I think this will move substantially faster than the Onni project across the street. I'm pretty sure Onni is acting as their own GC which is definitely tougher sledding when you're not as well established. Graham probably has some deeper relationships to draw on. Plus the project is smaller than the Onni twins. Probably still a year away from the towers starting to separate above the podium but my guess is they'll be well ahead of Onni's pace.

Westbank is pushing a lot of their new Vancouver condo construction to Chinese investors. Does anybody know if they are going to be emphasizing foreign sales with their Seattle properties as well?

Several of the new condos are aiming a lot of their marketing to Chinese investors. First Light has a duplicate set of marketing materials in Chinese. The Emerald, years ago, said they were expecting/targeting 40% investors.

BUT - the Chinese government has put some currency controls in place that make it harder for their citizens to move large sums off-shore. Individuals that already have large amounts overseas are obviously less effected but this could have an impact.

When the Emerald topped off the president of the Chinese half of the development team stated that the majority of their purchasers so far are expected to live in the building.

8/20/2019 Update:

  • The concrete foundation for both towers and the midrise is complete.
  • The columns for the eastern tower reach level -4, while those on the western tower reach level -3.
  • The elevator cores on both towers has rebar reaching level -3.
  • Western tower has level -4 poured, while crews are setting up formwork for level -4 on the midrise structure.

Once they finally finished the excavation, this seemed to start rising quickly (or maybe I'm just comparing it to the Onni twins which seemingly took forever to reach street level).

Certainly seems a decent pace. Took a comparable amount of time as 2014 Fairview to get done with all of the foundation and go up a level. Should be at street level in a few months at this pace

Seems like this project might actually benefit somewhat from the large footprint. With this much space and two cranes, the various trades have lots of room to work around each other. If they do one level every three weeks they'll be at grade around end of November, weather permitting, of course.

9/10/2019 Update:

  • Crews have finished level -4 for the entire triangular lot.
  • The eastern tower's core and concrete columns reach level -3, along with the columns for the midrise structure.
  • The western tower level -3's rebar is being established and the core reaches level -2.
