Mah Sing to launch Icon City next quarter

KUALA LUMPUR: Mah Sing Group Bhd (8583), the country's fifth largest developer by revenue, will launch Icon City, a RM3 billion integrated commercial development in Petaling Jaya, Selangor, in the next quarter.

Group managing director and group chief executive Tan Sri Leong Hoy Kum said Mah Sing will be launching more commercial and industrial projects this year to build the two segments.

Mah Sing has 33 ongoing developments with remaining gross development value and unbilled sales of RM11.4 billion, and RM4.2 billion has been earmarked for commercial and industrial projects.

Mah Sing may replicate the development of Icon City to offer mix products, but it would depend on location and land size, he said.
Icon City comprises seven- to eight-storey lifestyle shop-offices, gourmet street with 20 two-storey food outlets, small office versatile-offices (Sovo), serviced apartments, lifestyle mall, boutique hotel and office towers.

Leong is bullish that Icon City will command good sales because of the product mix, design and location.

con City is located on a 7.93ha site in SS8, Sungei Way, a site formerly occupied by Matsushita Group of Co. The land is situated at the crossroads of the Lebuhraya Damasara-Puchong and the Federal Highway.

With unique architectural features, the development would showcase designs, such as forest and water themed plazas, sky glass bottomed pool roof garden and moulded landscapes.

"The shops are on en-bloc sales and we have overwhelming response from potential buyers. It is a testament to our product quality, branding and track record," he said.

Leong said for the serviced apartments and Sovo, Mah Sing is looking at both strata and en-bloc. He added that the five- to seven-year development will comply to the Green Building Index, Green Mark and LEED standards. - By Sharen Kaur

Due to good response to several developments such as the M City Jalan Ampang, Mah Sing Group Bhd will be rolling out Icon City Petaling Jaya and Icon Residence Mont’ Kiara to provide manageably-sized units in good locations.

Icon City is located at the intersection of Damansara-Puchong Highway and the Federal Highway.

The first phase of the project, 30 Jewels comprising seven- and eight-storey lifestyle shop offices was recently previewed and 19 units valued at RM192mil were taken up.

Phase 2 comprises two- and three-storey retail lots, small office versatile offices and residential units which are open for registration.

KUALA LUMPUR: Mah Sing Group Bhd is launching the i-SoVo or Small Office Versatile Office units at its landmark Icon City development in Petaling Jaya at an average RM800 psf.

The units will be open for sale in conjunction with the launch of the Icon City sales gallery on Sunday, July 17.

Icon City has a gross development value of RM3.2 billion on a site measuring 19.6 acres. It is situated at the intersection of Lebuhraya Damansara Puchong (LDP) and Federal Highway in Petaling Jaya's SS8.

“Icon City's prominent visibility makes it an ideal location for the product mix in the development comprising versatile offices, corporate offices, lifestyle shop offices, serviced residences and a hotel,” Andy Chua, COO of Mah Sing Properties Sdn Bhd told The Edge Financial Daily.

The concept of i-SoVo focuses on the work environment that offer unparalleled levels of flexibility to owners who desire to set up whatever they wish be it a music studio, office space, art gallery, design house or a private hangout.

There are 283 i-SoVo units comprising two types with built-ups of 745 sq ft and 1,094 sq ft respectively. Prices start from RM599,000 or an average RM800 psf, said Chua. Housed in two blocks of 31-storeys each, all the units are duplexes with double volume high-ceilings. The project also features sky gardens and WiFi infrastructure. The i-SoVo towers are slated for completion in 2014.

The leasehold site of Icon City was purchased in 2009 for RM89 million or about RM104.23 psf. Once completed the project will feature shop offices, a retail mall, residences, a hotel and office towers. It will have more than 3,800 carpark bays. It is estimated to take eight years to be completed.

The first phase of this development was launched in June. It was the 30 Jewels commercial centre comprising 30 lifestyle shop offices of seven and eight storeys on lot sizes of 25 ft by 76 ft for the former and 25 ft by 79 ft for the latter. The selling prices are between RM7.7 million to RM16 million. Already, 19 units with a value of RM192 million have been taken up.

The entire Icon City will incorporate design elements that meet three green standards — Malaysia's Green Building Index (GBI), Singapore's Green Mark and USA's Leadership in Energy and Environment Design (LEED).

The area is accessible via the highways and expressways such as NKVE, Elite, NPE and Kesas. Public transport such as Seri Setia KTM stations and Kelana Jaya LRT stations are within the vicinity of Icon City.

The launch of the i-SoVo will be followed by the launch of the serviced residences at a later date.

this project is actually quite nice...

The TWIN Serviced Residence will be taller than the i-SOVOs tower blocks.

Then after that, there'll be another HOTEL TOWERS which I presumed will be the tallest.

Icon City gets more than RM400m in sales so far

PETALING JAYA: Mah Sing Group Bhd's Icon City integrated development in SS8, Petaling Jaya has racked up more than RM426.5 million in sales so far, including sales of its commercial i-SoVo (small office versatile office) units, 30 Jewels and Gourmet Street.

In its press release on Monday, July 18, Mah Sing said during the latest launch last Saturday, 138 units of its i-SoVos in Tower 3 were snapped up. Due to the overwhelming response, Tower 3A was opened up for sale and 10 units were taken up. Over a single weekend, 148 i-Sovo units were sold.

There are a total 410 units of i-SoVos, with 198 units in Tower 3 and 212 units in Tower 3A. With a gross development value (GDV) of RM226 million, the duplexes come with build-ups of 745 sq ft and 1,094 sq ft with prices from RM599,000 onwards.

Its 30 Jewels is a commercial centre, comprising 30 lifestyle shop offices of 7- and 8-storeys on lot sizes of 25 ft by 76 ft for the former and 25 ft by 79 ft for the latter. The selling prices are between RM7.7 million to RM16 million. Already, 29 units have been taken up.

For the Gourmet Street 1- and 2-storey retails shops, Mah Sing said it opened 36 of its 46 units for sale, and so far 12 units have been sold.

Icon City offers a contemporary "live, work and play" concept within a green and sustainable development.

"We are investing in a comprehensive traffic dispersal system to improve access, and this will greatly ease the congestion issue that had plagued this location for the past few years," said Mah Sing group managing director cum group chief executive Tan Sri Leong Hoy Kum.

"There is potential for the third MRT line from Kuala Lumpur to Klang to pass through the project, and if that materialises, would greatly enhance the access to an already well connected project."

Mah Sing said the market catchment is extensive, including matured and affluent neighbours such as Kuala Lumpur, Subang Jaya, USJ, Shah Alam and Damansara.

"As connectivity is a major appeal, Icon City's strategic location with accessibility via a network of highways such as NKVE, ELITE, NPE and KESAS and public transportation via road or rail such as the Seri Setia and Setia Jaya KTM stations and Kelana Jaya LRT station, would serve the business community and residents well. We expect to open registration for the serviced residences with sizes ranging from 563 sq ft to 1,779 sq ft by 3Q2011," said Mah Sing chief operating officer Andy Chua.

Icon City phase two launch by September

KUALA LUMPUR: Mah Sing Group Bhd, the country's fifth largest developer by revenue, will launch by September the second phase of Icon City in Petaling Jaya, Selangor, featuring 570 units of serviced residences worth RM439 million.

Group managing director-cum- group chief executive Tan Sri Leong Hoy Kum is upbeat that the units, worth RM450,000 to RM1.2 million each or RM700 to RM800 per sq ft, will be snapped up during the launch.

The residences come with space sizes of 550 sq ft to 1,779 sq ft.

"The right product in the right location will always sell well. We are bullish on the outlook led by the Economic Transformation Programme," Leong told Business Times.




Leong's confidence is further boosted by the launch of the first phase of of Icon City last weekend, where sales of RM426.5 million were raked in.

Icon City is a RM3.2 billion integrated commercial development located on 7.93ha in SS8, Sungei Way, at the crossroads of the Lebuhraya Damansara-Puchong and the Federal Highway.

The project comprises 30 Jewels (seven- to eight-storey lifestyle shop-offices), Gourmet Street (one- to two-storey retail outlets), i-SoVo (Small office Versatile offices), serviced apartments, and mall, boutique hotel and office towers.

The phase one featured i-SoVo tower 3, where 80 per cent of the units, priced from RM599,000 were sold, as well as 30 Jewels and Gourmet Street.

Some 96 per cent of 30 Jewels, which is worth more than RM10 million each, and 37 per cent of Gourmet Street, comprising 20 retail outlets worth from RM4.5 million, were taken.

Due to overwhelming sales and demand for i-SoVo tower 3, Mah Sing is selling the second block under Phase Two, known as i-SoVo tower 3A, comprising 212 units.

CIMB Research, meanwhile, is maintaining its forecasts and target price of RM3.30 on Mah Sing, based on an unchanged target market price to earnings of 14.5 times, largely because of the impressive take-up for Icon City's phase one.

The RM426.5 million sales achieved by Mah Sing for the phase one make up around 18 per cent to 23 per cent of its full-year sales target of RM2 billion to RM2.5 billion, the research house said.

THE problematic junction below the LDP’s cable bridge over the Federal Highway will be changed to a non-signalised system for an uninterrupted traffic flow.

Mah Sing Properties Sdn Bhd will be spending RM200mil to upgrade the junction, as part of their Icon City mixed development.

“We have reached a certain stage of growth where we want to become a part of the community. We are putting money in to improve the traffic flow in that area even though the road is used by people from other areas around here,” said Mah Sing Properties Sdn Bhd chief operating officer Andy Chua.

The Icon City project will be built on the site of the former Matsushita factory at the Sungai Way Free Trade Zone in SS9, Petaling Jaya.

When the plan to redevelop the land was first announced, one of the main concerns of Petaling Jaya residents was the traffic congestion at the intersection of the Federal Highway and the LDP.

“We engaged traffic consultants and worked with them to come up with a solution to improve traffic flow at that junction,” said Chua.

The result was a proposal with about 13 new ramps and tunnels that would eliminate the need of traffic lights for cars travelling in and out of the two major highways.

Chua said that most of the tunnels would be for cars going in and out of their development and they would also be surrendering land to widen the LDP exit road beside their development.

“We have obtained approval from the Malaysian Highway Authority (MHA) and are in the discussion stages with the various stakeholders on how to carry out the upgrading works. It would have to be done in stages because of the heavy traffic volume,” he said.

Highway concessionaire Litrak communications assistant manager Shah Rizal Mohamed Fawzi confirmed that approval had been obtained to upgrade the interchange.

“So far, no date has been set for the works to start. We will leave it up to the developer because they will be handling the project. We will be coordinating the process with them,” he said.

Shah Rizal said there would be no major diversion on the LDP but should it be needed, they would coordinate it with the other authorities like MHA and the Petaling Jaya City Council (MBPJ).

The first phase of Icon City was launched last month and includes 30 units of seven- and eight-storey shop offices, 46 units of single- and double- storey retail shops, two towers (411 units) of Small Office Versatile Offices, two towers (570 units) of serviced residences and one block of boutique office tower, expected to be completed between three to four years.

There will be three levels of basement parking with 3,800 parking bays for Phase 1 and 5,000 bays for Phase 2 of the development.

Chua said the company was also planning to have a park on top of a four-floor parking podium which residents staying there can use as an open space for recreation.

PETALING JAYA: The vacant plot of land that used to house Panasonic air-conditioner plant at the intersection of Federal Highway and Damansara Puchong Highway (LDP) will soon get a new landmark with the planned development of the Icon City project.

Built in the 1970s, the plant in SS9, Petaling Jaya, has been left vacant for the past four to five years since Panasonic relocated its factory to an industrial zone in Section 21, Shah Alam.

The 20-acre site was acquired by Mah Sing Group Bhd in 2009 from vendor, Panasonic HA Air-Conditioning (M) Sdn Bhd, for RM89mil or at RM104 per sq ft.

The parcel has a few advantages high visibility with direct frontage to two busy highways the LDP and Federal Highway; good connectivity to multiple highways; and proximity to the KTM stations in Seri Setia, Setia Jaya and Kelana Jaya.

“The plot is sizeable enough for a comprehensive masterplan to optimise the potential of the land for a well-planned and designed integrated commercial development,” Mah Sing Properties Sdn Bhd chief operating officer Andy Chua told StarBiz in an interview.

However, he conceded that one of its main shortcomings was the traffic congestion at the intersection of Federal Highway and LDP.

To improve traffic flow at the junction, Chua said Mah Sing had engaged traffic consultants, who came out with a proposal for a comprehensive traffic dispersal system that would involve about 13 new ramps, two tunnels and road widening work to eliminate the need of traffic lights for cars travelling in and out of the two major highways.

“We are looking at spending RM200mil in infrastructure work with various access points for traffic dispersal,” he said.

On the Icon City development, he said: “It will be the ultimate integrated development in Petaling Jaya, offering an interesting mix of versatile components for a trendy destination for live, work and play under one roof.”

“It will be an architectural marvel within a green and sustainable development and is poised to be among the first in South-East Asia to be certified by Leadership in Energy and Environment Design, USA; Green Building Index, Malaysia; and Green Mark of Singapore,” Chua added.

The project, with a gross development value of RM3.2bil, will be undertaken in two phases over seven to eight years.

The first phase was launched last month and includes 30 units of seven and eight-storey shop offices dubbed the “Jewels”; 46 single and double-storey retail shops, two towers of 411 units of small office-versatile offices (SoVos), two towers of 570 units of serviced residences; and a block of boutique office tower. These properties are expected to be completed in three to four years.

The remaining phase will comprise a hotel, corporate office towers and a retail mall.

There will be three levels of basement parking with 3,800 parking bays in phase 1 and 5,000 bays in the subsequent phase.

Chua said the company also planed to have a green park on top of a four-floor parking podium as open space for recreation.

“The service residences and commercial properties comprising SoHos and SoVos have highly versatile designs to cater to the needs of those in the 30s and 40s age groups. The main focus will be convenience.”

Chua is confident that the properties will be popular due to the affordable pricing and lack of such properties in the vicinity.

“The market catchment is extensive, including matured and affluent neighbours such as Kuala Lumpur, Subang Jaya, USJ, Shah Alam and Damansara,” he said.

Since the launch of Icon City on July 17, close to RM430mil sales have been recorded.

For the current financial year ending Dec 31, Mah Sing has targeted sales of RM2bil, of which Icon City is estimated to contribute RM460mil.
