The new plans consists of 4 residential towers that will be constructed between 2016 and 2023. No heights are given but the shortest will be around 100m and the tallest around 150m tall. On of the design features of the towers are the large helicopter platforms on top, it's been a while since I've seen it like this on residential towers in Japan.

Part of the plan is for a low rise waterfront development along the Nihonbashi river, this will be completed in 2035 when the elevated road that runs over the river is buried opening up the river.

The low-rise elements on this are particular exciting to me. I dream of Tokyo getting its rivers back as assets. That being said, these renders make the podium look quite nice as well. Seems it makes every effort to acknowledge the river. I'm quite excited about this project.

So, do we know when the highway under-grounding work is set to start? If this is supposed to be done in 2030, I suppose they'll want to start on that in the next few years, no?

100% agree with you VXL - I love what they're planning to do here. The terracing and the interaction with the river is fantastic.

Also more images for this project, including the design of the part of this project along this river. For this one it's only good that this part is only scheduled for the end of the next decade so there's enough time to come up with a better design.

The tower is alright though. The base is similar to all the other towers in the neighborhood.

And the hopefully early plans for the riverbank.

Functionally it's ok, but ecstatically it doesn't do justice to the historical location as the old hart of Tokyo City. Even if you go with a modern design you would not want to make it as boring as this.

Thanks for posting this momo! My lucky day, it seems. These renders seem to imply a new pedestrian bridge over the river as well?

Anyways, I am with you: let's pray those are just for massing or something. I agree that giving the riverside low-rises a historical flavor would be tremendous. I guess we just wait and see.

Guess for Yaesu 1 I'll come back in 10 years then...

And regarding the nihonbashi project, the tower looks plain like most japanese building today so nothing exciting at all for now. And the riverbanks are ugly, the design of those little box-like building is really awfull.

I am not against modernity and all but at least come with some pleasant design for something that will be standing there for some time...

The street-level design for the Yaesu 1-Chome North District Redevelopment is just spectacular. The tower itself with the curved edges and it's slanted top is also really nice. Too bad it is a project for the long run

We have a 1st glimp into the redevelopment of the Jinguugaien area, which includes the rebuilding of the Baseball and Rugby stadiums. The 2 stadiums will switch places and new buildings will go up around them.

There had been some news earlier about the sale of the height rights of this large area without too many tall buildings. Now it has become clear that Mitsui
might have bought into this as they will develop two tall buildings along Aoyama Dori as part of this huge redevelopment. A 40 floors tall mixed use building which will mainly be offices and a 38 floors tall full office building. The height of the towers hasn't been announced yet, but they become around 200m tall with these floor numbers.

The office tower will be replacing the 90.9m tall Itochu Building.

Construction of the full redevelopment will start after the Olympics in 2021, it will be fully completed in 2030. It's not clear when the actual construction of the towers will stop.

The location is right between the Shinjuku Skyscraper district and the "midtown" skyscraper district around Roppongi/Toranomon. These towers could become a 1st step to join these two districts, creating 1 big skyline.

Interesting news, definitely sounds like a big project.

Honestly I'm probably more interested in the stadium redevelopments, however. I'd really like to see gaien have some better urbanism. The area around the stadiums isn't exactly what I'd call pleasant for pedestrians. Gaien could be a really spectacular place if it wasn't so chopped up by overbuilt roads and the government taking the cheap way out by sacrificing parkland for danchi.

I agree about the landscaping issue that you point out. The danchi next to Akasaka imperial domain is just an aberation. That block should be redeveloped too, ideally with a couple of tall buildings near the road and a large park in the rear.

I have updated my latest post with the heights and timelines for both towers.

They won't be 200m, only 190m and 185m. The 1st one will go U/C in 2023 the 2nd in 2025, so this is not going to be a quick one.

Another tower for Toranomon, this is a 89m tall residential tower right across the street from the Hotel Okura Annex, but not the parking lot. It's another spot where 2 older buildings were recently demolished for this new tower.. Construction will start this September.

The whole Meiji Jingu Gaien area is an interesting case of modernist postwar planning superimposed on classical prewar neo-Haussmann style. While I'm more favorable to the classical, good modern parts like the Tokyo Metropolitan Gymnasium could've been enhanced with Zaha Hadid or Toyo Ito's stadium proposals, but the most inferior—a giant wooden wheel that looks like it's missing its tire—was chosen instead. Also, so sad about the red prewar building directly to the north due to be replaced with a mediocre low-rise hotel that looks more fit to be a filler in Kyobashi. Even if arguing traditional references because "muh wood," they're executed poorly and don't even coordinate well with the Meiji Kinenkan across the site, a real treasure which was instrumental in the formation of the Empire of Japan and even served as the interim Imperial Palace.

I can only hope this redevelopment helps to counteract such mistakes, and not be a further disappointment.

Another 2 towers have been announced for Osaka. Even though these are technically 2 different projects with different developers they are being announced as twin towers. They will form the new entrance to the Midosuji, the main North to South road through central Osaka. For which the local government had lifted the height restrictions resulting in several new projects for which these are the latest two.
