If there's an elevated walkway from Walter Mart to Magallanes MRT and direct entrance to Fortis Garden, I will buy lol.

You can actually access the MRT Magallanes station at the San Lorenzo Place Mall which is connected to the MRT station with a covered overpass to the Alphaland Southgate Mall and Tower. The entrance to the San Lorenzo Place Mall is next to the Wilcon IT Hub. This place doesn't get flooded because it is a few meters higher than the underpass of EDSA.

I still believe personally that the main selling point of this project is the location, the proximity to main hubs and buisness district. All other cons will be secondary, in my opinion.

Fortis Garden Residences [47F|36F|2T|mix]

IMO, Location isnt DMCI’s main selling point, its the value for money thru their bigger unit cuts and resort feel condo. Dmci projects are off with their locations. They got a good location with their Oak Harbor project, and sold it a “Premium” pricetag. DMCI may got a good location on this project but i dont think they will sell this as cheap as previous projects.

I expect it to be competitive with other projects in the area. They can be a bit more premium in pricing, just a bit. What they have to consider imo is the project of smdc beside them. Im guessing both developers will prioritize what the market needs, condo for the yuppies of Makati, mostly studio or 1BR. These are just speculations, its nice to be surprised next year. Wala pa bang name yung sa smdc?

SMDC has 4 lots in that area. Knowing SMDC.... not good.

^ smdc is changing their design theme. Look at their Air. Thank God it didnt copy Jazz, Shore, Sea, Light generic design.

As for their common areas and amenities, okay naman except for the basement parking, ceiling is too low and feels like inside an oven. Units are small, so they can lower TCP.

Between smdc and empire east in the area, mag smdc na lang if those 2 are the only options.

^ Yes I agree, their designs sucks. but I think bumabawi sila sa amenities design and maintenance.

The only issue I have with SMDC here is the unit density. They have a LOT of units. Imagine 4 projects in that vicinity. I dont think DMCI can benefit thru rental investment here. May San lorenzo place pa na an dami ding units. I cant imagine this area when that happens. Right now sobrang busy at magulo na dun, pano pa pag nabuo yung 4 smdcs. I hope not all of them are condos.

If that's the case, then price war in this area should be interesting. DMCI has the upper-hand tho. I own an SMDC unit and I can say that their contractor's workmanship is very poor; materials I find kind of substandard. So I'm leaning towards DMCI for my next condo investment.

Just crossing fingers that price is on point.

Nope. I too agree with jaypzs. So my plan is to move out of my SMDC unit and just rent it out. Lol.

IMO, DMCI for permanent place is much better investment. I agree SMDC for rental investment. They're easier entry point for investment. I have 2 SMDC sa MOA, placed my bets in that area.

Just an observation, expats and ofws are not particular with the developer name, as long as it has no issues and near to their place of work, they'll rent it. This is just what I have observed, not necessarily 100% accurate.

Sold out in one day a bit to optimistic I think.
San Lorenzo Place which is even directly linked to the MRT Magallanes Station isn't sold out yet and was launched in 2008 or 2009 if I am not mistaken.
