A new typical Ginza style building was revealed in Ginza 2-Chome.

It's 10 floors tall with shops and restaurants.

I love the boutique and innovate architecture of Ginza.

I don't love so much when my wife shops there $$ =

What is the height limit in Ginza and why is it enforced?

Also that Matsuzakaya Development is mind blowing. Considering the land value in Ginza it must be worth a fortune. Wouldn't it be more feasible to build as high as possible given the massive footprint?

The height limit in Ginza is 56m. But it's only implemented in core area. For the part of the neighborhood on the other side of Showa Dori it doesn't apply, which can be seen in the Kabukiza Theater rebuilding with the office tower on top.

It was implemented in 1998 as part of a series of new, more simple regulations which were actually meant to make redevelopments more easy. And it does seem to work as there's always lots of construction going on in Ginza. When a developer stays within these limits there's not that much obstacles left in place that can stop the development.

You see with the Matsuzakaya redevelopment that developers are now trying to max out their proposed developments within the Ginza regulations. It would indeed have been easier to have gone tall, but that would also have meant more resistance against the project.


On more interesting part about Ginza is the Ginza Design Council, which is a committee that judges most designs which are being proposed for the area. Even though this council is not a organization with any legal authority, it can't enforce anything, it does seem to have a positive effect on the quality level of the architecture.

I'm Dutch, and here in Holland we also use such design councils which are actually more integrated into the planning regulations. Basically all new designs have to be judged by these committees before planning permission can be granted. The local councils can put those advises to the side and still give planning permission, but not without a very solid motivation. It actually doesn't work out that well. Somehow these councils are often pretty conservative, which often only results in mediocrity because anything out of the box is instantly rejected. It's much more about creating unity then about creating good architecture.

This actually makes me a bit confused. Why does it work in Ginza, but not in the Netherlands? At home I'm very much against such councils, but for Ginza I can't criticize it as it does seem to work.

I think this is the problem with these high-end fashion brand stores like Dior and Cartier which often have trademark designs associated with the company. It means that when the company leaves, the building also has to go, or at least has to be recladded. You can't have another company relocating into a building that has a trademark design belonging to a different company.
