The renders make it appear Tiverton Street will disappear with this building constructed immediately beside the offices to the left.

Looks nice mind.

Tiverton St is very much still there. The last but one render is, in fact, the view on Tiverton Street.

Could be quite an attractive building, though of course this will fall down to the materials. If the green parts are a glazed tile type of material we could be on to a winner, if its plastic on the other hand...

It would be specified terracotta and then changed to painted aluminium. If I'm not wrong something similar happened to 87 Newington Causeway.
To be honest I don't like how residential towers are popping without any sensible plan. Do they really think people are striving to live in an expensive but crappy little apartment surrounded by other ugly towers?

Elephant is considered under gentrification but for me we will end in a couple of years with poor people ammassing in those little ugly towers. Where is the quality we see in plans for Battersea or King Cross? Where are the public and offices spaces? Where are the big brands and the nice shops? I love colombian food, but where are nice restaurants? Why tenants like Google, Apple, Facebook don't care to get an office in Elephant?

All I see in this development is volume. Another anonymous tower composed by little apartments next to the railway.

No residential units in this proposal. Just flexible office space in the tower, and commercial space in the neighbouring railway arches.

Well, you are right in terms of destination of use but what about quality of spaces? Elephant has long way to compete with KX or Battersea in attracting high level tenants

It never will as its a totally different area and not really an office location and never really has been.

Elephant & Castle to me is Department of Health and UAL. I don't see the need for it to be reaching for a Google or Facebook, it's not like these companies set the trend for the place they are in, the place is designed first and attracts these companies second. We still need Government offices and universities in the centre of London and not everywhere should be aiming for the super high end office space just because other regeneration projects are.
