Stream Realty Partners breaks ground on two Dallas-area office projects

Commercial real estate firm Stream Realty Partners has started the new year with groundbreakings for two North Texas office buildings – one in West Plano and another in Irving.

Stream Realty is building the speculative office projects in two of the busiest office leasing markets in the Dallas-Fort Worth area.

The largest of the buildings is a 166,000-square-foot project under construction in Legacy business park near the Dallas North Tollway.

“We broke ground on the first phase of the Platinum Park development and have begun designs on phase two,” said Stream regional managing partner Chris Jackson.

The Dallas-based real estate firm’s Irving project is called Connection Park and is located just south of LBJ Freeway at 4810 Regent Blvd..

The more than 142,000-square-foot building is part of a 300,000-square-foot office park Stream plans to develop on the site.

“The demand for offices with higher density parking and more efficient floor plates is huge in that market,” Jackson said. “The vacancy rates for that product are low.”

The Irving building will also open late this year.

A new home has already been picked out and purchased — a parcel of land bound by Ross Avenue, Houston Street, the Dallas Area Rapid Transit light-rail tracks and Record Street, across from its current 6,000-square-foot home. That land was bought last year, says Higgins. The museum has owned the future parking lot, behind the Sixth Floor Museum at Dealey Plaza, since 2005, when it moved into its current West End location.

The museum hints at plans for a new museum in a brief, vaguely worded note posted to its website, which says only that officials are researching “expansion alternatives, development plans and budgets and to execute preliminary actions toward constructing a new building to house the Dallas Holocaust Museum/Center for Education and Tolerance.” Officials hadn’t planned on saying anything further about the expansion until behind-the-scenes fundraising efforts were further along.

But at the end of last week a rendering of the new home appeared on Facebook. After being asked about the plans by The News, Higgins decided it was time to go public.

Great news for making the West End something more than a passing through point for the trickle of tourists exploring outside the Reunion tower.

I hope the modern design doesn't get it into any trouble with any of the overlays. Love how it contrasts the rest of the district, while the color and overall shape compliment it.

Dallas is getting a ton of new retail, residential, and hotel spaces within downtown. By 2016-2020, downtown will have tremendous value, more residents, a big boost of retail space, more restaurants, entertainment areas, museums, and have more observation areas for the public. Hopefully, we will get new light rail and streetcars around the downtown to accommodate the new HSR line, and also new parks to beautify the area. We will probably see our offices fill up as more companies will want to relocate to a vibrant downtown. I'm excited about the turnout of all this.

Downtown Dallas’ One Main Place tower will house new Westin hotel

Downtown Dallas is getting a luxury Westin Hotel as part of the makeover of a Main Street skyscraper.

Owners of the 33-story One Main Place will convert the top 10 floors as well as space on the lower levels into the 323 hotel rooms and conference space.

Nineteen floors, about 600,000 square feet, will remain as office space. There will also be 50,000 square feet of retail space in the remodeled building.

A large, glass-enclosed event venue will be constructed in the sunken courtyard on the west side of the high-rise, at 1201 Main St.

Construction will be finished by the end of this year, according to One Main Place owner KFK Group and Starwood Hotels & Resorts, which owns the Westin brand.

New Orleans-based KFK Group bought the almost 1 million-square-foot One Main Place early last year.

Well, there goes another office-only skyscraper. I wonder how many of the old 100+-meter skyscrapers in Dallas have been redeveloped into uses other than office (whether partially or fully)?

Turning all these empty towers into hotels is probably the greatest thing Dallas has done for the revitalization of the core. More businesses are flooding in and before we will know it there will be a vertical race into the sky! The Horseshoe Project will certainly make things so much better as well. For years the outdated freeway infrastructure has been choking the life from downtown while scarring it.

Besides conventions, these hotels are due in part to the destination downtown Dallas is becoming with the museums and parks that have been built as well as whats planned.

One Main Place is a nice building. Brutalist architecture but not overdone which lends itself to be more easily redeveloped.

Adding the New Holocaust hotel will bring more life. Eventually the HSR will end at Union Station and more travelers will come in on that.

The Uptown area is doing very well. It's nice to see downtown retro-fit & find a reuse of numerous buildings, that was long overdue. Downtown office space needs to re-position itself before some of the visionary proposals will become a reality. The future does look much brighter now downtown than just 2 yrs. ago.

Developers eyeing DART HQ in downtown Dallas for mixed-use project

As part of the deal, DART would move a few blocks to the Hartford Building at Bryan and St. Paul streets. Olympic has had the Hartford Building under contract for purchase for several months.
