...and that's what you call PREMIER project...wala na ngang dating yung unang render...mas lalo na yung sumunod...yes indeed, SMDC is the NEW CITYLAND with a premium price...wala na tayo sa 80's...

if im not mistaken....fire escape staircase core wall yan o end ng hallway kaya malilit lang ang window niya

Wow its 130k/sqm here now?? Hmm.. Not so much difference compared to those right inside CBD per SQM wise.

(For Comparison Only)

130,000 x 36 = 4.6M
145,000 x 36 = 5.2M

600,000 spread in 5 years if pre selling then its not much of a difference anymore.

That 600k is just 13% value for 5 years.

Depending upon market conditions in the next 5 years it may be significant either way. I personally would not consider a 13% return on my investment for 5 years considering that inflation for the same period would not be less than 20%.

And may I ask, that price appreciation value last mid-year, who determined that, the seller or the market?

Yes but in terms of rental what will possible tenant choose? This location or Makati CBD? A ride away from work or few steps away? Anyways I'm not here to say which is better but my personal view is 130k/sqm at this location is very high.

Php 600,000 is not that big if the overall investment is like 4M above. Thats my opinion. I understand where SM marketing is coming from, its not the price per SQM but the unit size = total price to still tap SM market.

SMDC certainly not the good guys

To all prospective buyers of any SMDC projects: Save yourselves from the hassle of dealing with their very high fees, very lame after-sales customer service and very inconsiderate billing department. I, for one, am a client/victim of SMDC projects and I am now regretting buying one from them. Also, don't believe their scheduled turnovers because, as far as I know, all of their projects so far are delayed compared to their original target delivery date.
You are better off with other developers who have a sense of responsibility to their clients. SMDC just does not have that. They are very good with their sales talk but beyond that, they just miserably fail...

True. I got a unit at jazz residences and all I can say is they suck big time. I would never consider anything again from them unless the location is really good, which given their current track record would be never.

I also have a unit with cityland in Ortigas and they are infinitely better than these so called "good guys". The only thing SMDC does better is the lobby and amenities design in comparison with cityland.
