Ballymore has unveiled new images of the third phase of its £450m Snowhill development in Birmingham.

The Irish developer began revising proposals for the mothballed phase last year. It had planned to develop a residential and leisure scheme on the site but will now proceed with designs to create an office building of between 150,000 sq ft and 200,000 sq ft.

The £100m Siddell Gibson-designed scheme will feature floorplates of around 20,000 sq ft.

Talks are under way with potential funders for the scheme. Outline plans for the phase will be submitted in Q2, with completion scheduled for 2015.

not too bad.... i think the top two floors should be reccessed back though to define the top of the structure and carry on the language with the adjacent building 2 of snow hill...

wonder how tall it will be... but iff we are talking the same floor heights as the other two office schemes then i calcultate the following

75m / 15 floors = 5m per floor

5m x 24 - 25 floors = 120-125m tall..... see what you think???

i cant help but think the basic sketchup model released of this also doesnt help... as said above, the image is a throwback to the 80's but im hopeful that with the detail bottomed out, so refinement, this could be quite decent!

100m I think, I am not to sure ATM, Think we will have to wait for more detailed pictures, so dissapointing that the towers have been scrapped and they have clearly set the bar very high for whatever is to replace them. I like the entrance, thats my only possitive for now.

But seriously, it does look nice, doesn't look that tall but I think that's just the scale of the drawing as Snowhill 1 & 2 look much smaller! I'm just glad its still in the works!

Looks around 120m.

Shame we havent got another highrise resi/hotel but well we are short of office space and it looks nice.

And it looks to be 22 storeys on top of 3 storey floating platform.

I suspect they have chopped between 15-20m of both towers and joined them.

I had a funny feeling they would go back to Siddell Gibson. Because of this I naturally assumed they would design a 3rd block very similar to the other phases so this comes as a pleasant suprise.

Deffo looks around the 100m mark. Taller than I expected, keeps some of the features of the original design and finally puts this scheme back on track as it'll undoubtedly be Hines putting forward the funding. I approve.

Time to lock this thread and restart a fresh with the render above?

I hope we see a bit more to it in the detailing. It just strikes me as a bit plain - especially compared to Sidell Gibson's work next door.
