The old Cavenagh House building will be demolished and replaced by a striking ‘green’ nine-storey office tower, which will create 250 construction jobs and will become the new administrative headquarters for the Department of Health

The proposal features substantial CBD activation measures that will deliver broader benefits to the community and contribute to revitalising the Darwin CBD including:

greening the exterior of Energy House and improving the building’s fašade
a childcare centre on the ground floor of Energy House
a capital contribution to the City of Darwin to upgrade and green Litchfield Street

The building is called Manunda Place, it's roughly the same height as Cavenagh House (the tower currently being pulled down) but with a much bigger footprint as it will occupy the whole site:

This project also involves two other developments: a new multi-storey carpark and street upgrade for Litchfield Street, and; a refurbishment of the Energy House facade:

IT’S been a long time between drinks since a nine-storey office tower went up in Darwin.

This huge tower crane that has emerged over Darwin’s skyline signals the start of construction of Territory Government’s new health head-quarters Manunda Place.

After demolishing the old Cavenagh House building, Sandran Property Group is preparing for the next major stage to construct a nine-storey office tower on the corner of Cavenagh and Knuckey streets.

High Rise Crane and Rigging Service, a local Territory business, erected the tower crane at the demolition site of the old Cavenagh House building with a free stand of 60m and designed to withstand cyclonic winds.

High Rise Crane and Rigging Services managing director Adam Hay said he was pleased that Hutchinson Builders and Sandran chose a Territory crane company to work on the Manunda Place project.

“It is good to see Hutchinson and Sandran hiring local companies, the construction industry is the quietest I have ever seen and this will be the first tower crane we have erected in Darwin in two years,” Mr Hay said.

Hutchinson Builders began building the basement of the new office tower on the corner of Cavenagh and Knuckey streets in early January after demolition finished in December last year.

A total of 115 people have been employed on the site since work began in June 2018, of which 99 per cent are Territorians. Of the 115 workers, 10 are Aboriginal and Torres Strait Islander and there are four apprentices and trainees.

A total of 6000 tonnes of concrete rubble was removed from the site during demolition, with steel, copper, a generator and cooling tower all recycled from the site.

With a local crew operating the tower crane, there will be between 50-90 workers on site working on the structure, with 120 expected to be employed daily at the peak of construction in November 2019.

Sandran managing director Will Phillips said in total the project is expected to create in excess of 250 jobs construction jobs with a focus on awarding contracts to local suppliers and sub-contractors.

“Sandran has a long history in the Territory and are eager to create local jobs and boost the local economy as part of this $75 million development in the Darwin CBD,” Mr Phillips said.

“The trickledown effect of this boost to local employment is being generated in supporting industries such as hospitality, supplies, design, transport and government approval agencies, which could be more than four times the value of the local jobs.”

Hutchinson Builders project manager David Pimpinella (pictured on site) said the dry wet season had been good for the project timelines.

“The weather has been good for the project and construction is on track to be completed by mid-2020,” he said.

Manunda Place will:

• Include 10 000 square metres of new Property Council of Australian A-grade office space leased to the Northern Territory Government

• Reduce the amount of vacant floor space in Darwin CBD

• Include multiple internal connecting internal atrium spaces, high in energy efficiency with a five-star NABERS rating, a rooftop garden and greening street level to reduce heat loads

• House 660 public servants, primarily from the Department of Health

• Be named after the HMAHS Manunda, a hospital ship that operated during the Bombing of Darwin in 1942.
