nebolo by od veci ak by nahodou eurovea phase II nebola vyskova, ale tiez takato nizka.. vzhladom k fin. krize

Otazkou je, co tam chcu vlastne postavit?
A myslim si, ze pri dnesnom stave nasytenosti, banky budu pri financovani ovela opatrnejsie.
Mimochodom, Ballymore je zo Slovenska viac ako znechuteny.
A na megaprojekty uz v Bratislave nezostal priestor.

nasytenost je relativny pojem .. oproti business centram na galvaniho bude mat priestor pri eurovei vzdy dost dobry cveng .. a kym ten projekt realne dostavaju t.j. 2011 ci skor 2012, tak bude uuuplne ina situacia na trhu ...

Dlha story. Kazdy, kto sa len obtrel o ten projekt sa snazil zarobit co najviac penazi na ucet Ballymoru.
Parkrat to bolo doslova vydieranie.
Inac, keby nebolo tych problemov, Eurovea mohla uz davno stat a dnes sa mala uz pripravovat druha faza.

Location, location, location.
Projekt na Galvaniho si svojich zakaznikov vzdy najde. Ci to uz bude kvoli cene alebo polohe. Nie vsetky business projekty musia stat v centre.
Okrem toho Eurovea II je megaprojekt, na ktory tu uz nie je priestor. Jedine keby znizili znacne vysku a aj tak to stale stavali postupne, na niekolko mensich faz.

a presne, kvoli tym troj najdolezitejsim veciam ohladne nehnutelnosti JE na projekt pri eurovei miesto.

ano nie vsetky musia stat, ale ked tam ma niekto pozemky a projekt, tak by bol hlupy to tam nepostavit. tam ide skor o nacasovnia, ci sa stiha skor panorama city, alebo eurovea .. kto skor dostava je king of the hill ..

cela zona chalupkova je superlukrativna.. ale aj tak vsetky vytrel zrak hb reavis, kedze on svoj ABC II uz prenajima .. vysiel im ltt timing ..

Panorama nie je konkurentom Eurovei. Skor Twin City a dalsie mozne pokracovanie River Parku. Panorama je rezidencny a hotelovy projekt a najblizsich 30 rokov sa v takej podobe urcite nebude stavat.
Zona Chalupkova uz vobec.
Mozno sa tu najde este priestor na jeden megaprojekt a zatial ma najblizsie k tomu Twin City. Ale aj tak to, ze sa Twin City postavi, odhadujem tak realne na 20%. Mozno viac, ak ten projekt zmeni developera.

A inac Ballymore si tak trochu nasral do vlastneho hniezda - prehnanymi cenami.
Stanovil latku prilis vysoko, na to, ze je v tom okoli este taky vysoky mozny potencial dalsej vystavby. Teraz sa vsetky projekty v okoli budu odrazat od ceny v Eurovei - je jedno, ci vyssim, alebo nizsim smerom.
To je dalsia z veci, ktore robia dalsiu vystavbu v tej lokalite momentalne znacne nerealnou.

rivar park nie konkurentom nikomu v zone chalupkova.. riverpark je jeden velky prepadak

twin city tiez nie je apriori konkurent phase II, eurovea ma genius loci, ktory nema ziaden iny projekt v BA .. to je fakt. .

posledny odstavec ani nebudem komentovat.. to je v style, zajtra bude prsat alebo slnecno

nechcem ta chytat za slovicka, ale stavba ktora este nie je hotova predsa logicky nemoze mat ziaden "genius loci" aspon nie v zmysle co to naozaj znamena.
