So this would be next door to the proposed KPMG tower?

Any news on the proposed Culemborg development accross the road?

Would be HUGE improvement if all is built. Whether there is a market for it is another question.

Wish Transnet/Portnet would wake up and see the potential of the Culemborg site. I well-planned mix-use development linking Woodstock to the CBD. So much potential. It seems they have forgotten what has been achieved with the V&A?

Just compared the two pictures; the Harbour Place expansion is indeed on the Hyundai open lot, which is (coincidentally ) across the road from Roggebaai (KPMG). Maybe it's a joint venture, though more as in they are both expanding, because two nice buildings would improve the area considerably more than one (making both constructions more worth it).

This development would see the demolition of 'Harbour Place', its an l shaped site with access from Louis Gradner Street at the rear

What are these valuations based on - build cost (inc land cost), estimated built value (at estimated time of completion?) or something else?

67% increase in 6 months seems too much on any measure unless (a) the September figure contained some big mistakes that have been corrected and/or (b) the scale of the proposed project has increased. (b) would be exciting.

I'd assume it's the estimated build cost. Inflation/rising costs coupled with a scale up in size and/or design changes are likely the reason. This investment would be similar in value to the redevelopment of The Towers.

I noticed this today on the Lucid Ventures hotel fund site:

This is called The Rockefeller and it'll be a mix of apartments and retail. I noticed a billboard up on site yesterday, on the side of the existing Harbour Place building.

Launched on 15 March 2018, The Rockefeller comprises of 278 apartments over 13 floors. Apartments range in size from 23 square metres to 44 square metres with a starting price of R1.26 million.

The building has been co-developed by Narrative and Ryan Joffe Properties, designed to answer to market demand for accessible, affordable apartment living in Cape Town’s CBD.

The Rockefeller offers 13 floors with a host of modern amenities, dubbed as “hotel-style living”. It features value-adds like a concierge service and a platform for owners to rent their units out without the attendant admin and management stress while also earning a rental return.

There is also a restaurant and bar at the communal clubhouse with free Wi-Fi. Other facilities include a gym, bike storage, rooftop pool and laundry service.

“There are no other developments within the Cape Town CBD at this price point, and in an over-subscribed and under- supplied market, prices have soared and owning property has become largely out of reach for many,” the developers said.

The development cost in the range of R300 million. Below are examples of the layouts for a 25 square metres and 30 square metres apartment.
