NEW ROCHELLE | 2 Sherwood Place | 24 fl | App

the owners of the Avalon have had the option of a second building on their parcel of land. In a recent meeting, development incentives and plans for a new building were discussed. I foresee the plans coming to fruition because they would align with the city's downtown revitalization schemes.

In exchange for approving its plan, the building owner is offering to open up what the City is calling a “gateway” to the downtown area from the Metro-North Train Station to Ruby Dee Park, constructing a second building on the parcel at 255 Huguenot Street with a road open to vehicular and pedestrian traffic running between the two buildings.
255 Huguenot Street was acquired by DSF Group last fall for $148.5 million. DSF Group is a real estate investment company based in Waltham, Massachusetts.
At the New Rochelle Industrial Development Agency meeting on July 26, 2017, Josh Solomon, a DSF partner, made a presentation on the company’s proposal to subdivide the property at 255 Huguenot Street, remove the swimming pool and leasing office and put a roadway through the property which would be turned over to the City of New Rochelle.

the idea is Industrial Development Agency approved, it will head before the planning board in October. 25 floors is the maximum height, which is still significant for New Rochelle.

the subdivision has been approved. I imagine plans for the tower will come forth soon enough since we already know the gist of them.

New Rochelle: More developments slated for downtown

Quote:
This week, the Planning Board also approved a subdivision and site plan to demolish part of the La Rochelle apartment building, which will allow the city to create a through street, to be called Shearwood Place, connecting Huguenot to Station Plaza South.
The resulting subdivision would allow Boston-based DSF Group, owner of La Rochelle, to build a neighboring high-rise on the new plot of land

Quote:
The New Rochelle Planning Board has approved construction of a 24-story building at 2 Sherwood Place, near the Metro-North Railroad station, which will have 301 residential units.

On unanimous votes, the board found that the project met environmental requirements and gave approval to the project’s site plan.
