For me, yes. DMCI is a good dev. It will depend on your adjustments.

We have a unit in Trevi towers. Ive slept there a couple of times. Osmena hway n PNR noise is really annoying. Regarding sa flood naman, dont expect u can pass ur car thru chino roces (front of fortis) when theres a medium-heavy rain. Most of the time its un-passable flood. That area had been subject to a couple of flood renovations but its just getting worse. Dont know why..

PNR every 30 minutes? how many trains ba yan? haha. regarding the flood naman, let's hope the government will do something about it, maybe they could seek help from the developers in the area. especially SMDC will be there as well.

Yeah, so its the noice and floodings are the two major cons of this project. Not to mention, since smdc and a probability of another high rise development on the other side, then Avida, could squeeze the entire facade with close proximity to each other..

Then again, its how the developer will be able treat these concerns that matter.

I didn't say 30 mins . But its frequent. So frequent you'll get used to it

Govt is already doing something abt it. Making it worse. haha! SMDC has 4 lots in that area. Knowing SMDC....

Im just curious how much will they price it during pre selling, given all the pros and cons.. Avida, Dmci, Smdc, et all.

DMCI eyes property venture with NTT DoCoMo

DMCI Holdings Inc. of the Consunji Group is in talks with NTT DoCoMo of Japan for a possible joint venture in property development in the Philippines.

DMCI Holdings president Isidro Consunji said in an interview NTT DoComo was interested in taking a 30 percent interest in the development of an office and a residential project within the company’s 7,000-square meter property along Pasong Tamo, Makati.

What do you think. Will it be priced same as Brio? Or will it be higher?
I think this Fortis Garden's location is much better than the one of Brio so I am really curious about their pricing.

This development will be priced higher than Brio, unfortunately. DMCI is delaying this project till 2018? Why? My suspicion is that they want to maximize the price (pinapataas pa) before they launch. DMCI is trying hard to sell other inventories, particularly of the controversial Torre De Manila (which was cleared by the supreme court on the second quarter), thus, they delayed this project again.

This was also delayed in favor of 2 projects in cubao and 3 in mandaluyong/pasig...

As per my agent, this project would cost more or less 120K/sqm wow

This is not 100% sure tho, its just pegged at that range according to him. Hope it wont end like that coz this area is a big mess during mid to heavy rains.

I've heard this will be launched under a new DMCI premium brand. With rentals in Makati slowing down, I would be keen to see how this project will differentiate from other developments on same price range which are much closer to the center of Makati.
