Elegant Hotel to replace TTK

Demolition of company structure started

TTK, the company which played a major role in boosting up industrialisation in Marathwada in 1980, will soon be replaced with an elegant hotel. A Mumbai-based company has started demolishing the structure of TTK.

The industrialisation of Aurangabad actually started in the decade of 1980 from the Chikalthana Industrial Estate. It was the follow- up by Dr Rafiq Zakeria, popularly known as the architect of Aurangabad, that brought several renowned industries. The facilities given to those industries resulted in development of MIDC with several other companies that ultimately provided employment to regional youths.

However, in this flow of industrialisation, some companies set up their units just to get facilities. The Benguluru-based TTK also came to Aurangabad in the same period. It installed its unit of condom manufacturing on a huge plot exactly opposite to the gate of airport. More than 500 people got employment in the company. Unfortunately, due to some market policies, the sale of the company's product got affected and finally the company was closed. For the last 30 years, the company has been locked.

In 1991, TTK group started a pharmaceutical company at Waluj, which was taken over by Anil Save. Save told it to 'Minol' and now it is one of the great pharmaceutical companies in the world.

Meanwhile, reliable sources told that TTK sold out its plot at Chikalthana to a Mumbai-based big group. Since the plot is reserved for commercial use, the new company completed formalities with the MIDC to set up a hotel at the place. However, the company officials refused to disclose details about it.
TTK has transferred the plot in the name of a big group from Mumbai under rules and regulations of the MIDC. The company has asked permission to demolish the old structure and we granted it, but still we are not aware of the plans of new construction in future, said Rajendra Gavde, executive engineer, MIDC.

Osmanpura, Nakshatrawadi witness big land transactions

Land transactions in the city have increased considerably while most of these transactions were of the land in the Osmanpura and Nakshatrawadi areas.

It may be noted that the city is expanding at every nook and corner. Several housing projects are being implemented on the outskirts of the city. Hence, the land and flats transactions are on a rise in the city, despite the increasing prices.

The registry and stamp department is busy these days registering the land transactions. Out of the transactions conducted in October, the most costlier transaction was of the land at Nakshatrawadi area while the other was in Osmanpura.

A 236 square metres land was sold at Osmanpura for Rs 1.60 crores. As per the market rates, Rs 9.60 lakh and Rs 30,000 were paid as the stamp duty and registry fees respectively.
At Nakshatrawadi, 3738 sq. metre land was sold for Rs 1.70 crores in which Rs 10.63 lakh was paid as stamp duty and Rs 30,000 as registry fees.

There are four sub registrar offices in the registry office at the district collectorate premises. Everyday, around 150 transactions are registered here. This office also has joint district registrar and stamp district collector offices where the records of around 150 years are preserved. These old records are now kept in a special metal compartment to provide security from fire and other damages, informed the stamp district collector, Y D Damse.

Right time to buy a house ?

Builders offering upto 20% discount on spot payments.

A one-time payment can fetch you upto 20% discount on newly constructed residences. While the trend was always prevalent, the sluggish market today lends the buyer a huge leeway.

"If the asking rate is Rs 3,000 per sq ft, you can easily negotiate for a discount of over Rs 300-400 per sq ft with upfront payment. This helps the developer save resources as well as direct the money towards other works," says a broker on condition of anonymity.

You can negotiate for higher if you are willing to pay cash. With the government's base price policy and high salaried class in cities like Mumbai and Bangalore, it is now possible to buy a house there with 100% white component. But the same is not true for Aurangabad, say brokers: "Here the going rate of white and black is about 40:60."

All things considered, this might be a good time to buy. For there are some realtors desperate to sell and raise liquid cash, who will negotiate heavily to get a deal done. However there are also those who have holding capacity. Such builders, especially those with promising projects, will instead wait for the market to gain, which it should in the coming months.
