Does anyone want to guess the height in meters? Mind you that Montave will be 160m.

And Hillbrow in SA is 173m.

So this building will have to be taller than both, I'm going to say the height is probably going to be around 180m-200m.

Also they need to get rid of those walls it makes the building very ugly....

Yeah, between 140m to 180m probably the minimum we can expect.

I would guess 110-140m.Going by the model apt and assuming the door is standard 2m, appears it will have low floor height- typical of residential towers. Maybe a floor height of 2.5m-3m?

Investors to build tallest apartment building in sub-Saharan Africa

Quote:
Real estate firm Lordship Africa on Tuesday unveiled an ambitious Sh5 billion residential apartment project in Nairobi's Upper Hill.

The 88 Nairobi Condominium will be the tallest residential apartment in Sub-Saharan Africa and will feature 44 floors on a two-acre piece of land along Fourth Ngong Avenue.

PROJECT

Jonathan Jackson, founder of Lordship Africa and Lordship Europe, said that the project was motivated by the need to house executives who work in Upper Hill.

"Upper Hill currently doesn't have executive residential apartments despite the near 40,000 VIPs who work in this area. The building will enable them to drive short distances to work, or even walk," said Jackson.

The building is designed to five-star hotel standards, and aligned with World Bank and European Union safety requirements.

The building is expected to have a 12,000 sq feet of rental space and 16,000 sq feet of lush gardens space.

BENEFITS

Among the amenities to be provided include a restaurant, a convenience store, gym and spa facilities and a heated indoor swimming pool and a 435 parking space.

The executive units will be fully-furnished.

Security provided around and within the building will be of UN standards, the founder said.

The units are subdivided into three categories – executive, executive plus and penthouses.

One bedroom and two bedroom units are expected to sell at Sh11 million and Sh35 million, respectively.

The project will be financed through equity, debts and sales of spaces.

SCHEDULE

Lordship Africa has conducted other major projects in Eastern Europe in Czechoslovakia and in Prague, housing among other tenants the European Union and the World Bank.

Lordship Africa is mainly targeting emerging markets in its real estate endeavours.

Design of the structure is already ongoing while construction is expected to kick off in April.

The project is expected to be complete by mid-2020.

The Ponte City Apartments are 55 floors and 173 meters tall. Are there factual figures that have been released, that actually prove this building will be the tallest residential building on the continent... ama the media houses are just pulling these hyperbole from their collective asses?

3 is normally the lower limit, and if you have to pass services e.g A.C, 3.3 becomes standard

That's why I steered clear of that tallest title while posting about this project on other threads.

You just never know what the facts are with KE media.

I hope moving forward the developers will have one of their reps give us the actual facts on SSC as some of the other major projects have done in the past.

This thread will be one of the sources of info for people seeking to know more about this projects, so Lordship Africa if you're reading this, have one of your people update us on this thread from time to time.

In that case I guess you need to get hold of a certain guy by name of Jonathan Jackson I think he's the real deal.

I saw his descriptive comment of 88 tower on YouTube KTN report on the tower he was answering a viewer concerned about views being ruined by ugly sight of nearby kibera from atop the penthouses.

Here's much better reporting. It will be the second tallest residential in the continent.

So starting price is 9million($90,000) for the bottom floors to 35million($350,000) to the penthouse floors.

That means the area around this property is going to have to be upgraded with probably new nightclubs, bars etc.

Quote:
International contractors have been a bit optimistic and they think they can build it in two years while the Kenyan contractors say it gonna take three to four years so we are expecting it to take two and half years to be complete”
Why would the Kenyan contractor take double the amount of time to finish the project??

Great that the developers of this property already know that the Pinnacle and Montave towers are underway. Now they need to sweeten their deal and attract even more clients, however they should only choose an international contractor to spearhead its construction.

Developer angles for middle class pie

Chairman Jackson Jonathan said construction of the 88 Nairobi Condominium — to be funded through a mix of loans, off-plan sales and debt — will be completed two and a half years from August when real works are expected to kick off.
