Uptown | Harlem | 145 Central Park North | 156ft | 47m | 14 fl | Pro

another highrise for Harlem. The height figure is from a DOB application, so presume it will change.

YIMBY: GLUCK+ Designing 14-Story Building at 145 Central Park North, Harlem

Quote:
[...]
The new building permit application was filed by West 127th Street-based Peter Gluck’s GLUCK+, for a slightly taller 14-story structure rising 156 feet into the air.
The project would have 24 apartments spread out over 51,000 square feet of residential space, for a generous average unit size of more than 2,100 square feet – surely condos. The ground floor would have common space and nine parking spots, topped by two units per floor from the second through the 12th, with two half-floor duplexes at the top of the building, on the 13th and 14th floors.

Lower East Side | 196 Orchard Street | FT | 11 FLOORS
Project: 196 Orchard Street

Quote:
The Real Deal reports an 11-story, 94-unit structure is now planned. Ismael Leyva remains the design architect, while Incorporated Architecture & Design is designing the interior. Units will be condominiums, ranging from studios to three-bedrooms, and a 30,000 square-foot Equinox gym will be located on the ground and second floors. Over the last few months, demolition of the site’s low-rise predecessors has wrapped up, and excavation equipment has arrived. Completion is expected in the second half of 2017.

I guess this means gentrification is in full swing in Harlem...if Whole Foods is being built.

a South Park Reference (yep, its still on). One of the over-arching themes of the last season was a jest on gentrification.

543 Second Avenue - 10 fl

6sqft: New and Improved Design for Shalimar Management’s 543 Second Avenue

Quote:
[...]
Evolving from banal to brutal, the previously thin-skinned, glass-and-metal design has been beefed up into an energetic, cast-in-place concrete structure of undulating floor slabs and tilting exterior columns. Fridman’s page states: “We’re planning a 10 Story rental building with 1-2 bedroom apartments. Each apartment will have its own balcony, and part of the building will cantilever over our other property at 249 East 30th Street.”
