This is a case where it would be nice to keep the façade and have some funky spaces, with a mid rise tower behind that facade.

Regarding the Hookah place on Roosebelt Way, it’s crazy that in the U-District, just a 6 minute walk from the future Link station, 75 feet would be an upzone...

If I ruled the city with an iron fist, I would landmark this building, and then allow the Showbox developer to go forward with their tower in exchange for $__ million toward converting this church into a publicly-owned music venue. But I don't, so I'll just go back to proposing wild ideas for airports and HSR.

I didn't even realize the old Burke Museum was so close to being demolished until I drove by on 45th yesterday. It's gone! Website says the new building opens this fall. That edge of campus sure looks different now.

The new Burke already looks trashed if you ask me. That wood siding is not a good look.

Maybe the half glass full view is that the wood siding can't age much more without just falling off the building. It'll look this way for decades to come. Seriously doesn't look good.

Apparently it's supposed to turn dark gray as it ages.

Sadly, the cedar siding is the most interesting component of that building. Blank facade presented to the street, no pedestrian access facing street sidewalks, shoebox dimensions, half-hearted random window slits, barely perceptible angle of roofline... I'm sure the content of the box will be fascinating and I'm excited to visit, but the outside is totally uninspired, especially for a museum.

I usually think of museums as being more daring with their architecture. You’re right thack, this project is quite ‘meh’.

I think the new Burke is a great example of what the city's zoning codes about facade modulation and blank facades are trying to prevent.

Does anyone have recent photos of, or know if there is a construction camera on "The M" tower project? I haven't had a chance to get down to the U District in awhile and have only glimpsed it from I-5. It's starting to have a presence on the skyline.

Touchstone, Atlanta firm plan 2 office towers in the University District

The buildings would be the first new high-rise offices since a 2017 neighborhood upzone.

Early last year, University District Parking Associates announced that it would ground lease three large parking lots, which total about 2 acres, in the recently upzoned U District. CBRE is marketing the properties, dubbed sites A, B and C.

Local firm Touchstone, part of Urban Renaissance Group, and Portman Holdings of Atlanta have now announced high-rise office plans for Site A, at 4530 12th Ave. N.E.; and to the east, Site B, at 4536 Brooklyn Ave. N.E.

For Site A, with 34,200 square feet, the plan describes a 190,000-square-foot office tower with ground-floor retail and underground parking. The midblock site is directly north of the separately owned Washington Federal building on Northeast 45th Street (also bound for high-rise redevelopment).

The site, like Site B, is zoned for construction up to 320 feet. Both are steps away from U District Station, where light rail service will begin in 2021.

For the midblock Site B, with 20,600 square feet, the plan is for a 155,000-square-foot office building with retail and underground parking.

The developers hope to complete the two towers in 2023.

Touchstone's Pat Callahan said in a statement, “The addition of light rail next to the University of Washington and in the center of the U District neighborhood is a once-in-a-generation transformational opportunity."




Projects are planned for the A and B sites, both owned by UDPA. It’s still seeking a partner for Site C.
