the open countryside resulting in:

i) conflict with the spatial strategy of the Castle Morpeth District Local Plan which seeks to direct such development to sites within defined settlement boundaries in order to safeguard the intrinsic character and beauty

of the countryside; and

ii) significantly harmful localised landscape effects and visual effects upon nearby residents and road/footpath users.

This would be contrary to Policies C1, WSC1 and H15 of the Castle Morpeth District Local Plan and the NPPF
