yeah looks like it. but what i take from this, is that African companies are starting to look to extend their brands here now, rather than just South Africa trying to conquer the continent. bodes well for the future

The latest October JLL Hotel Research report, paints an improving picture for hotel development in South Africa, most notably for Cape Town and Durban.

Durban - Guests at the Hilton Durban can look forward to fresh fittings and styling as the hotel’s R200-million facelift - which began two years ago - continues.

General manager Markus Fritz told The Mercury the refurbishments - which began in 2014 - were done to showcase the brand to the local and international market and to underline the Hilton Durban as the “top hotel in town”.

“(It) has now been a leader (in the hotel industry) for almost 20 years and since its (the chain’s) first opening in 1919,” he said.

The development - which, said Fritz, reflected an alignment of new brand and design standards to ensure that the hotel conformed to global customer expectations - started with the hotel lobby and porte cochere (covered entrance), and moved on to the Big Easy restaurant last year, room refurbishments this year and into next year; and a newall-day dining restaurant next year.

The improvements will continue in 2018 with an overhaul of the hotel’s meeting and ballrooms.

Midway through phase two, global professional services consultants Turner & Townsend were appointed as project managers for the face-lift programme.

“With extensive global experience in the hospitality industry, the consultancy has managed previous projects for the Hilton Hotel group in Abu Dhabi, Europe and America,” the consultancy said in a statement.

Not sure which brand of Hilton. There is a board up for apartments on the site at the moment so not sure if it will be in the same block. Will try and dig up more information.

Durban - The CEO of Dube TradePort Corporation (DTPC), Hamish Erskine, is eager to point out the rapidly expanding developments attracting billions of rands in direct foreign investment to South Africa despite a sluggish global economy.

Erskine may be the newly appointed executive who took charge just three months ago after a stint as acting CEO, but he’s no stranger to this burgeoning KwaZulu-Natal north coast aerotropolis that is driving economic growth and making the country a trade gateway to the continent.

Erskine was part of a team of three people that former KwaZulu-Natal economic development, tourism and environmental affairs MEC Mike Mabuyakhulu selected to start prefeasibility studies on the relocation of the Durban International Airport in 1999, which led to the wider R8 billion project, including Dube TradePort.

Today, the DTPC has attracted billions in private investment and 53 businesses operate from the special economic zone – companies sign a 99-year lease and erect buildings that the corporation services, or take shorter leases of DTPC-built factories, agricultural processing plants, warehouses and offices.

International pharmaceutical company Cipla BioTec recently signed an agreement to build a R1.3 billion biopharmaceutical plant, a first for South Africa. It is expected to create 300 direct and 120 downstream jobs by 2018.

The DTPC is about to sign a deal with a global hotel chain and will focus on further growth sectors.

i gather this is for Dube City? next to the 31 East dev underway?

further in the article it states: “An international hotel group has signed a letter of reservation to develop a hotel with a large international brand with about 150 beds. It’s expected that the final commercial agreement will be signed in early 2017,” Erskine said.

Clearly the demand is there for new properties. uMhlanga already has the following confirmed

Oceans uMhlanga | Radison Blu - 207 + 44 suites
Central Park | No confirmed operator - 67
The Marina | No confirmed operator - 60
uMhlanga Arch | No confirmed operator - expected to be Hilton Group - 200
The Skye | No confirmed operator - 200

Future

Tsogo Sun have a land holding by Gateway, next door to the new Nedbank development.
Gateway plan to develop 4 hotels over the coming 10 years on their land


Research shows Umhlanga can sustain greater hotel capacity as demand grows

The Umhlanga Hotel market represents 4% of the South African market and 18% of the KZN provincial market and over the past three years has consistently outperformed the national market in terms of occupancies, rates and revenue per available room.


In 2015, the Umhlanga node recorded a revenue per available room growth of 13% and in 2016, an 11% growth was achieved.


...Given the continuing increase in office space demand, Durban’s continued ability to host international and regional conferences such as the recent 21st International Aids Conference and the World Economic Forum on Africa in May 2017; together with the renewal of the city’s beachfront promenades to boost domestic and international tourism, it was pragmatic to assume there would be a corresponding rise in demand for hotel rooms in the next three to five years.

Capacity for new hotels

The 206 key Radisson Blu Hotel, expected to open in 2018/19, and the recent Protea Hotel by Marriott Umhlanga 120-room expansion, are projects responding to the positive Umhlanga market sentiment.

Wood believes there is still capacity for at least another two hotels to be operational on the Umhlanga Ridge within the next three years to five years. Umhlanga Ridgeside, the 140-hectare piece of prime real estate situated in the heart of the economic node of Umhlanga offers the obvious opportunity for such new hotels and Tongaat Hulett is already engaging with a number of hotel industry players in this regard.

Umhlanga Arch, a R1.2 billion-rand mixed-use development located within Umhlanga Ridgeside, has responded to the market demands and will include a 200-bedroom premium-branded hotel.

Meeting corporate and leisure travel needs

New investments must consider the needs of the target market segments especially corporate clients; an optimal mix of international and local brands, full service versus select service requirements, conferencing and meeting facilities and brand differentiation.

“A fresh, differentiated full or select service offering with quality meeting facilities will meet the corporate and leisure traveller needs. Many of the South African and international brands have launched differentiated lifestyle brands ideally suited to the Umhlanga Ridgeside landscape,” Wood says.

City hotels are one of the demand drivers (market sectors) that Tongaat Hulett is actively working on with a range of government agencies and industry players and where the region has existing or potential competitive advantages.

Capital Hotels Group - new uMhlanga Hotel

They seem to have a new hotel planned for umhlanga. But with them suggesting it is on the beach, i am stumped as to where it is, unless they are taking over an existing property? or is it a part of the Pearls itself?

any thoughts - surely they wont be the ones developing the big site next to the Pearls and behind the Beverley Hills??

From a press release:


For now, though, the Group will continue its mission to conquer South Africa by opening two hotels every year. “We are the fastest growing hotel group for good reason,” Wachsberger told Tourism Update. “We’re opening three hotels this year – Capital Menlyn Maine in Pretoria, which has officially opened, then the Capital on Park in Sandton later this year and another planned for Umhlanga.”

Wachsberger kept mum on the exact location of the Umhlanga hotel. “All I can say is it will be located in the best location on the beach,” he hinted.

Great to see more renovations and upgrades to beachfront hotels.

The Palace Hotel - Upgrade from 3 to 4 star property.


The Palace in Durban has completed a refurb, which was undertaken by managing agents, First Group.

By removing the kitchens, the studio units were converted from self-catering apartment to spacious hotel rooms. To accommodate the needs of business travellers, each room has now been equipped with all the necessities, such as plug points for mobile devices, a mini-bar and tea/coffee station. The corridors have been wallpapered and fitted with abstract wooden panels and soft-lighting.

The penthouse on the 22nd floor has been completely transformed. It comprises three en-suite bedrooms, all leading on to a wraparound balcony with panoramic sea views. The main bedroom is on the upper level, and has been fitted with a Jacuzzi spa bath.

The sun lounge’s décor makeover includes an indoor koi pond and new coffee shop.

A check-in service at reception offers visitors a welcome pack with their room key and a porter service. Once settled, formalities of the check-in can be concluded on the ground floor.

Cutty Sark Hotel Scottburgh

Bought by Premier hotels and resorts, to be expanded from 56 to 150 rooms and upgraded from 3 to 4 star resort property.

The Cutty Sark Hotel, situated in the coastal resort town of Scottburgh, has been acquired by one of the fastest growing independently-owned hotel groups in South Africa, Premier Hotels & Resorts.

With this acquisition, the group now consists of 18 properties – 14 hotels and four resorts with the growing resorts portfolio including Premier Resort The Moorings (Knysna), Premier Resort Mpongo Private Game Reserve (East London), Premier Resort Sani Pass (Drakensberg) and now, Premier Resort Cutty Sark.

The property is set to undergo a R150 million investment upgrade that will be rolled out in phases, commencing mid-2018 following an environmental study.

Premier Hotels &Resorts’ Founder and Managing Director, Samuel Nassimov, says: “We have big and exciting plans to maximise this property’s potential. With its unique positioning right on the beach, bordering a beautiful estuary and adjacent to the world famous Aliwal Shoal diving site, the potential for local and international adventure travel is huge.”

The renovations will see the room complement expand from 56 to 150, the facilities improved in line with the group’s World Class Africa offering and the Resort advance to 4-star status.

“Although we will be upgrading the property, we still want to keep the charm and familial feel for which it has become renowned over the past 40 plus years,” shares Nassimov.

Aha Avondale Boutique Hotel in Greyville officially opened this week.

The 17 room establishment cateres for the corporate and leisure travellers, offering 3 superior suites, 12 queen suites and 2 family rooms. The rooms were given a complete makeover and can be described as “modern contemporary.”

Marriott Umhlanga

I read a article recently on Umhlanga's property boom that named the five-star Marriott Umhlanga as a new development for the town. I remember a while back in 2006 that Notae Group was planning a 25 story Marriott hotel.

Interesting. Have not seen any mention of a 5 star Marriott hotel development. While we do not yet know 100% the hotel brand for the uMhlanga Arch development, we do know it will come from the Hilton Hotels Group and is likely a Hilton Garden Inn. So therefore it would need to pay off an ass yet unannounced development.

At the moment there are 6 hotels under construction in uMhlanga bringing 900 new rooms to market and excluding the recently opened Capital Hotel Pearls.

Hilton Garden is sometimes 3 sometimes 4 stars depending on the property they develop.

Different sources have said the hotel is a Doubletree or a Hilton Garden Inn. The developer will not say anything. So until there is a press release we have to wait I guess.

Pearl Sky is expecting final.completion in July
