I've been told many people have died or been badly injured on that intersection. Good to hear it's being upgraded.

This isnt so much a minor refurb as much as it is a move across the road for Oasis. They have built what looks like a hotel resort on Upper Roedebloem Road and it looks amazing!

They're well under way with redeveloping the apartment block next to The Legacy in Green Point to mimic the design of The Legacy:

Any idea what's going in Doppio Zero's place in Green Point? Internal renovations have been under way for quite some time.

The new West Street Cafe' is looking awesome:

The Woodstock Industrial Centre in Woodstock is undergoing major upgrades.

Landmark Woodstock cafe forced to shut shop
MONDAY FEB 13, 2012

A landmark fast food stop in Albert Road, Woodstock, is the latest business to get its marching orders, amidst a wave of gentrification in the area.

Golden Plate has for the past 50 years been synonymous with salomies, gatsbies, burgers and latenight snacks at the weekends. Its owner Farieda Samsodien said the family business had been forced to move when the Woodstock Industrial Centre was sold in December.

Nick Ferguson, one of the directors of Dormell Properties 142 (Pty) Ltd, which bought the building, told Weekend Argus the existing businesses didn't "fit the mould" for his new plans, and so would need to vacate. Businesses without leases were also asked to leave.

Samsodien and some of the other tenants are not impressed.

"Our shop has been in this building for the past 50 years. We feel very sad to move because we have been here so long. If I don't get premises nearby what must I do with my staff ? They won't have jobs," Samsodien said, adding that she was seeking alternative premises to avoid having to shut down. Golden Plate employs nine people. Samsodien said the shop was "part of the community", with its food popular far and wide.

Noor Simons, owner of Sportsmax clothing manufacturing company who has been in the clothing industry for the past 27 years, said he had found new factory space.

"The new owners told me that the rent would go up. I'm a small business and I can't pay more rent. I have found other premises. My workers are cut up about it. But we don't have a choice," he said.

Simons believes that long-standing businesses should be protected from newcomers.

"There should be laws that protect those that have built areas like Woodstock. New people can't just come in and tell us to leave. We have put our sweat into building a community around our businesses in the area," he said.

One tenant who is unconcerned about relocation is Hugh von Zahn, who runs House of Juice and is set to move to Maitland.

"It's okay for us. Nobody will lose their jobs," he said.

Von Zahn added that Woodstock was changing, because "a lot of the properties are owned by property developers".

"It will change over time. They are waiting for the economy to pick up a bit. There will be more residential space. There are already a couple of apartment blocks being built," he said.

Von Zahn, who is also chairman of the Green Point City Improvement District, said the gentrification of Woodstock meant industrial tenants no longer fitted in.

But he argued that gentrification was a natural process as "older, more run-down areas start to become popular because they are close to the city".

The same thing had happened in Green Point over the past decade.

"Green Point became trendy and upmarket. It's sad when the original people move out though. The best gentrification is where you have a mix of residents, and a certain amount of retail and business moves in," he said.

He also expressed concern about landmarks disappearing, urging careful city planning.

"The city needs to step in and say what things you can't take out because there is an active community. You don't want to take away all the landmarks."

Ferguson's company has developed various business sites in Cape Town, including being responsible for the rejuvenation of the popular Old Biscuit Mill.

"There are always people who feel that they are being displaced and hard done by," he said, arguing that gentrification was natural.

"Woodstock used to be on the beach. There are beautiful Victorian buildings that are dilapidated. The more affluent people moved out and the poorer people moved in," he said of the history of the area.

His vision was to build a creative community.

"We want design-orientated businesses and creatives in the building". Golden Plate had to move because "we can't have a corner café as our front entrance".

"Golden Plate can move across the road. There are hundreds of places across the road that they can rent. It can move 50m and they will still have a place to rent," Ferguson said.
