Please correct me if I'm wrong but isn't this property part of the "special mixed use" in the Makati zoning map which has a max FAR of 4?

DMCI was able to build Torre de Manila on a property zoned not for high-rises and with an FAR of 4.

It won't be surprising to see two skyscrapers rise on this not-too-big site with a maximum FAR of 4. It's magic!

Seriously, I guess the whole corridor has been rezoned because adjacent properties already have skyscrapers on them or are planned to have skyscrapers on them.

Understand there are negotiations with authorities on the plot ratio (how high the building can go). Unlikely such issues can see it launched quickly, probably 2019?

Based on my agent friend, this project will be launched around last quarter of 2019 and tentative turnover date will be 2024. If you visit the DMCI Homes official website, it's not even on the soon to be launched. So most probably the news from my agent is correct.

Unfortunately there is still no timetable for this project until DMCI is allowed by Makati to build over 30 floors. But let's see if anything changes after next year's election
