Hospitals come under fire

TWO private hospitals located in Kota Damansara have come under fire from the residents and the business community in the area.

Residents and businessmen claim that the location of the two hospitals would only add to the traffic situation in the township.

One of the hospitals, which have begun ground clearing works, is located on a piece of land adjacent to the Giant hypermarket along Jalan PJU 5/26, next to the Dataran Sunway commercial centre.

Gugusan Dedap residents' association president Zamarudin Zainudin said a hospital should not be built within a commercial area that was prone to traffic congestion.

“Emergency vehicles would have problems getting into the area,” he said.

MBPJ Town Planning Department director Sharipah Marhaini Syed Ali said the hospital must submit a fresh application for approval to the council.

“When the initial building plans were approved, there were no objections from the the Selangor Development Corporation (PKNS), the owner of the neighbouring plots. Since residents are now complaining, we have rejected the building plans. They would have to do a comprehensive traffic study and resubmit plans,” she said.

Meanwhile, there are mixed reactions from business operators at Dataran Sunway about the opening of another specialist centre in the area.

The location of the four-block medical centre, occupying the corner lots of the commercial building along Jalan PJU 5/6, opposite The Strand, is said to be not conducive due to the high traffic volume anticipated in area after the opening of the Giant hypermarket.

A businessman who owns several shoplots in the area said due to the anticipated high traffic, it would be difficult for emergency vehicles to gain access to the area.

However, there are others who think otherwise.

Lee Hui Seng said the specialist centre provided medical facility for the residents.

He said Kota Damansara residents needed medical facilities, as the only hospital in the vicinity was the Tropicana Medical Centre, located next to the Segi College.

“But that is a big hospital with ambulance facilities whereas this specialist centre is for outpatient treatments,” he said.

He added the specialist centre would not add to the anticipated traffic jam in the area as unlike shopping malls, people do not visit hospitals everyday.

“Besides, the specialist centre would only generate more business to the area.

“People should view it as a life-saving subject and not as a bad omen,” he said.

Sharipah said the building plans for the specialist centre has been approved.

PKNS mahu bangunkan enam projek RM100 juta

KUALA LUMPUR 27 Julai - Perbadanan Kemajuan Negeri Selangor (PKNS), anak syarikat kerajaan Selangor, akan membangunkan enam lagi projek berkonsepkan 'bina & jual' di Bandar Baru Bangi, berharga RM100 juta.

Projek itu, yang akan dibangunkan dalam beberapa fasa, bakal menyaksikan pembinaaan pusat konvensyen, kompleks perniagaan, kedai dan pejabat, dan pembangunan rumah bandar /pangsapuri perkhidmatan (kesemuanya bakal dibangunkan di pusat bandar) serta 164 buah rumah teres dua tingkat di Seksyen 4 Tambahan, dan 40 buah rumah teres dua tingkat di Seksyen 7.

Pengawal Pembangunan PKNS kawasan Bangi, Siti Zubaidah Haji Abd. Jabar berkata, projek-projek ini yang bakal dimulakan dalam tempoh terdekat, masing-masing dijangka siap sepenuhnya dalam masa antara dua hingga tiga tahun lagi.

"Enam projek ini adalah senarai projek-projek baru yang akan dilaksanakan di Bandar Baru Bangi," katanya.

"Pembangunan projek-projek ini bakal bermula tidak lama lagi dan apabila siap kelak, ianya bakal menyaksikan perubahan yang ketara di kawasan ini.

"Ini adalah antara matlamat kami dalam membangunkan kawasan Bandar Baru Bangi ini untuk menjadi salah sebuah kawasan pertumbuhan yang sangat diminati dan menjadi rebutan masyarakat dalam dan luar," katanya baru-baru ini.

Katanya, pembangunan projek ini adalah sebahagian daripada projek-projek seumpamanya, dibangunkan PKNS di Bandar Baru Bangi dan kini pihaknya dalam peringkat rundingan dalaman terakhir.

"Kita akan memulakan projek ini selepas menyelesaikan lapan projek pembangunan kediaman dan lot kedai di beberapa kawasan di sekitar Bandar Baru Bangi," katanya.

Antara lain, projek yang masih dalam pelbagai peringkat pembinaan terdiri daripada 94 buah rumah berkembar di Puncak Bangi; 106 buah rumah teres dua tingkat, 20 buah rumah berkembar dua tingkat dan 157 buah pangsapuri lima tingkat di Seksyen 9; 210 buah apartmen lima tingkat di Seksyen 5 dan 22 buah rumah berkembar dua tingkat di Seksyen 7.

Mutiara Goodyear takes rising costs in its stride

AS OTHER property developers brace themselves to weather rising building material costs and general slowdown in the economy, Mutiara Goodyear Development Bhd is forging ahead with its projects.

Mutiara Goodyear chief executive officer Kee Cheng Teik is continuing with the launch of Prima Avenue, Mutiara Gombak and Melawati projects, which have a combined gross development value of RM950 million.

Prima Avenue and Mutiara Gombak are commercial developments, while Melawati is a combination of commercial and residential.

The first of its projects on offer is Prima Avenue, a 1.38ha development, which will house business suites as well as retail outlets in Kelana Jaya.



"We have not factored in the increase in building materials into our pricing of the units," Kee told reporters in Petaling Jaya last week. Each business unit is priced at RM280 per sq ft while the retail lots are at RM400 per sq ft.

Kee gave two reasons for the move.

He does not expect price of building materials to remain at current levels for long and also the book cost for the 1.38ha land is almost zero, a "leftover" from its Dataran Prima development.

Steel bar prices have reached an all time high of RM4,100 per tonne, while cement prices are up a further RM1 to RM14.25 per 50kg.

"We are still happy with the profit margin we are getting," Kee said.

The project, which will house 342 business and 33 retail lots, has a GDV of RM120 million.

He said the group's status as a medium-sized developer gave it a lot of flexibility on its development.

Kee said even though he acknowledges that the uncertainty in the market might hold up decisions on property buying, it is temporary in nature and buyers will eventually come around.

"Comparatively, property and real estate are still very durable," Kee said.

On whether the current price of building materials will affect its profits for the year, Kee said it was fortunate to have completed two big projects this year and have yet to award the work for current projects.

The 35 year old company has an undeveloped land bank of 360.86ha in Klang Valley and Penang.

Glomac PJ complexes to be launched early 2009

PROPERTY developer Glomac Bhd is in the process of acquiring 1.28ha of freehold land in Petaling Jaya, Selangor, the site of the former Kelana Seafood Centre, to build a commercial complex.

Group executive vice-chairman Datuk Richard Fong Loong Tuck said the commercial complex will generate sales of RM250 million for Glomac, which is continuously seeking strategic land bank in Selangor and the Klang Valley for niche developments.

The commercial complex, which will overlook a lake and has yet to be named, will feature a three-level mall, a 20-storey office tower and an office suite.

"It is on the drawing board. We expect to launch it by January 2009," Fong told Business Times.

Glomac will also launch two office towers and a serviced apartment block worth RM200 million by early 2009 in the burgeoning Mutiara Damansara township in Petaling Jaya.

It recently acquired two adjoining freehold parcels totalling 115,755sq ft for RM38.69 million or RM334psf from Boustead Properties Bhd.

"We are excited over these new launches and are gearing up for more next year," Fong said.

While Glomac is optimistic on positive sales from the two projects, Fong said the developments will be affected by more expensive materials.

"We will be prudent with the developments and manage cost effectively," Fong said.

"We expect the projects to contribute significantly to Glomac's revenue and net profit from 2009," he said.

UEM Builders completes phase 2 of agro expo park

UEM Builders Bhd has completed phase two of the Malaysian Agro Exposition Park Serdang (MAEPS) worth RM221.5 million.

In a statement, the company said it took them only seven months to build the complex since the contract was awarded in early December 2007.

UEM, which was commissioned by the Agriculture and Agro-based Industry Ministry had earlier completed the RM45.6 million phase one of MAEPS in November 2006, ahead of schedule.

UEM Builders managing director Datuk Ridza Abdoh Salleh said its project team applied an unconventional engineering system to reduce the construction period, at the same time not compromising on any components, especially quality of work.



"We had applied the Engineering Formwork Systems for columns and slabs. This reduced the construction period even though many of the buildings under construction are scattered within the location," he said in a statement.

MAEPS will host Malaysia's biggest agricultural exhibition, namely the biannual Malaysian Agriculture, Horticulture and Agrotourism Exhibition this month.

MAEPS is owned by the Ministry of Agriculture and Agro-Based Industry and occupies a build-up area of 42,000 sq m.

It is located on a 129ha of Mardi's land, adjacent to the Kajang - Puchong Highway.

On the international front, the group is expected to strengthen its position in India and the Middle East and is pursuing new construction and infrastructure projects in India, Singapore and Indonesia.

Mutiara Goodyear to launch two projects


It is unperturbed by rising building material costs

KUALA LUMPUR: Mutiara Goodyear Development Bhd will launch two projects this year despite rising building material costs, says chief executive officer Kee Cheng Teik.

He said it would launch Prima Avenue within two weeks and a residential project in Melawati by year-end or first quarter of next year.

“We think it is a good time to launch now because there are not many projects currently. As long as our projects provide value for money, I think we still can stand well,” he said after the company EGM yesterday.

He said Mutiara Goodyear was confident of its product designs, good mix of properties and good locations.


It was not so concerned about building material prices because they would settle down at a certain level eventually, he said.

Kee said the company had started making arrangements, like direct purchase of materials from factories, to mitigate the higher costs but it was happy with its current profit margin.

“We foresee healthy property demand in the Klang Valley and Penang,” he said.

He added that the recent oil price hike did not really impact the property sector n the two areas.

However, the uncertainties might put purchasers' plans on hold for a while, he said.

The freehold Prima Avenue at Dataran Prima, Tropicana, comprises two towers of office suites and retail lots, and has a total gross development value (GDV) of RM120mil.

The 80-acre Melawati project, which has yet to be named, will consist of bungalows, link houses and commercial lots, with a total GDV of RM800mil.

Kee said after disposing of 253.72 acres in Seberang Perai Selatan to Tambun Indah Development Sdn Bhd for a joint-venture project, Mutiara Goodyear had about 45.6 acres left in Bandar Tasik Mutiara.

The group has a total of about 891 acres land bank in Penang and the Klang Valley. With an estimated total GDV of RM4.1bil when fully developed, the projects would be launched within five years, he added.

PKNS all out to promote Antara Gapi project

BRANDED as a Tropical Nature Panorama, Antara Gapi is set to offer residents an all-encompassing recreation and resort-style living environment, Selangor State Development Corporation (PKNS) development controller for the central region Norita Mohd Sidek said.

“Antara Gapi has the characteristics of a self-contained township to make it a new growth centre, hence it has amenities like a primary school, police station, mosque and recreational space,” she said.


Resort-style living: These two storey link houses (Simfoni) are among the properties still available.

Norita was speaking during an Antara Gapi: 10 years with PKNS briefing to introduce Antara Gapi and its development projects, and to commemorate the 10th year since the land was acquired and developed.

She stressed that PKNS was a long-term developer that aimed to create new townships with economic and social activities, as well as residential projects.

“All new developments by PKNS must have three components - commercial, industry and residential,” said Norita, adding that the focus for Antara Gapi is on residential projects.

“We have spent RM160mil and built 500 houses in the township so far.”

She estimated that PKNS’ investment in Antara Gapi until its completion in 2010 is worth RM1 billion, and the return on investment is valued at RM100mil.

Norita added that property sales contributed some RM530.6mil (60%) to PKNS’ revenue in 2007.

Antara Gapi, located about 50km from KL and 7km from Rawang, is the 10th new township developed by the agency.

It measures some 386 hectares and has a population target of 32,000 upon completion of all project developments.

“The township is has reached a 20% development stage thus far and is divided into six development phases,” explained Norita.

“Our selling point is that purchasers can buy new houses that are sold at old prices before the increase in cost of building materials.

“We have a lot of buyers who purchase properties at Antara Gapi as weekend homes.”

She is optimistic that all the 6,000 houses to be built in the township, which have a 99-year lease, will be sold by 2010.

PKNS has allocated 50% of land use in Antara Gapi for housing projects, 10% for recreational projects and 23% for infrastructure projects.

Industrial projects make up 3%, business 6% and institutional 8%.

PKNS presently has six projects in Antara Gapi that are available for sale and worth about RM40mil. Prices of these houses range from RM109,800 to RM339,800 per unit.

The six projects (and units left for sale) are:

> ONE-storey bungalows - 1 unit left

> ONE-storey terrace houses, Phase 1E, Section 1 - 137 units left

> ONE-storey bungalows, Section 2A - 11 units left

> ONE-storey twin houses, Section 2A (Cahaya Murni) - 9 units left

> TWO-storey link houses, Section 2C (Simfoni) - 48 units left

> ONE-storey twin houses, Section 2B (Seirama) - 19 units left

Norita said PKNS would be having a Property Sale until Aug 31 when purchasers can enjoy incentives like an air-conditioner, LCD TV or electrical goods vouchers, depending on the value of the purchased property.

PKNS bina bandar Antara Gapi RM1b



PERBADANAN Kerajaan Negeri Selangor (PKNS) akan melabur kira-kira RM1 bilion untuk membina pelbagai jenis kediaman dan kemudahan bagi membangunkan bandar baru Antara Gapi di Serendah, Selangor yang dijangka siap sepenuhnya menjelang 2010.

Antara Gapi adalah satu daripada 11 bandar bersepadu yang dibangunkan PKNS di Selangor dan dijangka memberi limpahan pembangunan baru kepada kawasan Hulu Selangor.

Pengawal Pembangunan Wilayah Tengahnya, Norita Mohd Sidek berkata sepanjang 10 tahun projek bandar baru itu dilaksanakan PKNS melabur RM160 juta untuk membina pelbagai unit kediaman membabitkan beberapa fasa.

Menurutnya, sekiranya kesemua projek siap menjelang 2010 anggaran pulangan diperoleh daripada pelaburan berkenaan ialah sebanyak RM100 juta.






“ Kami optimis dengan kejayaan projek perbandaran baru Antara Gapi sama seperti Bandar Baru Bangi dan Shah Alam yang berjaya membentuk sebuah bandar baru terancang yang cemerlang serta nilai hartanahnya cukup tinggi di pasaran,” katanya.


Beliau berkata demikian ketika mengadakan sidang akhbar Sambutan 10 Tahun Antara Gapi Bersama PKNS di Kuala Lumpur, semalam.

Mutiara Goodyear sasar RM120j Prima Avenue jadi tarikan bumiputera

PETALING JAYA 10 Ogos - Pemaju hartanah Mutiara Goodyear Development Bhd. (Mutiara Goodyear) akan melancarkan projek terbaru Prima Avenue bernilai RM120 juta yang disasarkan kepada pembeli bumiputera.

Ketua Pegawai Eksekutifnya, Kee Cheng Teik berkata, projek terbaru mampu milik dan berpegangan bebas ditawarkan pada harga berpatutan.

Beliau berkata, projek yang mempunyai keluasan kawasan 1.36 hektar dan terletak berhampiran Lebuh Raya Baru Lembah Klang (NKVE), Lebuh Raya Damansara Puchong (LDP) dan Lebuh Raya Persekutuan, akan dilancarkan suku ketiga tahun ini.

''Harga permulaan bagi unit pejabat di Prima Avenue bermula pada harga RM170,000 sesuai kepada pemilik peniagaan untuk memiliki pejabat baru dengan harga yang berpatutan.

''Selain itu, kedudukan Prima Avenue yang strategik, menjadikannya satu bentuk pelaburan jangka panjang kerana nilainya dijangka bertambah pada masa hadapan,'' kata Cheng Teik kepada Utusan Malaysia di sini.

Prima Avenue merupakan projek pembangunan hartanah yang dibangunkan oleh Puncak Kencana Sdn. Bhd. (Puncak Kencana) anak syarikat penuh milik Mutiara Goodyear.

Projek pembangunan komersial itu, terdiri daripada suites perniagaan, suites eksekutif dan kedai berkembar.

''Selain itu, Prima Avenue turut menawarkan kemudahan dan perkhidmatan teknologi terkini termasuk jalur lebar serta kemudahan lain seperti sistem keselamatan 24 jam dan kawasan letak kereta yang luas,'' katanya.

Ketika ditanya mengenai kenaikan kos bahan binaan sekarang akan menjejaskan projek pembangunan tersebut, Cheng Teik menjelaskan kenaikan harga binaan tidak akan menjadi masalah kepada pembangunan projek tersebut.

''Ini kerana kami hanya perlu membiayai kos bahan binaan sahaja memandangkan kami tidak perlu membeli tanah kerana tapak projek berkenaan terletak di atas tanah kami yang sedia ada, jadi kos membeli tanah disalurkan secara terus untuk menampung kos binaan,'' katanya.

Sementara itu, beliau berkata, Mutiara Goodyear pada tahun ini juga akan melancarkan projek perumahan mewah di Melawati di tapak berkeluasan 32 hektar dengan fasa pertama melibatkan 142 buah banglo mewah di bangunkan di atas tanah berkeluasan 24 hektar.

''Fasa kedua seluas lapan hektar mempunyai satu lagi kelompok banglo eksklusif, rumah berangkai dan rumah butik,'' katanya.

Mutiara Goodyear tidak bercadang untuk mengurangkan aktiviti pembangunan hartanahnya walaupun pasaran hartanah kini berada dalam keadaan tidak menentu.

''Kami merasakan ini merupakan waktu yang sesuai kepada kami untuk terus bergiat aktif dalam pasaran memandangkan kurangnya pesaing dalam sektor ini pada waktu ini.

''Bagi menunjukkan komitmen kami untuk terus aktif, kami akan membangunkan projek kediaman dan komersial di Kajang pada tahun hadapan bernilai RM430 juta,'' jelasnya.

Mutiara Goodyear juga akan membangunkan projek komersial di Sunway bagi melengkapkan semua projek pembangunannya pada tahun ini dan tahun hadapan.
