NEW YORK | One Seaport - 161 Maiden Lane | 204m | 670ft | 60 fl | T/O

----------------------------------------------------------------------------------------------------------------------------------

151 Maiden Lane Could Rise Soon

Quote:
One of the latest sites that will hopefully be revived from the dead is 151-161 Maiden Lane, which sits along the East River right next to the South Street Seaport. The project was originally conceived prior to the recession, which fortunately killed the initial design (it was a simple box).

---

151 Maiden Lane certainly isn't a squat box, but it could definitely be taller. All in all, it isn't bad. The tower looks to rise 40-odd stories, and is supposed to be mixed-use, with construction beginning in either 2014 or 2015. The architect is John Fotiadis, and their website has more information on the project as well.

With many thanks to New York YIMBY!

This new design replaces an earlier, boxier proposal for the site:

This tower has challenges including some that emerged after Hurricane Sandy so the anticipated date for construction is 2014-2015: http://www.google.com/url?sa=i&rct=j...68171492979901

Quote:
In 2011, JFA was commissioned to design a mixed use tower in the financial district of Lower Manhattan. The developers desire to maximize the allowable buildable floor area meant creating a building which included residential, commercial and retail floor area. The property on which the proposed tower will sit is unusually narrow and will thus require special engineering considerations. JFA is presently working with and coordinating the efforts of world class engineering firms Langan Engineering and Thornton Tomasetti to create a viable and economically sound solution while maintaining a dramatic architectural vision. The project is presently in a concept stage of design. It is anticipated that the building will be constructed in 2014-2015.

I love the fin on this building. Looks very fitting in the area. But sad to see the anticipated construction pushed back

I actually like the old proposal better. Sure it was a box, but it looked taller, and made sense with its neighbors. The current render makes it look like infill.

It looks like 425 Park Avenue's little brother, both with a face only a mother (or fundamental modernist) could love.

I just cannot take this as a main argument. taller is a good thing, but this structure has nothing that will make it anything memorable. just another nameless crap that is almost on every corner.

Fortis Plans Mixed Use Maiden Lane Development
http://commercialobserver.com/2013/0...e-development/

A rendering of the development at 151-161 Maiden Lane

Quote:
The waterfront site, made up of two contiguous lots and spanning an entire block bounded by Maiden Lane, South Street, Fletcher Street and Front Street, will give Fortis an opportunity to develop, without height restrictions, a 249,242-square-foot mixed-use building, which could encompass residential, commercial and hotel space, according to C&W.

The historic neighborhood is home to the Pier 17 South Street Seaport, which is scheduled to begin construction in the fall; and it will be home to the new Fulton Street Transportation Hub. Since 2002, the neighborhood has seen an influx of residents after more than 11 million square feet of office space was converted to residential, according to C&W.
