Latest Real Estate Projects in Nagpur

The new constructions in Nagpur sport a trendy and contemporary architecture. Residential apartments like the Pioneer Regency, Serenity in Khare Town and Dharampeth by Harmony Homes are some of Nagpur’s latest projects. BSEL Infrastructure Realty and Unity Infraprojects have been offered to develop the projects.

Growing commerce and business tourism to Nagpur is encouraging the hospitality segment too to set up the Taj hotel in Santra Market, the Radisson on Wardha Road, and the Kamath’s in Khapri.

Real Estate Developments in Nagpur

It is the NRIs who are driving the realty market in Nagpur, with 20 to 25% of bookings in the city originating from the overseas market. Real estate agents of Nagpur are aggressively marketing Nagpur properties to NRI investors across the globe. The rising demand for residential property in Nagpur by NRIs is spilling over to agricultural and non-agricultural plots on the fringes of the city.

Amongst the several contemporary projects coming up in Nagpur, Empress City on 25 acres with provision for a 400 room 5-star hotel, shopping mall, multiplexes and 600 luxury apartments sized in the range of 1000 to 1,500 square feet area could be considered for investment. Likely to be completed by December 2007 and at rates of Rs. 4125 per sq. ft., this township is endorsed by the Tayals Group.

Real Estate Trends in Nagpur -

Residential Property:
The periphery of Nagpur, especially in the north-west, north-east and southern fringes is witnessing maximum construction activity. The old world charm of Civil Lines has not faded in the wake of new developments, and commands a rate of Rs.3,500 per sq. ft. Ramdaspeth, Dhantoli, Dharam Peth and Shankar Nagar share the same platform, while emerging neighbourhoods of Vardhaman Nagar, Pratap Nagar and Surendra Nagar fetch rates of Rs.1200 to Rs. 2000 per sq.ft

As in Mumbai, defunct textile mills are throwing up opportunities to builders in Nagpur. The National Textile Corporation offloaded the 1.49 acre Model Mills property on the Main Umrer Road recently, while the Tata‘s Empress Mills property sale to KSL and Industries has set the ball rolling for a Rs. 400 crore investment in an integrated township

The Sahara and Satyam groups are among the several who have also invested in large stretches of land to develop townships in Nagpur. Hindustan Builders, Nikunj Builders (P) Ltd, Roshni Developers and Shewalkar Developers Ltd are some of the prominent builders in Nagpur.

Commercial Property:
While the Maharashtra Airport Development Authority (MADC) is offering Rs. 80,000 per acre, property prices in Nagpur’s upcoming commercial zones along NH 7 have touched figures of Rs.2 crore per acre. Commercial space of 0.8 million sq. ft has already been created here.

Traditional markets like Sitabuldi, Sadar, Central Avenue and Gandhi Baug are being challenged by newer centres in Dharampeth and Itwari. Shopping malls and multiplexes in Nagpur are getting popular as the city gets more consumerist currently 1.8 million sq. ft of mall space has been created. The success of the Poonam Mall in Wardhman Nagar fostered the development of the MHKS Mall in Chaoni, Mangalam Marvel at W.H.C. Road, The Triangle at Kingsway and Inland at Central Avenue.

Commercial and industrial growth is taking place in the vicinity of the Butiburi industrial estate towards Hingna, as the older localities of Nagpur have no land to spare for any expansion.

Appreciation -

IT and heavy industry are growing at a parallel pace to push Nagpur to 2nd highest rank in Knight Frank’s list of emerging cities. Service and industry have created enormous employment opportunities, pushing demand for residential and commercial property. Consequently, the city is pulling at the seams, creating new townships and colonies in the north-east, north west and southern ends of Nagpur.

Of about five lakh properties in Nagpur, 70,000 of these are commercial. Property prices in Nagpur shot up to an astounding 500% in 2006, driven not just by IT and MIHAN, but by a host of NRI investors. NRIs studying the Indian property market have found real estate in Nagpur the most promising amongst emerging cities. The city created employment for almost a lakh of people over the last 2 years.

Tatas keen on setting up auto unit in city SEZ

Company Seeks 30 Acres Of Land; Team To Visit City Soon

After IT majors, it is the Tata Group which has evinced interest procuring land in the special economic zone (SEZ) coming up near the city.
The company which is also setting up SEZ in Singur, West Bengal now wants to get 30 acres of land in the Nagpur SEZ, for manufacturing automobile components. This coincides with aircraft major, Boeing assuring to soon start work on the $100 million maintenance repair and overhaul (MRO) plant depot coming up in the SEZ here. Chief minister Vilasrao Deshmukh who was in Seattle also visited Boeing headquarters and was told that the work would begin at the earliest.
“A team of officials from the Tatas will be visiting Nagpur in a couple of days to examine the site at the SEZ. On the basis of this the final deal would be struck,’’ said MADC’s vice-chairman-cum-managing director R C Sinha. Tata Automobiles Solution, the component making division in the Tata group plans to set up a manufacturing plant and the components made here would be meant for export, said Sinha.
So far, two rounds of discussions have been held and the company seems keen on setting up a unit in the SEZ here. Moreover, it was also apparent that on account of the demand situation, it wants to begin work at the earliest, mentioned another senior official of MADC.
MADC will be offering land at the rate of Rs 55 per acres, which is a straight jump of Rs 11 lakh from the previous rates of Rs 44 lakh per acre. The rates have been jacked due to the escalating project cost being incurred by the MADC.
About the progress on Boeing deal, Sinha said, a team of officials, from the company would be visiting Mumbai in a day or two and would be handed over the MADC’s offer letter to signed by the latter.
As per the conditions in the offer document, Boeing will have to construct the building within 36 months of the allotment of land. The company has said that the work would be started in July itself, he said.

SCALING NEW HIGHS: Industry experts say the phenomenal escalation in realty prices will continue.
Mumbai: Property prices are sliding across India, but Nagpur's different. In the past year its property prices have scaled higher than ever. Builders say land in prime locations is quoting at Rs 8,000 to Rs 10,000 a square foot.


And as for land on Khamla Road, near the airport, landowners are said to be getting offers of up to Rs 22 crore an acre.


Says Executive Director, N Kumar Group, Vijay Kumar, "For a place like Khamla, which is on the border of the city and near the airport, our company is developing a mall. We have got an offer to sell the land for more than Rs 5,000/ sq ft but we see more opportunity in developing it than parting with the land."


Residential property prices have also risen. Property prices in prime locations have risen by Rs 1,000 to Rs 3,000 a square foot in the past 12 months. That's an increase of 35 to 150 per cent.


Industry watchers say property prices have climbed because of companies' increasing commitment to the city.


In three to four years, 20 million square feet of office space is set to hit the city.


Says Deputy MD, Cushman & Wakefield, Sanjay Dutt, "The commitment of the corporate world is in place. It has actually happened. It is not something that is waiting. Almost 650 acres has been committed by developers and corporates like Satyam and many others who will develop and create jobs."


Industry experts say the phenomenal escalation in realty prices will continue. That's because Nagpur has not only attracted a lot of corporate interest, it is also backed by strong social and physical infrastructure. Small wonder then, Nagpur still commands the big bucks.

Qatar Airways starts Doha-Nagpur service.

Nagpur will become the airline’s newest Indian destination this summer as Qatar Airways revealed. The airline plans to fly non-stop scheduled services between its operational hub of Doha, capital of the State of Qatar, and the central Indian city of Nagpur in the State of Maharashtra.

MUMBAI: THE Maharashtra Government on Thursday decided to appoint a committee of experts to ascertain the feasibility of running a high speed train between Mumbai and Nagpur and reduce the journey time from the present 13 hours to three-and-a-half hours. The experts will study the technical and geographical factors to run the Mumbai-Nagpur train at a speed of 350 kilometres per hour. The distance between the two cities is 853 kms. The committee will also examine the possibility of starting such a high-speed train service in Mumbai and adjoining areas, a senior State Government official told reporters after the Cabinet meeting.

The decision comes close on the heels of the announcement made by the Indian Railways (IR) to study plans for introduction of a train between Mumbai and Ahmedabad that will run at a speed of 250 kms. Chief Minister Vilasrao Deshmukh said government agencies like City and Industrial Development Corporation (CIDCO) and Mumbai Metropolitan Region Development Authority (MMRDA) would cooperate in implementing the plan, which comprises operating trains with magnetic levitation travelling at a speed of around 500 kms per hour. Finance Minister Jayant Patil made a presentation before the Maharashtra Cabinet and claimed that the Mumbai-Nagpur journey could be reduced to 3.5 hours with three to four halts. There are also plans to introduce similar train in Mumbai Metropolitan Region (MMR). The minister told the fellow ministers that MAGLEV (Magnetic Levitation based on electromagnet) technology will be applicable for MMR whereas the high speed Railways will be ideal for Mumbai-Nagpur and other longer routes. The government wishes to appoint an agency for the former while the expertise of international experts will be sought for the latter. Patil said, “most of the investment coming in the State is in and around Mumbai and surrounding cities. To maintain the number one position in industrial sector and usher in progress in the comparatively backward regions of Marathwada and Latur regions, connectivity through such projects would play a vital role, he added. Though the Railways is the Union subject, the State can float the project and enter into a joint venture with the Indian Railways.” He claimed that the train will be USP of the development of Maharashtra which aims l2 per cent Development Index in the next few years. After Mumbai-Nagpur, the other such proposed route is Mumbai-Nanded (640 kms). Patil, who showed keen interest in high speed trains for which he visited European countries to get details, said that Netherlands built its 900 km high speed track in just 2.5 years through Public Private Partnership. Maharashtra could emulate Netherlands. “We will have to engage foreign expertise to expedite projects. If the IR has plans to introduce high speed trains on Mumbai-Ahmedabad and Mumbai-Pune routes, both these project can go simultaneously. But our project offers double speed.” The Railway project costs Rs 16 crore per km whereas the State Government envisages the expenditure between, based on the cost in Nederland, Spain and China, Rs 9 to 20 crore per km. Patil said the MAGLEV could also be applied in MMR region effectively to achieve accelerated connectivity. “30 kms distance between Panvel, where new airport is coming up, and Khopoli could be reached in 10 minutes. The distance of 45 kms between Santa Cruz and Panvel airports will be a matter of 15 minutes,” he said.

Every second day there is a news of a high-speed train between A & B but nothing has materialized yet. In my opinion, Indian Railways isn't in a position to think of introducing HSR until 2020 unless there is some home-grown model. What happened to that Konkan Railway HSR project? I heard it cracked up the max speed @190km/hr.

Mantri group gets nod for IT SEZ

The Mumbai-based Mantri Realty has got a clearance from the government to build a 44-acre special economic zone (SEZ) for information technology and IT enabled services at the Butibori industrial area. The land for the Rs 789-crore project has already been acquired.
ToI had first reported (on June 15) about Mantri Realty’s plans for setting up business near the city. The SEZ would be developed through the company’s subsidiary Suyog Realtors Ltd. The group has plans to invest in the range of Rs 1,600 crore here. Besides the IT SEZ that will come up in the first phase, the company has also acquired 300 acres of land close to the proposed cargo hub project for setting up a high end township. The work for the IT park will start in September-October while that for the township in March next, said Sunil Mantri, chairman of the company.
To begin with, the company will consume 40 lakh square feet for the IT park and 2 lakh sq ft for the shopping area. What has clinched the company’s plan in Nagpur’s favour is the MIHAN project and the SEZ in it that are expected to generate around one lakh jobs. Mantri Realty is in talks with its clients associated with similar projects in Mumbai and Pune to locate new units here.
The company is of the view that future growth in IT sector will be witnessed in cities like Nagpur because of affordable land costs and availability of local talent rather than in metros. Rental costs are most critical for IT. At the IT park, the company will endeavour to combine all amenities with eco-friendly settings and landscaping and new concepts of energy efficiency will be incorporated in the buildings to minimise usage of airconditioning and maximise utility of the sunlight. A special feature of the IT park would be a car park to house 7,425 cars. Besides ample greenbelt, recreation facilities on par with metro cities will be provided for the IT professionals working at the place, the company said.
“We anticipate a huge demand for residential properties for the requirement of people working in IT and cargo hub,’’ said Mantri. Hence, there is the strategic importance of a township near MIHAN. The integrated township project will have all the modern amenities, villas, residential and service apartments, club house and a hotel, entertainment zones and shopping malls.

True Man they just talk of it but they don't go ahead of the project. Man seriously the Indian Railways seriously are uneducational first they need to Improve important things like Upgrading/Modernizing station, then you see all liters around in the station specially pan-eaters spit like a bloody bitch. Then You see all the low class passengers sitting downstair, sleeping down in the railway with bag for support. I mean it's bad impression they really need to improve the railway station then think of High Speed Railway and plus main thing is the security which they are not upto date.
