DA lodged for development of mixed used building at 86-88 Walker st

Hotel/Office 35 levels 123.65m (RL 176.85)

176.85 - 53.2 = 123.65m

DA 165/18







Developer - Billbergia

Architect - Fitzpatrick + Partners

Estimated Cost of Work: $ 121m


The height of the building will most likely be increased to full height RL227 when the new North Sydney height limits are fully approved.

This would be a height of approx 174m - 46 levels

Provision has been made within the development to allow it to be converted to a building height of RL 227m)
at a future time.


A pre-lodgement meeting was held between the project team and North Sydney Council on Monday, 11 Dec 2017.

The scheme at the time included the construction of commercial offices and a hotel containing 330 rooms with the following indicative layout and massing:

Building height up to RL227 comprising 46 levels
The scheme relied on the passage of the North Sydney Centre Planning Proposal to allow the proposed building height to be approved.

Council was not able to provide an indication of when the Planning Proposal would be approved.

the lowest part of site is just on RL52m. the ground floor is always higher then low part of site. so another metre takes it to 125m
no car spaces? hmmm

just had confirmation this ones going to RL232m.
take 52m = 180m thats getting big.
will be tallest!

Yep, in paco’s second photo you can see the black fencing for 1 Denison on the left, 100 Mount on the right and this site is the green building centre of frame. Insane density.

There are six 150m+ u/c or proposed for North Sydney. I could be wrong.

Victoria Cross (167m)

41 McLaren (156m)
173 Walker (156m), though knocked back at gateway stage
100 Mount (152m)

Two under construction, site prep underway for another two (though without approved schemes at this stage).

I think this proposal is my favourite of the bunch. I've lived in the area for 15 years and can't believe what's happening at the moment! About 2 months ago there were people at N Syd train station handing out postcards for the proposed building above the new metro station. It seems a PR battle is looming with a former Mayor leading the opposition.
