Had a chance to have a closer look at the giant home in the ground. It's walled (noticed the small openings), but no visible progress on construction.

what is this opening for? a service road?
I think if they dont start construction again - they should be fined.. we need a law against situations like this - a building site hole for 2 decades.. fines for not building will speed up developers "sitting" on properties without building

Ramat Gan muni is quoted to say that they checked with Azorim and it has no
intention of cancelling the project" Since there was no actual marketing by Azorim, not even on their website - hard to believe their reasons. and knowing from the past that they are looking for any excuse including constant design changes to hang on to the site without building and get the premits extended - it was totally expected.. as I said a few days ago - this is why we need to fine developers in such cases.. I just hope they sell it to serious developers the saga of elite continues..

10 years and all they did is to dig a hole. It is such a prime spot, I can't see a reason why developers won't build there.

I dont think thats the reason for delays in that tower though.
Eventually someone will get this lot moving (most likely with a shorter tower). Lets admit, extremely tall buildings (and in Israeli context this tower can be considered a supertall) don't make much economical sense and are only built for bragging rights. |

Or they could go back to the one tower office+residential plan, of 80 fl.
I think it was a much better design leaving more space for a large plaza.

Like I said, I dont think its particularly practical to build 80 floors tower (unless there is an extreme shortage of land).
Azorim aren't in such great financial shape to allow themselves a vanity project right now. Neither were previous owners of the lot (hence the delays). I do agree though that the city council should have forced the developers to either start construction or resell the lot. 30-40 floor towers are the most practical and make the most sense to get built and maintain so it is is the most likely height of any tower to get built. Anything beyond that is mostly built for publicity (unless we are talking about cities like HK which have extreme shortage of free land). I am not against supertalls, but I wouldn't mind seeing Gush Dan covered in 30-40 floors towers before going for a supertall. |

I disagree matrix, I think that this specific area is the only place in Israel that is suitable for towers at that particular hight; There is so little free space left for new construction, and it is a highly-densed business area which is going through a building boom. with new office & residential towers, more people will find living and working in this particular area more appealing, even if not in the immediate future, than in 5 years time (let's say, the tower completion date) it will be a complete sell-out.

Azorim tower was cancelled over delays in recieving permits and it seems they are not alone:
changing in heads of planning department has resulted in hundreds of delays for permits and plans in Ramat Gan. thats the building department council decision about the permit from just a month ago 8.2.15 : the tower is 66 floors + 5 under ground total hight +291.8 m above the sea (street level is 20-25m). a public observation deck at the 65 floor + seperate elevator. The comments under this Globes article are hysterical.
Pretty much everyone is a nimby demanding to stop construction in the city. Yet the very same people can be found complaining about shortage of housing in the country center. I wonder how those two mutually exclusive opinions can fit into one's head. |

not yet , there is a long way to get a building permit in Israel.
1-submitting new apeal for building permit. 2-if needed - "pirsumim" , announcements in the newapapers + letters to the neighbours +add in the street . so the public can object it . 3-in line for months till the apeal will discussed in the building council commity. if positive rule , including changes in planning ; 4-getting approvals on the plans in all kinds of muni .departments and other gov. bodies so more changes in design and planning (varies according to municipality and the building type) can take another year /two or more . such as : enviroment /ecological dep. trees / vegetation town architect public transportation authority *ministry of health (shops) *ministry of tourism (hotel) *ministry of education (school ) antiquity authority (every second lot in Israel is suspected as an antiquity site) parking department *electricity company telephon company cable company gaz company *haga- shelters tabu -land registration construction +stutic calculations *minhal mekarkei israel accessibility for desabled *fire department instalation dep. transportation-roads dep. guarbage /sanitary dep. all kinds of papers and commitments * more/other papers ,plans ,meetings, body council approval etc. etc. etc. 5-if needed another council commity discussion 6- paying the municipality fees + hashbacha 7-getting the building permit

some of the buyers with cancelled contracts claim it was done because the company wanted to resell the apartmemts for higher again.
