What's the utilization rate of UST campus of 36 acres . How about TP Phase 1 land utilization rate .

I fully agree with the comment by Rajesh. However, by a relative yardstick, land utilisation plan by Infosys in the 50 acre parcel is by far the best, in terms of consumption of allowable Floor Space Index (FSI).

In the 142 acre parcel of land in Technopark Phase I, including the projected future built-up area in the SEZ Campus of TCS, the total built-up area wouldn't exceed 5 million square feet. Against this theoretically they could have constructed as much as 20 million square feet. Therefore, the FSI consumed in TP Phase I is less than 1.00. If I am not mistaken, the permitted FSI for IT Parks in Kerala is 3.25.

In the 36 acres allocated to UST Global the scenario is still worse. It is 13 years since Technopark leased out the land to UST and the utilisation as on date is probably 0.50 FSI. Of course, they have been showcasing a Master Plan all these years with three or four more larger blocks.

Among all the large players who have been allotted land in Technopark, only Taurus has prepared plans that utilise the land fully.

The difference is that Taurus is the first big ticket Developer, who has been allotted land in Technopark, whereas all others have been IT Companies. The IT Companies, having received land at very low rates, have not been concerned about the optimal utilisation of the allotted land.

UST's policy seems to be 1/3rd water bodies, 1/3rd open space and 1/3rd builtup space. That could be a reason for low utilization. I could see some construction happening towards back side of the 36 acres. Maybe they might have started the second building now

There is always a scope for building new tower in front side at a later stage.
As of now UST Global and TP Phase 3 are the buildings that give a metropolitan look to Trivandrum.

How does having a water body be a criminal waste of land? What they need to do is to increase the FSI of the actual built up area to catch up. Is there any plan for public sewerage, waste disposal and recycling in these areas?

All this development is in the former panchayat area, we also need to develop the old city area so that the pressure on roads and infrastructure is balanced.

This area was acquired by TP for IT space development. If 1/3 rd of the 37 acres of prime land allotted to UST Global is left aside for a water body , itís for definite, a waste of previous land resources.

If Taurus can create such a huge built up area in 20+ acres of land , wasting 12+ acres of land
for show off is terrible.
