NORTH LOOP GREEN | 392 ft, 35 stories | 205 ft, 15 stories

Here's a dedicated thread for this proposal. The 36-story tower would have mostly market-rate rentals, and some short-term rentals. The 14-story tower would be a multi-tenant office, and a 5,000 sqft "amenity bridge" would connect the two buildings at the 14th floors. ESG Architects (doing the project) will move here when completed.

Nice proposal!! Watch out though...."Nimby" alert! Multi Tennant office...that's real good news IMO. So the office portion is built on Spec right?

I'm surprised it took this long for Hines to come up with the proposal. The view of downtown from here is spectacular. With all the LRT lines converging at it's footstep and with a view like that it should have been a no brainier for them to have come up with the proposal much earlier. But it's never too late. Anyways I like it.

Hard to tell how many floors are in that base, but I think I count a total of at least 17 on the office side and at least 39 on the residential side? Perhaps the counts of 36 and 14 listed in the Star Tribune were for new leasable floors, not including the parking podium and mechanical floors?

Why not just set the Apartment building on top of the office? I know it won't happen....but just wondering. I counted about 38 and the top mechanical floor!

I'm not always a fan of ESG's designs, but this one sits very well within the North Loop. Maybe it's because Hines has deeper pockets than most and can afford more thoughtful designs, and I think ESG stepped up to the plate (almost literally ). And it's nice to see that Hines is finally doing something with this site they bought, what, 8 years ago now? As Achybo said, the views here are gonna be great. You'll be able to watch the World Series from the south balconies. (Hey, I can only hope...)

What I'd really like to see is how the project is integrated with the North Star Rail platform. A track-level entrance into the building with perhaps a coffee shop or breakfast joint and escalators leading up to the street level could provide a very nice experience for people coming in from Big Lake and other points north.

(And damn, when is the North Star Line going to be extended to St. Cloud!?)

The developer Hines is renowned for the high quality of architecture in their projects. Very savvy about the connection between good urban design and how that increases the profitability and value of their developments. They "get it".

I think so, too. Alia was supposed to break ground in May and here we are, almost in August with no date in site. I have my doubts about Alia breaking ground before the end of the year.

What a game changer and sweet development this would be not only for the Minneapolis skyline, but for the north loop!

I was at a Twins game a few weeks back and couldn't believe what a difference 4Marq, 365 & Nic made on the skyline from being inside the ballpark. Yes, I wish those were taller, but I am happy they're there as opposed to not. But with the North Loop Green project, that will make a HUGE impact from inside the stadium.

This is a solid, solid development that the likes of Chicago sees - but never us. That's changing now.

That second rendering has RBC and a possible 2nd Opus building in it as well. Almost said RBG but I don't think Ruth Bader Ginsberg has anything to do with it.

Its phenomenal. Just when I think downtown development is going to slow down, yet another major project pops up under the radar. Our city definitely has the feeling/energy of being a boomtown right now.

If built, this it will be the first big leap past Hennepin (outside of the loews). Assuming we don’t remove the viaduct it will remind me of driving into downtown Chicago where you have buildup around the off ramps and highways which we are starting to get here to a much lesser degree. I do wonder how much neighborhood push back this will get.

Not much. The setback of the 14 story office building makes a good connection/transition with the traditional scale of buildings in The North Loop. The landscaped plaza creates a wonderful pedestrian oriented public realm for the neighborhood. The taller tower faces the massive Twins Stadium and LRT station. This is longstanding vacant land so they are not destroying any of the existing built character. IMO, it will be warmly embraced by the vast majority.
