Not sure yet but its being developed by Abland (the property is owned by the Ellerines) and they use Paragon in JHB so you could well be right!

Very nice! Abland did 22 Bree and they used Boogertman + Partners for that, so it could be them as well (if they stick to the same firms).

The split at the bottom looks like it's just a reflection of the split at the top?

It does, unlikely that they would have the 'cut-in' on the lower levels which are parking (would effect the grid and parking ratio which is already low). It looks like the cladding could be different on the corner to mimic what's going on above

On another note - any news/rumours of a possibility that 2 Long Street will be upgraded? - At least paint the building and get rid of the yellow/beige

It was painted/ upgraded about two years ago, so I think we're pretty much stuck with what's there.

Soon, it'll be surrounded by snazzy neighbours and will fade into oblivion

It was recently sold. But not sure if that equals redevelopment or even further refurbishment.

Nice location.
I would love to see a new one in its place.
Perhaps a continuation of + 15 stories of the ABSA building next door in a conical mini Ponte shape

Don't forget there's already a proposal for the Virgin Active site just to the left of the ABSA building as well. As far as I'm aware, there has been some design development since those renders were produced, though
