A new tower to invigorate one of Manhattan's dismal housing complexes.

New 50-Story Tower Coming to 1780 First Avenue in Yorkville, Manhattan

Plans for the new development include a total scope of 342,612 square feet, with community facilities allotted 4,718 square feet, and 325,650 square feet for residential space. Rising up 530 feet, the tower will have 339 units at an average size of 960 square feet. The larger square footage is an indicator these residences could include condominiums or a mix of unit types. Luigi Russo of SLCE Architects is responsible for the design.
Hal Fetner, president of Fetner Properties is listed as the owner, according to filings. An estimated completion date has not been announced.

World's Tallest Passive House to Rise on NYCHA Land on the Upper East Side

To rise from a city-owned parcel within NYCHA's Holmes Towers campus, the 50-floor building is being designed by FXCollaborative with SLCE Architects and will be the world's tallest Passive House building if all goes according to plan. It would surpass the current tallest (and largest), The House at Cornell Tech on Roosevelt Island.
As proposed, there will be 339 apartments in studio to three-bedroom layouts - half of which will be offered at below-market rents. The 530-foot-tall structure will be one of the tallest buildings on the Upper East Side and provide sweeping views of the city and East River. The project also entails the construction of a 14,500-square-foot playground and a new 18,000-square-foot recreational and community center to be run by non-profit Asphalt Green.
All units will reap the rewards of Passive House construction which provides superior thermal comfort, improved air quality, reduced noise, and low utility costs. There will also be a rainwater catchment system to irrigate the open spaces and resiliency and flood protection strategies incorporated into the design.
