I'm a bit worried about this development. I was in Stafford today and most of the shops here are moving from the town centre, including anchors such as Marks and River Island. What'll be left? The Guildhall shopping centre is empty as it is, and the town's department store is a fashion outlet discount place thing. What'll take Marks and Spencer's spot on the High Street?

E&S says it is thought they are keen on relocating to Riverside. Thought? We already know there will be an Outfit in Riverside.

Google Maps has been updated for Stafford so I can finally see where this goes. Shame it doesn't integrate with the High Street like Bradford. It's just a *little* too far out and there's no real prospect of regeneration between the two.

Apparently retailers in Riverside are really struggling.

And I can see why. I went today to see it and see what it's like. It's completely wrong, in every way.

What we're given is a tiny "shopping centre", with about six shops in it. They're big shops, flashy shops, perfectly nice. And individually they would really boost Stafford High Street, if they were on it, and split up along the street.

But they're all together and it doesn't work. I wouldn't travel to this place to shop, I'd travel to Stafford Town Centre... which this isn't in.

It's a long walk to the High Street, a walk that you can only really do if you've looked at a map and know where you're going. There are no signs from one to the other, and Stafford is the bigger and better of the two.

There are new flashy buildings such as Staffordshire Place inbetween the two but there are no active frontages and no logical street connecting the two places. You have to slalom between new, dead spaces.

The River Sow is nice but this isn't a riverside development, which is part of the problem. It ends up at the river but the river isn't part of it. It just sits next to it.

The centre itself is aligned entirely wrong, being parallel with the A34. It doesn't lead to or from anywhere useful. It needs to be rotated fully 90 degrees to have any kind of logic to it.

Now, the cinema and its quarter haven't been built yet. Perhaps they will fix the problems, I don't know, but they don't provide retail elements so I'm not sure it's the link to the High Street I'm looking for.

Anyway, a couple of photos.



This is the car park, which sits between the centre and the High Street. Nando's and F&B's there are the only things open so there's no active frontage really.

And here's the centre... which is tiny. You see the whole of the centre here.



The shops you get? M&S, River Island and Outfit, moved from the town centre. Primark, JD Sports, H&M, New Look. So they're big shops, they're just not joined by little shops, so it doesn't have that town centre dynamic. Yet it's also not a retail park, so it doesn't have that going for it either - parking is expensive and in a multi-storey.

Walking into Stafford itself, there are empty department stores all over the place where the above stores could have slotted in and formed a fantastic town centre. M&S on the High Street. Co-op Department Stores around the corner. Large units in the Guildhall Shopping Centre.

Personally I think the precinct around Princes Street needs to go and be replaced with either a supermarket or residential. After that the shops within it can disperse into the empty units around the town centre plugging the gaps. Following this there needs to be a large development connecting Riverside to the Town Centre. Otherwise, both are going to fail, and quickly.

The Guildhall Shopping Centre itself is a non-entity now. It might as well just be demolished and replaced with a larger park around the collegiate church. It has no purpose any more.

It's not like there are a lack of tennants wanting to open - we know that Debenhams did want a store until Riverside was nearly finished. But they ducked out once they saw the centre... and that it didn't work... Primark moved in to a store built as a Debenhams.

So the cinema is the link to the High Street, but it doesn't improve things very much. It does expand the riverside aspect however.





The timber framed buildings at the top are on the same thoroughfare as the High Street although there's a crossroad before the actual High Street.

Number of seats halved from 800 to 400, as Odeon Cinema rises in Stafford. Now being described by the company as a "luxury" venue.

Both developments have been sold for for 45m, which doesn't sound too good given it cost 100m to build... Am I missing something here?
