SM BUILDING 4 MALLS IN NORTH LUZON

SM PRIME holdings inc. is building 4 SM Malls in North Luzon, one of which
is at Pampanga's Capital City, a high-ranking official said recently.

Engr. Bien Mateo, SM Supermalls Vice President for Operations in North Luzon, disclosed that the construction of their mall at Barangay Telabastagan City of San Fernando "has started".

"The new mall will be more like the SM Aura Premier" said Mateo, reffering
to the SMPHI's upscale Shopping mall in Bonifacio Global City in Taguig City.

Hindi ko namalayan u/c na pala ito Level up na ang mga mall sa Pampanga high class na ala SM Aura ang kamukha. i hope maging mini BGC ang surrounding area ang mall na ito along mcarthur hiway madami vacant lot ang pwede idevelop

10 hectare ang land area good enough if ever magpremier mall. Hindi pa nareveal ang pangalan kaya SM City Telabastagan muna name, ang ilalagay ko sana SM AURA NORTH

The newest mall in San Fernando just beside Waltermart isa lang ito sa makakalaban ng sm city telabastagan nasa same road sila along macArthur Hiway.
i just went out today it is a nice mall un ambiance hindi siya pang masa konti lang tao marami pa tenant na hindi pa bukas..

yesterday i was excited to see the development of this ala sm aura new mall na ito i was dismay because wala pa pala nagagawa wala u/c na nagaganap sa sm city kahit fence wala pa operational parin ang savemore

...pero may ginagawa u/c malapit sa essel malapit na ito matapos hindi ko alam kung ano bldg na ito maybe ito un tinutukoy ng manager sa news above na u/c sa tingin ko baka ito ay savemore pag natapos ito dito ililipat ang essel savemore then saka palang magstart construction ng sm city telabastagan gigibain ang old essel savemore

very puzzling indeed what's going on in this area. Now we have 2 Savemore, a huge empty space along Telabastagan, not a single statement from SM apart from the one above... It is all very secretive and confusing.

CITY OF SAN FERNANDO -- Officials of the City of San Fernando are being urged to check on the parking spaces and passageways of a new SM mall along MacArthur Highway, Barangay Telabastagan here. The new mall, dubbed “SM Aura North,” is currently being constructed and is on the rise to become the city’s third SM mall after SM City Pampanga along Jose Abad Santos Avenue and SM City San Fernando Downtown at the poblacion area, upping further investments in the capital San Fernando. But Balik MacArthur Highway Taskforce Chairman Rene Romero yesterday told Sun.Star Pampanga that parking spaces and entries and exits being constructed to the mall will cause gridlocks and aggravate traffic in the already heavily-used Manila North Road or MacArthur Highway which leads to Angeles City, all the way to the north. “While we welcome developments like this new SM mall, our city officials must also check on the possible effects it may have, like in the already vehicle-heavy MacArthur Highway. Overspilling of parked vehicles in the vicinity of the mall being constructed will aggravate the traffic situation and cause gridlocks,” he said. Romero said that the recently widened MacArthur Highway may not be able to contain the volume of vehicles plying the route and will affect transportation and convenience of motorists and commuters alike. “From what we observed, what they are constructing will result to overflows at MacArthur Highway once the mall becomes operational. We have discussed it with the city administrator [Engr. Fer Limbitco] and promised that they will check on it. Kung talagang hindi naaayon sa plano, we urge our city officials to take a second look, rectify the plans or revoke the construction permit for the parking, lest it will be too late,” he said. confusing ang mall na ito u/c na talaga sa news pero pag titignan mo sa site wala khit fence wala pang construction nagaganap sa actual main building itself .. sa news na ito un inuuna ata un parking space then un building na ng mall, may nakita nga ako u/c parking ang alam ko sa mga sm malls main building muna bago parking, kakaiba talaga ito exciting

CITY OF SAN FERNANDO --- The Pampanga Chamber of Commerce and Industry, Inc. (PamCham) has expressed concern over the construction of a new shopping center in Barangay Telebastagan in this city. During a meeting on Tuesday with city government officials, SM executives and stakeholders, PamCham Chairman Emeritus Levy P. Laus stressed that the project which is now rising may worsen the current traffic situation being experienced in San Fernando. It can be noted that according to the findings of the local government, Telebastagan is the primary congested area in the city, followed by barangays Baliti, Sindalan, San Agustin, Dolores, and Jose Abad Santos Avenue. “We are worried and there’s a lot of apprehension on our part that the construction of SM City Telebastagan could actually create unprecedented traffic problem that will impact heavily on the lives of the people of San Fernando as well as Angeles City,” he said. Another factor being considered by the chamber is that the medium-sized mall---not in the likes of the big SM Aura---is located along MacArthur Highway at the boundary of the City of San Fernando and Angeles City, near major traffic generators and highly populated areas like industrial parks, residential areas and subdivisions, as well as schools and universities. The chairman said that once operational, the mall might cause “monstrous traffic situations” like that of Metro Manila. “As far as the PamCham is concerned, we would like to request our city mayor together with the City Engineering Office to take a very serious look, and study this project carefully. We just hope we will find a solution where everyone, including the Department of Public Works and Highways (DPWH) will get to agree,” he pointed out. ‘Mall will not aggravate traffic’ For his part, SM Regional Operations Manager Engineer Junias Eusebio said that the mall management assures that the new shopping hub will not aggravate the traffic situation and cause gridlocks, as per the findings of the UP National Center for Transportation Studies Foundation, Inc. (UPNCTSFI). “We respect the opinion of PamCham, that is why we presented and we have furnished the chamber a copy of the impact assessment, not from our internal standpoint, but by a third party which is the UPNCTSFI---an expert---which concluded that it is manageable with or without development for over 10 years,” he explained. “Furthermore, we also continue to consult the local government and the DPWH. We even go the extra mile beyond the minimum compliance and requirements of the National Building Code and the local government,” he added. City of San Fernando Mayor Edwin Santiago, on the other hand, noted that “We should have proper planning and regulation. We have should place short-term, urgent medium-term, and long-range solutions as early as possible. Because if we want the city to be sustainable, we have to work together,” he said. The new shopping center is already in its first stage of construction and is expected to be completed by next year. It will be the city’s third SM mall after SM City Pampanga along Jose Abad Santos Avenue and SM City San Fernando Downtown at the Poblacion area.

Now, people come to Clark Freeport Zone in Mabalacat not just for the show, but also because of the various attractions and recreational venues that have sprouted over the years. Pampanga’s newfound potential has also prompted real estate developers to bring their expertise to the north and create not just hotels but residences that can be second homes to people originally from Metro Manila and other parts of the country.

This year, as visitors flock to Clark on February 9–12, they will not only witness the colorful show of mammoth balloons decorating the sky, but also the completed and continuous real estate developments that signal the nonstop growth of Pampanga.

Ayala Land

Currently, property giant Ayala Land’s biggest project in Pampanga is Alviera a 1,125-hectare integrated township located in the municipality of Porac. This joint partnership with Leonio Land presents relocators with residential options hailing from brands under the Ayala Land name, namely Alveo Land’s Montala Alviera and Avida Settings Alviera. As a mixed-use project, it contains a commercial district, business and industrial park, university zones, retail centers, a country club, and the popular outdoor recreational park Sandbox.

Outside Alviera, other Ayala property ventures include Alveo’s residential subdivision Marquee Place, Marquee Residences, and Marquee Mall in Angeles; Amaia Scapes Pampanga in Mexico and Amaia Scapes San Fernando; and BellaVita Porac.

Vista Land and Lifescapes

Under Manny Villar’s Vista Land brand, Camella Homes continues to increase their community portfolio by building a subdivision carrying the brand in almost every province in the country. In these residential projects include Camella Pampanga, a 9-hectare Spanish-inspired development in Sta. Cruz; the Italian-style Camella Sorrento in Mexico; and the Mediterranean-themed Camella Fiorenza in Apalit.

Century Properties


With the success of Azure Urban Resort Residences in Parañaque, Century Properties dared to build another one of its kind in San Fernando. Called The Resort Residences at Azure North, the 8-hectare mixed-use development echoes the design concept of the first Azure project, in that it will not only offer residential towers but also a man-made beach (with an event venue in the middle), a pool bar, and various types of swimming pools.

Filinvest Land

Filinvest has three house-and-lot subdivision projects in Pampanga. A joint venture with Metro Clark Realty, Claremont in Mabalacat is a modern subdivision that aims to upgrade the lifestyle of the Kapampangans. Within Claremont is Austine Homes, a project composed of townhouses and various family-friendly amenities. And Hampton Orchards, a 32-hectare modern Spanish residential community, can be found in Bacolor.

Megaworld

Pioneering integrated urban township developer Megaworld announced in 2015 their plan to expand toward the north by adding another project to their portfolio: a 35.6-hectare township in San Fernando. According to Megaworld, the project is envisioned to revitalize the capitol district of Pampanga, and will integrate residential, office, commercial, retail, and institutional components to recreate the live-work-play-learn lifestyle reflected in all of the developer’s projects. Over a ten-year period, Megaworld will be spending Php30 billion to develop this township.

SMDC

Aside from building multiple malls in the province, the SM brand also chose Pampanga as the site for their second leisure park under the name SM Sky Ranch. Opened in late 2014, Sky Ranch Pampanga is conveniently located behind SM Clark and mimics its Tagaytay counterpart, in that it offers rides as well as various dining options.

Early last year, SM Prime’s real estate arm SMDC also announced plans to venture into horizontal project development, with plans to build house-and-lot properties in several provinces, including Pampanga.

According to Megaworld, the project is envisioned to revitalize the capitol district of Pampanga, and will integrate residential, office, commercial, retail, and institutional components to recreate the live-work-play-learn lifestyle reflected in all of the developer’s projects. Over a ten-year period, Megaworld will be spending Php30 billion to develop this township.

Aside from building multiple malls in the province, the SM brand also chose Pampanga as the site for their second leisure park under the name SM Sky Ranch. Opened in late 2014, Sky Ranch Pampanga is conveniently located behind SM Clark and mimics its Tagaytay counterpart, in that it offers rides as well as various dining options.

Early last year, SM Prime’s real estate arm SMDC also announced plans to venture into horizontal project development, with plans to build house-and-lot properties in several provinces, including Pampanga.

Before I went to GSIS last morning, I visited SM Telabastagan first because I've been so downright excited about this new branching out of Henry Sy's supermalls company since it became a news item. There are news that this upcoming shopping plaza in CSFP would not truly be like SM Aura in size and designs. If Im not mistaken the BGC mall is more than 251,000 sqm of total retail floor. Anyways, if SM City Telabastagan would have atleast 2 storeys that is enough to accomodate a number of tenants and entices a substantial foot traffic and profit. According to the construction progress that I saw, the mall will occupy as far as the left side of the lot adjacent to the main gate of Essel Park. I suppose that the old essel supermarket ground building will be demolished. Hopefully this mall will reach atleast 70,000 sqm in total retail floor area & 3rd floor.

SM PRIMEHOLDING REPORT April 20, 2017



SM TELABASTAGAN with a gross floor area approximately 85,487 sqm will house major anchor tenants like SM Store & SM Hypermarket, cinemas, cyberzone , foodcourt, & BPO Center according to SM Official report.

When SM Pampanga opened in Nov2000 if Im not mistaken its gross floor area was only about 75,000sqm only.
