It went, after the circumstances, well.
We didn't make it my son and I.

After 62 km and 14 hours of marching, 7 of them in total darkness, in rain and thunder, we had to quit the competition 5 am right before the dawn and take the morning train home.
The truth is we wasn't prepared good enough, especially not the young of us.

The route from Vedbæk, through the North Zealand landscapes and lakes, up to Hillerød, is one of the most beautiful stretches one can imagine. The spirit and joyful mood among the other 950 participants, and the fact that 46 % of them actually completed this wonderful event, which is the highest number ever in the history of Mammutmarch

I shall definitely be back in 2020.

Berlingske's annual list of the 100 wealthiest people/familes in Denmark was released yesterday. Here is a small recap of the ones with the most direct and significant links to the property market in Copenhagen, either as investors or developers. I think it can give us an indication of who might be capable of and/or interest in undertaking large3 projects in the future:

2. (2) Familien Louis-Hansen, Coloplast, 65,7 milliarder kroner

One of Louis-Hansen's heirs, Erik Ludvig Find, is the owner and CEO of ELF Development.

13. (9) Familien Foss, Foss, 10,7 milliarder kroner

Foss has recently constructed and several times expanded their new headquarters and innovation center in Hillerød.

36. (37) Mikael Goldschmidt, M. Goldschmidt Holding, 3,2 milliarder kroner

Investments in handsome properties in Copenhagen through the company ;. Goldschmidt Ejendomme and has recently embarked on the development of the extensive Frederiksbro project in Hillerød.

44.(48) Lars Seier Christensen, Seier Capital (tidligere Saxo Bank), 2,7 milliarder kroner

Not really involved in the property market but I will include him anyway for having saved Geranium from bankruptcy and most recently investing close to DKK 100 mio. in the oppulent but refrishingly un-Danish The Alchemist.

45. (55) Familien Just Karberg, Hans Just Group, 2,6 milliarder kroner

The noney has mainly been made in the alcoholic beverages market but their property company Karberghus owns and has refurbished an impressive and ever growing portfolio of historic and mostly listed properties in Copenhagen.

47. (54) Familien Lind, Torben Lind Holding (Lind & Risør), 2,6 milliarder kroner

Boring suburban developments, currently most active in the Roskilde satelite towns of Vindinge and Tune.

48. (44) Brødrene Arp-Hansen, Arp-Hansen Holding, 2,6 milliarder kroner

Arp-Hansen owns 22 % of the hotel market in Copenhagen and never seems to stop the construction of new ones (but their share of the market will no doubt go down over the next few years).

74. (51) Lennart Bent Lajboschitz, Mitco (Tiger-butikker), 1,8 milliarder kroner

Lajboschitz has converted the former Absalon Church in Vesterbro into a community centre, is converting Søkvæsthuset into a residential development for friends, familes and creative companies and has bought and refurbished two hotels in Hornbæk.

76.(86) Familien Fennet, Cabinn Holding, 1,7 milliarder kroner

Fennet is via Cabinn Hotels owning and constructing an ever increasing number of budget hotels in Copenhagen, a shame that they have to be so darned ugly.

91. (new) Hans Bo Hyldig, Hacc Holding, 1,4 milliarder kroner

Hyldig is the largest shareholder of FB Gruppen, which is currently busy at Grøntorvet, Rødove and a number of other sites across the city.

Ejerlejligheder har været et mindre marked end lejeboliger i dette opsving, men vi har været oppe over 1000 nybyggede lejligheder om året til salg i København ikke mindst båret af Syd- og Nordhavn samt Carlsberg. Vi ved at arkitekt- og ingeniørbranchen har set en vis afmatning inden for projekteringen af fremtidigt nybyg, sikkert fordi investorerne ønskede at se tiden an med de nye skatter og en svagere global økonomi. Med de kraftigt faldende renter i år og en tre årig udsættelse, hvor ikke mindst ældre kan sælge deres hus og flytte til ejerlejlighed og leve på de gamle mere attraktive regler, burde sætte gang i byggeriet igen. I sidste ende skal rigtig mange penge placeres hvert år og alternativerne ser ikke gode ud.

Så hvor stor er effekten af de nye skatteregler tænker i? Jeg så en rapport fra Boligøkonomisk Center for noget tid siden og jeg kan selvfølgelig ikke finde den i dag. Men jeg husker at effekten på ejerlejligheder i København var ca. 8% på købsprisen.

I guder, hvorfor er det så svært blot at beskatte gevinsten ved ejendomssalg... Man burde slet ikke have denne nuværende form for "lagerbeskatning" af ejendomme, når det er så svært at vurdere deres værdi.

The postponement just extends the period of uncertainty. And I Afree it makes WAY more sense to tax land speculation (sale profit) than just tax people's homes.

Copenhagen's hotel market is still in fine shape here as the hotel bonanza is about to accelerate next year:

2019Q3 occupency:

July: 88 %
August:89%
September: 86: %
Q3 total: 88%

Copenhagen saw in general strong performance in Q3, with high occupancy levels and continued strong ADR. Overall, the occupancy rate decreased slightly by 1,2% to 87,8% and ADR remained rather stable with only a 0,2% increase. This resulted in a RevPAR decrease with 1% to DKK 955 compared to the same period last year.

In July, the city experienced a small increase in occupancy of 0.5% to reach 88% and ADR increased with 4,5% to DKK 1,021. This led to RevPAR rising with 5% to DKK 899. In August, all KPIs dropped significantly compared to the same months in 2018. Decreases of 3,4% in occupancy and 3,7% in ADR caused RevPAR to drop by 7% to a level just below DKK 1,000. However, August is still the strongest performing month during the quarter. In September, ADR remained rather stable at DKK 1,121, with a slight increase of 0,9%. This change was enough to compensate for the lost of 0,6% in occupancy, resulting in a minor RevPAR improvement of 0,3% to DKK 967.
In comparison, the occupencies in the other Scandinavian capitals were Stockholm: 76 %, Oslo: 74 % and Helsinki: 80 %,

According to Weekendavisen a few weeks ago (no link) The World Bank wants to establish a research center in multi-resistant bacteria in Cph.

Negotiations are ongoing. If so, the center should be located on the area of Statens Seruminstitut and employ about 300 international scientists

A majority proposed a municipal plan with more aggressive car/traffic reduction goals - scaling back car trips to 25% of the city's traffic and reduce parking minimums

Further also a plan for 100k more inhabitants, and to ensure all people are 300 meters or closer from green spaces

Those parking garages / basements also reduce traffic to some extent, as you have fewer cars going in circles looking for a free spot. That, of course, would require a reduction of street parking spots by the same amount.
