If Hertha moves to a new stadium, then what is the future of the Olympiastadion? Should it be maintained yet never used? Or should it be allowed to decay as was originally planned under Speer's ruinenwerttheorie?

It will be used for athletics, the German Cup Final, maybe some matches by the national team and it could also host European finals and concerts or other events. There is a future for the stadium without Hertha BSC as the standard home team using the stadium as their home ground.

Even a temporary stadium as an interim solution is according to Preetz a conceivable option.

Berlin: Could Hertha move to the airport?





It hasn't been easy for Hertha Berlin in recent months. Their long-pursued vision of building a new stadium just a stone's throw away from Olympiastadion seems deadlocked for good. Communal housing occupying part of the site is not for sale, while landmark protection arguably prohibits construction within the Olympiapark altogether.

In recent weeks the club has been urged by Berlin authorities to take a closer look at a different site: Tegel. International airport in the area will soon be defunct and replaced by a massive technological and residential area, spanning 221 hectares (550 acres) in north-western Berlin.

On Wednesday it became clear that Tegel Projekt GmbH has actually been instructed to analyse four different locations in terms of stadium viability. Three of them are within the airport itself, the fourth just outside.

However, Hertha makes it clear again and again that the Olympic Stadium is neither suitable for the Bundesliga season nor sporty or economical. Even planned investments would not change that.

According to the report, the maintenance measures that are necessary in the next few years have little to do with football operations, with the exception of the new lighting system. By 2029, the investment needs should be around 68 million euros. Also due to this high investment sum, the most important tenant is to be kept. Hertha pays around 4.7 million euros a year for the use of the stadium, which according to Tagesspiegel is 40 percent of the total revenue of the Olympic Stadium.

The debate remains open - a quick solution seems currently not in sight.

It is an almost 100-year old stadium, which can't be really modified for modern revenue streams ... It's difficult not to understand Hertha's ambitions here.
