PARAÑAQUE | Parqal [mix]

Aseana Holdings, a subsidiary of D.M. Wenceslao and Associates, breaks ground today on Parqal, a seven-hectare mixed-use development in Aseana City, Parañaque.

Parqal’s linear park, traversing three blocks, connects the office buildings with ground floor retail. The passage invites not just those with business inside the development but also passers-by curious what this new destination has to offer.

Wow, this development will relieve SM Mall of Asia and the upcoming Ayala Malls Manila Bay to customer traffic.

Yup. From beside that Starbucks, along Macapagal all the way westward to Diokno.

It's a good complement to Ayala Malls Manila Bay the way Bonifacio High Street is to Market! Market! and SM Aura, only in this case it is disjointed from the enclosed Ayala mall and running on a different axis to it. It's not that far of a walk, though, but it would have been better if they build a southward segment of Parqal that would connect with the nearby Ayala Malls Manila Bay.

Maybe they will build some sort of "connector." I read that Aseana intends to make all their projects "walkable" and connected. Parqal is going to be covered to encourage walking, rain or shine.

Btw, a friend who works in COD says that they will build an over the road connector to Ayala Malls as they want to tap into that ready market.

Yup, I heard that one nga that they plan to have a footbridge from COD to Ayala Malls.

I currently work for one of the merchants of COD and I heard that we might be relocated or will be opening another store within the complex.

I guess the connector will be located inside The Garage

DMWAI aims for completion of mixed-use project by 2021

D.M. WENCESLAO & Associates, Inc. (DMWAI) on Wednesday started construction of its mixed-use development, Parqal, within its flagship Aseana City project in Parañaque City, targeting its completion by 2021.

“We’re building office buildings, condos, retail, but this is one of the first developments, at least in this area, that’s committed to public space,” Delfin Angelo C. Wenceslao, chief executive officer of DMWAI, said during the groundbreaking ceremony for Parqal.

Parqal, whose name is a combination of “park” and “kalye,” is located on a five-hectare property occupying two blocks between Diokno Avenue and Macapagal Boulevard. It will have a gross floor area of 78,000 square meters (sq.m.) spread across nine independent four-storey buildings, which will be devoted to office and retail space.

More than half or 60% of the whole area is dedicated to lush green spaces, and recreational facilities.

The open areas will have canopies made up of ethylene tetrafluoroethylene (ETFE), which would allow sunlight to still penetrate the roof but reduce heat. The company said this will still allow trees to grow even under the roof.
