River Estate Housing Development
Chinese investor to build eight 34-storey apartments in Ngara

Chinese investor Zeyun Yang will construct eight 34-storey blocks, each housing 1,632 families, at Ngara estate just outside the Nairobi’s Central Business District (CBD).

Mr Yang through his firm Erdemann Property said Rier Estate Housing Development will include a shopping complex with 60 outlets, enabling residents to access essential purchases within the mixed-use facility.

The project, standing on a 2.302 hectares, will see 537 units of three bedrooms, 1,088 two bedrooms and seven one-bedroomed houses set up.

According to regulatory filings, Erdemann plans to set aside 875 parking slots for tenants as well as adequate space for children playgrounds.

To fast-track the development, the firm has requested for permission to upgrade Jadongo Road to improve access to the property.

The Environment Impact Assessment report sent to the National Environment Management Authority recommended implementation saying it will create jobs as well as a skills transfer platform for local workers.

“The proposed project will contribute to significant positive impacts in the area during its construction and operation phases.

Creation of employment opportunities, optimal use of land, incorporation of collective waste management practices, increase in revenue to the proponent, national and the county governments among others,” it said.

Erdemann, which entered Kenya in 2003, has built about 2,000 housing units and warehouses within Nairobi and Mombasa.

They include Mavokos Great Wall Gardens and Greatwall Apartments One (528 units of two-bedroom flats), Greatwall Apartments Two (384 units of three-bedroom apartments), Seefar Apartments that houses the 264 units of two-bedroom units and 24 units of three-bedroomed apartments in Mavoko.
These guys must have seen the poor job being done in developing roads around the city they opted to build the road themselves :-)

Same thing that Centum did on the underpass to Two Rivers from Limuru Road.

This guys seem to be up to speed with this project since they have got a track record previously.
Let's expect mind boggling renderings with a splendid Mall. Mixed use developments is a new trend in Nairobi nowadays.....

Erdemann had won the Railway city contract over a decade ago, what followed was litigation from Railway golf club who now claimed ownership of KR land which the golf course is based. Late mutula led the law suit demanding billions in compensation for being for just being members of the club. The venture collapsed as Erdemann didn't proceed. I believe the case is still in court thanks to our very slow judiciary.

Google maps shows it as a back lane starting at equity ngara roundabout (Nyayo Market).

If I am not wrong there is a missing link road which is supposed to connect Equity roundabout to Accra Road in the CBD so I'm guessing the road connects using Jodongo Road. This estate will literally be a stone throw away from the CBD.

There is a lot of wasted space/real estate in Nairobi. I still hold that Ngara and Riverroad are prime spots for highrise residential areas.Hope all these areas can be regenerated and well planned, with a lot of greenspaces. Imagine Ngara transformed into something like Westi/kilimani, same with muthurua and have all these areas connected by light rail, bike lanes and safe sidewalks. Hope this is the beginning. I foresee a lot of Eastleigh businesses and residents moving to the revamped ngara and pangani. And hopefully investors would have to up their game and sort out the construction mess in eastleigh. Eastleigh used to be the place to be in the 70s

I wish they would take this opportunity to realign jodongo road and build it by the river such that it

- it becomes the boundary for any buildings or structures from Ngara's direction. The opposite bank already has such space taken up by very dirty garages.
- it leaves a publicly accessible park/flood buffer from the river.

Have tried digging but can't seem to get info as to when construction might start or even completion timelines.Any luck anyone?

It'd seem like though they the older guys in this market,it looks they are following a script similar to Avic's. After doing smaller projects to test the ground,they decide to shake things up with a game changer!
Starting to look like no one can tell what next to expect. Things moving fast!!

I hope erdemann are smart enough to get the needed approvals and ensure the plot stands on legally correct area for the project planned.

I bet every structure being torn down had the "needed approvals" issued by our very fine gov officials.
