Definitely Brio. Fortis area is so flood prone. I've experienced lakarin baha dito from MRT Magalanes to Waltermart. Hanggang pusod. Not passable even to SUVs. Also the noise of PNR is unbearable. You'll get used to it tho. Right now traffic sa area is also bad, coz of the jeepneys na nag establish ng terminal nila sa San Lorenzo place, it may be rectified tho when paalisin na sila sa harap.

Well, undeniably speaking, The location is still the selling point (minus the floodings and noise), also being a single reside tial tower, makes it more exclusive.. just my opinion.

sa tingin ko nga eto ung dmci na may malapit at walking distance sa train station. yung sa infina at flair at brio malalapit din pero walk lang walk ng konte. and yes PNR horn does irritate pero pag nasanay ka na ok na hehehe. talagang nag bubusina sila at horn talaga ng horn para walang masagasaan or yung mga tumatawid or mga nakatira.

actually kahit sa bahay or kung may condo na facing street at lower floor ay maririnig din ang ingay. i hope magkaroon pa ng ibang project ang dmci. siguro launch eto pagkatapos or mapuno puno na ang neighbors neto para hindi makaapekto sa price

Prices change when a project is about to launch and Fortis is not launch yet.

The overall neighborhood of this project will not attract the discerning investor even if it is a Makati address. Opinion lang.

Looks like a site put up by a sales and marketing firm (Ph Realty), not by DMCI. Is this too early a publication?
It incorrectly mentions that the lumiventt tech is unique in every Filinvest project. DMCI wont be happy with the typo.

Depende. Right now, interesado ako kumuha if the price is right. Absurd pricing will be the deal-breaker. If this is to be launched with some "premiere" tag as rumor (or humor) has it, sorry I will just put my money elsewhere. Haha.

^ yes. It should be marketed in conformity with its neighborhood. Anyway, DMCI is not known naman to be exaggerated; unlike a developer who spent on fashionista celebrity endorsers for a "luxury" condo in the middle of a not so luxurious area across a talipapa with ghetto neighbors.

I think the location will be the main selling point of this project.

It is walking distance to:
- MRT Magallanes
- PNR EDSA
- Alphaland Southgate Mall
- Alphaland Southgate Tower (office)
- San Lorenzo Place Mall (+Savemore Express)
- Wilcon IT Hub (office + store)
- Savemore

Within a short drive you can reach:
- Walter Mart Makati
- Don Bosco School
- Little Tokyo
- Assumption College
- SM Makati + Glorietta (by MRT or car)

It is it also just minutes away from the Airport and surrounded by two main Roads which are EDSA and the Highway/Skyway.

And if Fortis Garden will be finished there will be three office towers nearby (Wilcon IT Hub, Alphaland Southgate Tower which already exist and the new office tower of DMCI next to Fortis Garden.

^ Agree that location and accessibility is great but the quality of neighborhood will not be conducive for the project to be marketed as "premiere" or luxurious.

This will sell well if priced and marketed right as what @bazinga88 mentioned.

Ofcourse it shouldn't be martketed as premiere or luxurious. I think potential buyers should be realistic and know that it will be a mid-end condo in a very accessible location with good shopping possibilities nearby.

If this will be their expectations they will be happy. But if they expect High-end like One Serendra or Park Terraces they will be dissapointed. But seeing their prices it should be obivious for any potential buyer that this won't be a luxurious building.

I anyway think that words like luxurious, premiere, high-end etc. are used much to easy by developers to market properties which leads to many people having wrong expectations about their future home and ending up dissapointed.

^ For a project I know who did this, it is the agents going abroad selling to OFWs who labeled a project as luxury. Too bad most of the buyers were first time buyer/investor and just relied on the video presentations and celebrity endorsements without knowing a thing about the reality of its location. They were disappointed come turnover. Expectations vs reality.

Ofcourse!!! The developer you are referring to is an expert in missleading advertisement! Who delivers mid-end which is marketed as ultra high-end.
